What is it?

A single-component, water-based, elastomeric clear coating that dries to a transparent waterproof film over mosaic or chip-tiled terraces.

Where is it used?

Mosaic/chequered (kadappa-style) tiled terraces, exposed tiled roofs, tiled overhead water-tank decks, balconies and sit-outs with tile or natural-stone flooring.

Why use it?

Seals the countless grout joints and hairline cracks in old tiled terraces that let monsoon water seep into the slab, without repainting or re-tiling over the original tile pattern.

How is it applied?

Brush-and-roller in 3 coats over a cleaned, sound substrate, each coat laid perpendicular to the last, at a forced coverage of 35 sq.ft./L, followed by a 3-day cure before water contact.

About Asian Paints SmartCare SmartCare Tile Coat

A very large share of Delhi NCR’s older bungalows, DDA flats and cooperative-society terraces were finished decades ago in mosaic or chequered tile — a flooring style that has mostly gone out of fashion for new construction but is still structurally sound and, frankly, handsome once cleaned up. The problem is never the tile itself; it’s the hundreds of grout joints and the network of hairline cracks that open up over 15-20 years of thermal cycling and monsoon punishment. Once those joints fail, water tracks straight into the RCC slab, and the usual fix — hacking off the tile and applying a fresh waterproofing membrane — is disruptive, expensive, and erases a flooring finish many owners actually want to keep. SmartCare Tile Coat was built for exactly this gap: it’s a clear, elastomeric, water-based film that goes on with a brush and roller directly over the existing tile, so the terrace still looks like a mosaic terrace, while the coating itself now does the waterproofing job the aged grout can no longer manage.

We apply this on a fair number of terrace-refurbishment jobs across our Delhi NCR service area, and the two things that decide whether it performs are things a homeowner never sees on the tin: forced coverage and surface prep. Asian Paints specifies 35 sq.ft./litre across three coats — that’s not a suggestion, it’s the film thickness the crack-bridging and hydrostatic-resistance numbers are tested at, and thinning it out to stretch a pail is the single most common reason a “waterproof” tile coat job leaks the next monsoon. Equally, any cracked, hollow, or loosely-adhered tile has to be dealt with before the coat goes on — SmartCare Tile Coat bridges movement in sound joints, it doesn’t fix a delaminating tile bed. Done to spec, it’s one of the more sensible ways to buy a terrace another decade of service life without touching the existing floor.

The technical insight

Chemically, SmartCare Tile Coat is a water-based elastomeric film former at roughly 40% solids and a specific gravity of 1.02 — thin enough to brush into grout lines and tile texture, but built up to a continuous waterproof membrane once three coats cure. Two lab numbers explain most of its real-world behaviour. The crack-bridging figure of 0.4mm (tested to AS/NZS 4548, the Australian/NZ standard for above-ground waterproofing membranes) tells you it will accommodate the fine, ongoing movement typical of a tiled substrate’s grout lines and hairline cracks — but it is not rated for structural cracks or joints that move more than that, which is exactly why the datasheet insists on repairing anything above 3mm with SmartCare Crack Seal or a polymer-modified screed before coating. The adhesion figure, >1.5 MPa per ASTM D4541 (pull-off adhesion), is what lets a topical film survive on a vertical-feeling substrate like glazed or vitrified tile without peeling — though the datasheet is candid that ceramic/vitrified tile needs to be mechanically abraded with cerium oxide powder first, because a fired glaze is simply too slick for any coating to key into on its own. The 2-bar hydrostatic pressure rating is a ponding-water spec, not a submersion spec: it covers standing rainwater sitting on a flat terrace, which is the actual load a horizontal tiled roof experiences.

Where it is used

  • Waterproofing mosaic/chequered-tile terraces on independent houses, builder floors and villas across Delhi NCR
  • Society and apartment-complex common terrace refurbishment where re-tiling the entire deck isn’t in the maintenance budget
  • Protective clear coating for exposed overhead water-tank (OHT) tiled decks
  • Balconies, sit-outs and utility terraces finished in mosaic or chip tile
  • Restoring older Mumbai/Delhi-style mosaic terraces without disturbing a flooring pattern owners want to retain
  • Sealing natural stone (marble, granite, kadappa) terrace surfaces against water and biological growth
  • Pre-monsoon touch-up recoating of terraces that already carry a SmartCare Tile Coat film
  • Waterproofing tiled roof surfaces above habitable rooms in older low-rise construction

Key advantages

  • Goes on clear, so the existing mosaic or tile pattern stays fully visible — no need to hide the floor under an opaque terrace coating
  • Elastomeric film bridges hairline movement (0.4mm) in tile joints and fine cracks instead of cracking with them
  • Adhesion of >1.5 MPa to sound tiled substrates, verified to ASTM D4541
  • Single-component and self-priming — no two-part mixing or separate primer coat to schedule on site
  • UV- and infrared-stable, so it resists yellowing and chalking under direct terrace sun over the warranty period
  • Resists algal and fungal growth, a real issue on shaded or poorly-drained Delhi NCR terraces after the monsoon
  • Backed by a 2-year manufacturer waterproofing warranty when surface prep and forced coverage are followed
  • Water-based and lead/mercury/chromium-free, easier to apply in occupied buildings than solvent-borne systems

