What concrete repair and rehabilitation actually means — and why getting the system right matters

Concrete repair and rehabilitation is the engineered process of restoring distressed reinforced concrete to its intended strength, durability and service life — and, where loads have increased or sections have lost capacity, structurally strengthening it. In practice that spans micro concrete for column and beam jacketing, polymer-modified repair mortars for patch repair, rebar corrosion treatment, crack injection, honeycomb and spalling repair, non-shrink precision grouting, and CFRP wrapping for added capacity.

The reason selection matters is that most concrete failures are durability failures, not strength failures — chloride and carbonation-driven rebar corrosion expands the steel, cracks the cover and spalls it off the soffit. Patch over rusting rebar without passivation and the repair fails within seasons; the corrosion simply migrates to the patch edge (the incipient anode / ring-anode effect). A correct repair always treats the cause — clean the steel, passivate or inhibit, then reinstate with a shrinkage-compensated, low-permeability mortar or micro concrete matched to the substrate.

Free-flowing, single-component cementitious micro concrete that's pumped or poured into formwork to rebuild section — ideal for column and beam jacketing where reinforcement is congested and hand-packing won't reach. Product families include Renderoc RG and SikaRep Microcrete-4.

Best for: load-bearing column/beam jacketing, distressed RCC sections, retrofit thickening.

Polymer-Modified Repair Mortars (hand-applied & free-flow)

Shrinkage-compensated, polymer-modified mortars for patch repair of soffits, beams and columns — hand-applied (HS Xtra type) for vertical/overhead work or free-flow for formed repairs. Builds in thick lifts without sagging.

Rebar Corrosion Treatment (inhibitors, primers, passivation)

Active and passive protection for exposed steel — zinc-rich anti-corrosive primers (Nitozinc type), epoxy/cementitious bonding primers, and migrating corrosion inhibitors such as FerroGard 901/950 and Reebaklens. Stops the corrosion cell restarting at the patch edge.

1. What's the substrate & how much section is lost?

Identify the element (column, beam, slab soffit) and the depth/extent of distress. Surface blowholes need a fairing mortar; deep cover loss needs a high-build repair mortar; full section rebuild around congested rebar needs a flowable micro concrete poured into formwork.

2. What's the exposure & load condition?

Is the steel corroding from chlorides (coastal, marine, de-icing) or carbonation? Is the element load-bearing, and has loading increased? Aggressive exposure mandates a corrosion inhibitor plus low-permeability matrix; increased load points toward CFRP or jacketing, not just patch repair.

3. Is there movement, water or chemical attack?

Live cracks and water-bearing cracks need flexible PU injection, not rigid epoxy. Dormant structural cracks take epoxy. Effluent, sewage or industrial chemical exposure shifts the spec toward epoxy mortars and chemically resistant protective coatings.

4. What's the budget, buildability & access?

Overhead and vertical work favours thixotropic hand-applied mortars; formed repairs favour free-flow micro concrete. Balance material cost per kg against coverage, number of lifts, downtime and applicator access — we cost the full installed system, not just the bag price.

How much does micro concrete cost per kg in India, and which is best for column repair?
Fluid micro concrete typically lands in a per-kg band that varies by brand, grade and bag size (e.g. Renderoc RG in 25 kg bags). For column repair, the best micro concrete is the one matched to your section depth, rebar congestion and required strength — not the cheapest bag. SikaRep Microcrete-4 and Renderoc RG are common picks. Share your column dimensions and we’ll cost the full jacketing system with coverage and brand options.
My ceiling concrete is falling off and the steel is rusting — how is this repaired?
That’s classic spalling from rebar corrosion. The fix is a sequence: break out to sound concrete, expose and clean the steel to bright metal, apply an anti-corrosive primer and corrosion inhibitor, then reinstate cover with a high-build polymer-modified repair mortar and a protective anti-carbonation coating. Fosroc vs Dr. Fixit micro concrete — which is better?
Both are credible system families; “better” depends on the application. We compare on compressive strength, flowability, coverage and price for your specific element rather than brand loyalty — as an authorised distributor we stock both plus Sika, MC-Bauchemie and more. For congested column jacketing, flow and pumpability often matter more than headline strength. Tell us the job and we’ll give a brand-neutral, costed recommendation.
What does epoxy injection grouting for RCC crack repair cost, and do you provide contractors?
Cost depends on crack length, depth, width and access, plus whether the crack is dormant (epoxy) or active/water-bearing (PU). We supply the injection resins, packers and equipment, and our applicator teams carry out RCC crack injection across Delhi NCR and pan-India. FerroGard 901 vs Reebaklens — which corrosion inhibitor should I use?
Sika FerroGard 901/950 and Fosroc Reebaklens are both migrating corrosion inhibitors that slow the corrosion cell in chloride/carbonation-affected RCC. Selection turns on exposure severity, whether you’re treating impregnation across a surface or protecting at the patch repair, and compatibility with your chosen repair mortar. Both are stocked. How much does CFRP / carbon fibre wrapping cost per sqm in India?
CFRP column and beam wrapping is priced per square metre and depends on the number of fabric layers, design loads and access, so it follows a structural audit and retrofit design. It’s used when capacity must increase — change of use, added floors or seismic upgrade — not for routine durability repair.
