Product Overview
SikaTop 111 Seal is a two-component waterproofing slurry composed of a polymer dispersion (liquid component) and a specially formulated cementitious powder (powder component), which when mixed together produce a flexible, brush-applied waterproof coating that bonds intimately to concrete, masonry, and brick substrates. The polymer-modification of SikaTop 111 Seal gives it a critical performance advantage over rigid single-component cementitious waterproofing coatings: the cured coating remains flexible and is capable of bridging hairline cracks in the substrate (up to 0.2 to 0.4 mm width depending on thickness of application) without cracking through. This flexibility is particularly valuable in Indian construction where seasonal temperature swings cause thermal movement and microcracking in concrete and masonry structures, and where building settlement after the monsoon season can cause minor cracking in basement and water tank walls. SikaTop 111 Seal applied in two to three brush coats to the substrate — at a total wet film thickness achieving a minimum dry film thickness of approximately 2 mm — forms a continuous, waterproof, vapour-permeable-enough membrane that resists both positive and negative water pressure from the water-retaining or ground-water-resisting side. Vapour permeability of the cementitious coating system (in contrast to fully impermeable coatings like epoxy) means that water vapour can breathe through the wall from inside outward, preventing the osmotic pressure and blistering that can cause epoxy coatings to debond from damp concrete over time. Should SikaTop 111 Seal be applied to the inside (positive) or outside (negative) face of a basement wall and what are the limitations of each approach?
SikaTop 111 Seal can be applied on both positive pressure (positive face — the face away from the water, i.e., the interior face of a basement wall where groundwater pressure pushes water toward the coating) and negative pressure (negative face — the face in contact with the water, i.e., the exterior face of a basement wall, or the interior face when groundwater is on the opposite side) applications. In practice, the choice depends on accessibility and the specific construction situation. Positive face application (interior of basement wall — the most common application in Indian basement remediation): SikaTop 111 Seal is applied to the interior face of the basement wall, the waterproofing membrane resists the hydrostatic pressure of the groundwater pushing through the wall from outside. This is the situation where access to the exterior of the wall for membrane application is not possible — e.g., in a completed building where the basement is already constructed and occupied. SikaTop 111 Seal applied on the positive face must resist the full hydrostatic pressure of the groundwater head — the product has been tested to resist hydrostatic pressure of up to 3 to 5 bar (30 to 50 m water head) depending on thickness and application quality. Limitation: positive-face application requires a completely clean, sound, and mechanically keyed substrate — any loose plaster, paint, oil, or contamination will cause the coating to debond under hydrostatic pressure. Negative face application (exterior of basement wall, applied before backfilling): SikaTop 111 Seal on the negative face is simpler because the hydrostatic pressure of the ground water pushes the membrane onto the substrate rather than pulling it away. However access to the external face of a basement wall is only possible during construction before backfilling. SikaTop 111 Seal on the external face is often combined with drainage layer materials to relieve hydrostatic pressure.
