Asian Paints SmartCare SmartCare Hybrid PU Sealant
A low-modulus hybrid PU sealant that moves ±25% with the joint, skips the primer on most substrates, and still takes a coat of paint.
What is it?
A one-part, moisture-curing silane-terminated polyurethane — a ‘hybrid’ between silicone and PU — that cures on ambient humidity into a flexible, paintable rubber seal.
Where is it used?
Dynamic expansion and construction joints, precast and façade panel joints, window/door frame perimeters, parapet and roof cracks, and joints in tanks, canals and EPDM membrane laps.
Why use it?
It moves with the structure at ±25%, bonds without a primer to concrete, masonry, metal and stone, and — unlike silicone — accepts a water-based topcoat so the joint disappears into the façade.
How is it applied?
Gun-applied from a 300 ml cartridge into a clean, dry joint set with a bond breaker or backer rod, tooled to a concave profile within the ~90-minute skin time, then cured at roughly 2.5 mm/day.
About Asian Paints SmartCare SmartCare Hybrid PU Sealant
SmartCare Hybrid PU Sealant is Asian Paints’ one-part silane-terminated polyurethane — the ‘hybrid’ tag refers to an STP backbone that borrows PU’s flexibility and paintability while dropping the isocyanate content of older PU sealant chemistries. On Space Arc project sites across Delhi NCR, it’s the sealant we reach for wherever a joint has to move and still look finished: an expansion joint in an RCC frame, the perimeter of an ACP-clad façade, a window frame corner about to be repainted. Curing moisture-driven rather than by catalyst, it gives generous working time and stays rubbery rather than going brittle.
What separates it from a straight silicone is paint adhesion — silicone resists paint by design, leaving a visible sealant line at every joint, while this hybrid PU takes a water-based topcoat once cured, so a sealed joint on a painted façade can match the surrounding surface instead of standing out. With ISO 11600 F25LM classification and elongation above 350%, it’s rated for genuinely dynamic joints, not just gap-filling, which is why we specify it over acrylic sealants on any joint actually expected to open and close with temperature.
The technical insight
The number that matters more than the headline ±25% movement figure is the E-modulus: at only ~0.35 MPa at 100% extension (ISO 8339), this is a genuinely low-modulus formulation, meaning it exerts minimal restraining stress on joint edges as it stretches — the difference between a sealant that survives thermal cycling on a fresh concrete arris and one that tears itself loose. Elongation above 350% (ISO 8339) gives real margin beyond the rated design movement, and Shore A hardness of ~25° keeps the cured bead soft enough to tool cleanly. Being isocyanate-free also means none of the respiratory precautions that apply to two-part PU sealants on site.
Where it is used
- Expansion and construction joints in RCC-framed buildings
- Joints between precast concrete elements and panels
- Façade, ACP cladding and natural-stone joint sealing
- Window and door frame perimeter sealing
- Dynamic cracks in parapet walls, roofs and vertical walls
- Joint and gap filling in floor slabs and industrial floors
- Water tanks, reservoirs, dams and canal lining joints
- Gluing and terminating EPDM waterproofing membranes
Key advantages
- ±25% movement with >350% elongation — rated for dynamic joints, not just gap-fill
- Low ~0.35 MPa modulus puts minimal stress on joint edges
- Primerless adhesion to concrete, masonry, metal and most substrates
- Paintable with water-based topcoats once cured
- Isocyanate- and silicone-free, lower VOC than conventional PU
- ISO 11600 F25LM, DIN 18540 F and DIN 4102-1 fire listings
- 12-month shelf life and a workable ~90-minute skin time
- Supplied and applied by Space Arc as one line item across NCR
Limitations & considerations
- Ex-stock only in Grey; other seven shades are special-order with longer lead times
- Not for glazing, aquaria, or PE, PP, Teflon or bituminous surfaces
- Cures at only ~2.5 mm/day — factor this into deep-joint programmes
- Paint compatibility test is genuinely necessary before top-coating an elastomeric joint
- Standard 300 ml cartridge pack raises per-metre cost on large expansion-joint runs
- Depends on correct joint design (bond breaker, width:depth ratio) — no substitute for proper detailing
Selection & best practice
Clean the joint to sound substrate — no dust, oil, grease or loose material — and confirm it’s dry. Mask both edges for a clean line, and set a bond breaker or closed-cell backer rod at the base so the sealant bonds only on two sides, which is what lets it accommodate the rated ±25% movement. Cut the nozzle to joint width at 45°, gun in without trapping air, then tool to a slight concave profile with soap water before the ~90-minute skin forms. On porous stone or old painted substrates, run a small adhesion trial first.

Industry use cases
Residential high-rise
RCC frame-to-brick-infill expansion joints and precast panel joints where seasonal movement would crack a rigid filler.
Commercial & office façades
ACP cladding and curtain-wall perimeter joints, top-coated to match the panel colour instead of a visible sealant line.
Industrial & warehouse
Floor slab construction joints and parapet/roof upstand cracks on factory sheds, chosen for durability under thermal cycling.
Water & civil infrastructure
Joint sealing in overhead tanks, sumps and canal lining sections, plus terminating EPDM membrane laps.
Renovation & retrofit
Re-sealing window and door frame perimeters during repainting cycles using its primerless adhesion.

How we position Asian Paints SmartCare SmartCare Hybrid PU Sealant
Within Space Arc’s SmartCare range, this is the sealant for dynamic, paintable joints — used alongside SmartCare’s silicone sealants for glazing/wet-area joints where paintability isn’t needed, and detailed around SmartCare’s waterproofing coating systems. Where a project is already standardised on Fosroc, or wants a comparable one-part low-modulus PU, Fosroc’s Nitoseal PU40E — with similar ±25% movement and primerless adhesion — is a credible alternative worth pricing against.
Fosroc Nitoseal PU40E — A specifier already standardised on Fosroc’s waterproofing system, or one wanting a comparable one-part low-modulus PU sealant on the same joint schedule, might choose Nitoseal PU40E over the SmartCare option.