Limitations & considerations

  • Rated for foot traffic only — not for vehicles, stored point loads, or rooftop equipment movement, which can rupture the film
  • Performance is tied to a strict forced coverage of 35 sq.ft./L in 3 coats; thinning the application to cover more area is the most common cause of premature leaks
  • Needs 3 full days without any water contact to cure before it can be trusted, which is an awkward window to find mid-monsoon
  • Does not fix the substrate — larger cracks, hollow tiles or loose bedding must be repaired separately with SmartCare Crack Seal or polymer-modified screed first
  • Ceramic and vitrified (glazed) tiles need mechanical abrasion with cerium oxide powder before coating, adding a prep step many applicators skip
  • Being a topical film rather than a full waterproofing membrane system, high-footfall terraces will need recoating sooner than a heavier-duty system

Selection & best practice

Clean the terrace thoroughly and remove every loose or drummy tile before you open the tin — this coat waterproofs sound tile, it doesn’t rescue a failing tile bed. Open, clean and fill any crack under 3mm with SmartCare Crack Seal; anything larger, plus hollow or delaminated areas, needs a polymer-modified screed repair first. On ceramic or vitrified tile specifically, abrade the glazed surface with cerium oxide powder so the coat has something to key into — skip this and you’re likely to see peeling within a season. Stir the material to a homogeneous, brushable consistency with a mechanical mixer before each use. Apply the first coat by brush followed by roller, let it dry 2-3 hours, then run the second coat perpendicular to the first and the third parallel to the first again — the direction change is what closes pinholes and gives you genuine three-coat film build. Reinforce every corner, joint, protrusion and outlet with two extra coats plus SmartCare Joints Tape, since these are where terraces actually fail first. Keep to the 35 sq.ft./L forced coverage rather than stretching the pail, never apply in rain or outside the 18-40°C application window, and give the finished film a full 3 days without water contact before allowing foot traffic. Once in service, hose it down with plain water every six months and clear off any algal or fungal growth promptly to protect the warranty.

Frequently asked questions

Will this change the look or colour of my mosaic terrace?
No — SmartCare Tile Coat dries clear, so the existing tile pattern and colour stay visible; it adds a thin protective sheen rather than hiding the floor the way a pigmented terrace coating would.
Can it be used straight over ceramic or vitrified tiles, or only mosaic?
It’s designed and warrantied for mosaic tile terraces. It can be used on ceramic/vitrified tile, but the datasheet requires abrading the glaze with cerium oxide powder first for the coat to adhere properly — skip that step and adhesion will be unreliable.
How long before I can walk on the terrace or let it get rained on?
It’s touch-dry between coats in 2-3 hours, but you need a full 3 days without any water contact after the final coat before foot traffic or rain exposure is safe — plan the application outside the monsoon if you can.
My terrace has some cracked tiles and open joints — can I coat straight over them?
Small cracks up to 3mm should be opened, cleaned and filled with SmartCare Crack Seal first; bigger cracks, hollow spots or damaged tile need a polymer-modified screed repair before coating — the film bridges fine movement, it doesn’t fix a failing tile bed.
Can I walk my AC technician’s ladder or store furniture on a coated terrace?
Not recommended — the coating is rated for foot traffic only. Point loads, stored equipment, or vehicle movement can puncture or rupture the film and void the waterproofing warranty.
How much will 4L or 20L actually cover, and does one pail do the whole job?
At the specified forced coverage of 35 sq.ft./litre across 3 coats, a 4L pack covers roughly 140 sq.ft. and a 20L pack roughly 700 sq.ft. of terrace area — always size the order to the full three-coat system, not a single coat, or you’ll run short mid-job.

How we position Asian Paints SmartCare SmartCare Tile Coat

SmartCare Tile Coat sits inside Asian Paints’ broader SmartCare terrace-waterproofing system rather than working alone: SmartCare Crack Seal handles the joint and hairline-crack repair that has to happen before coating, SmartCare Joints Tape reinforces movement-prone corners and outlets, and for terraces that need re-tiling rather than recoating, the SmartCare Tile Adhesive and Tile Grout range picks up from there. Within Asian Paints’ own waterproofing catalogue, it’s a deliberately narrow specialist — most of the SmartCare terrace range (Roof Guard, Damp Proof, WeatherGuard-type coatings) is pigmented and meant to replace a tiled or bare-concrete finish outright; Tile Coat is the one product built to go over an existing tiled surface and stay invisible. Outside the Asian Paints family, the honest comparison set is Pidilite’s Fixit range and Sika’s CoolCoat-type elastomeric roof coatings, both strong performers for bare-concrete or opaque terrace waterproofing. Fosroc is a name we bring up often on RCC waterproofing and repair jobs — Brushbond Roof Guard and Nitocote CM 210 are capable elastomeric and cementitious terrace coatings — but they’re pigmented systems designed to coat concrete or masonry directly, not clear films meant to sit on top of decorative tile, so we don’t position Fosroc as a like-for-like swap here; the choice really comes down to whether the client wants to keep the tile visible (SmartCare Tile Coat) or is fine with a fully re-finished opaque terrace surface (Fosroc/Fixit/Sika territory).
