What is it?

A one-component, cement-based crystalline capillary waterproofing system that is mixed with water and brush- or spray-applied to concrete, where its active chemicals grow insoluble crystals inside the capillary network to block water.

Where is it used?

Water-retaining and water-excluding concrete structures — water tanks, STPs and ETPs (sewage and effluent treatment plants), basements, retaining walls, concrete pipes, wet wells and manholes, in new or old, interior or exterior, above- or below-ground concrete.

Why use it?

It waterproofs against both positive and negative hydrostatic pressure, becomes an integral part of the concrete rather than a surface film, is chloride-free and non-toxic (suitable for potable-water contexts), and tolerates surface abrasion because the protection lives within the slab.

How is it applied?

Surface is saturated to a damp, surface-dry condition; the powder is gauged with clean water to a brushable slurry and applied in two coats by stiff brush or spray, followed by moist curing so the crystalline reaction can develop.

About Fosroc Brushbond Crystal

Fosroc Brushbond Crystal is a single-component crystalline capillary waterproofing slurry supplied as a pre-blended cementitious powder that is gauged on site with clean water alone — no separate liquid polymer component is required. It belongs to Fosroc’s well-established Brushbond family of brush-applied waterproofing coatings, but it works on a fundamentally different principle from the acrylic-modified membranes in that range (such as Brushbond RFX). Where a flexible membrane bridges cracks with an elastomeric film on the surface, Brushbond Crystal waterproofs the concrete from the inside. Its active chemicals migrate into the capillary pores and micro-cracks of the substrate and, in the presence of moisture and the free lime naturally present in hardened concrete, react to deposit insoluble crystalline growth deep within the matrix. These crystals progressively block the capillary tracts and seal fine hairline cracks, so the concrete itself becomes the barrier. For India’s contractors, consultants and architects this is the product to reach for on water-retaining and below-ground structures, where the threat is sustained hydrostatic head rather than thermal movement or UV exposure. Because the waterproofing is integral, it resists both positive pressure (water pushing from the wet face) and negative pressure (water pushing back through the structure from behind) — a property surface membranes cannot reliably claim, since negative pressure tends to debond a film. The system is chloride-free and non-toxic, which makes it appropriate for potable water tanks, and it is unaffected by surface damage or light abrasion because there is no membrane to puncture; if the top surface is scratched, the crystalline structure within the slab remains intact. Brushbond Crystal suits new and old concrete equally, indoors or outdoors, and is commonly specified for sewage and effluent treatment plants, water treatment works, water tanks and reservoirs, concrete pipes, wet wells and manholes. Space Arc Engineering, as an authorised Fosroc distributor and applicator across Delhi NCR and pan-India, supplies the material, advises on substrate preparation and specification, and can undertake applied works on site.

The technical insight

The defining behaviour of Brushbond Crystal is reactive, not film-forming. After the slurry is applied to a saturated-surface-dry substrate, the soluble active chemicals are carried by pore water into the concrete, where they react with calcium hydroxide (free lime) and moisture to precipitate insoluble crystalline deposits within the capillary pores and hairline cracks. This is why correct substrate moisture is non-negotiable: the concrete must be damp so the chemicals can diffuse, and it must be kept moist during curing so crystal growth can continue. A bone-dry substrate or premature drying starves the reaction and is the most common cause of underperformance in the field. The crystalline network is also latent and reactivatable — residual unreacted chemistry can respond to later water ingress and re-seal newly formed fine cracks, giving the system a degree of self-healing against shrinkage micro-cracking. Two practical consequences follow for the Indian site. First, because it relies on free lime and capillary porosity, the product targets sound, dense structural concrete; it is not a substitute for crack injection on live, moving or structural cracks beyond hairline width, nor for joint sealing. Second, the integral mechanism is what delivers true negative-side performance — the crystals sit inside the concrete and are pushed tighter, not lifted, when water attacks from behind, which is exactly the condition in a basement retaining wall or a tank wall waterproofed on the dry face.

Where it is used

  • Internal and external waterproofing of RCC water tanks and overhead/underground reservoirs, including potable-water tanks
  • Sewage treatment plants (STP) and effluent treatment plants (ETP) — tanks, channels and clarifier walls exposed to aggressive water
  • Basement raft, retaining walls and lift pits, including negative-side application where excavation access is unavailable
  • Concrete pipes, wet wells, manholes and inspection chambers
  • Water treatment works, filtration tanks and clear-water sumps
  • Tunnels, shafts and other below-ground concrete subject to ground-water head
  • Remedial waterproofing of existing leaking concrete structures from the accessible (often internal/negative) face

Key advantages

  • Waterproofs against both positive and negative hydrostatic water pressure, allowing internal (negative-side) application where the external wet face cannot be reached
  • Becomes integral to the concrete — protection is not a surface film, so it cannot be punctured, peeled or worn away by light abrasion
  • Self-sealing behaviour: residual chemistry can reactivate with later water ingress to re-seal fine hairline cracks
  • Chloride-free and non-toxic, making it suitable for potable-water-retaining structures
  • Single-component — mixed with clean water only, simplifying site logistics and reducing batching error versus two-pack systems
  • Suitable for new and old concrete, interior or exterior, above or below ground
  • Applied by simple stiff brush or spray; no specialist heat or primer membrane equipment needed on standard substrates
  • Allows the concrete to retain its breathability rather than trapping vapour behind an impervious film

Limitations & considerations

  • Works only on cementitious substrates with free lime — not suitable for waterproofing over brick, plaster, metal or non-concrete surfaces
  • Not a crack-bridging membrane: it seals fine hairline/shrinkage cracks but will not accommodate live, structural or moving cracks or expansion joints, which need dedicated injection or joint sealants
  • Requires a damp, saturated-surface-dry substrate and continued moist curing; application to dry concrete or premature drying compromises crystal development
  • Rigid system with negligible elongation — where significant thermal or structural movement is expected, a flexible coating such as Brushbond RFX is more appropriate
  • Cementitious cure means it is not trafficable or fully effective immediately; the crystalline reaction needs time and moisture to develop
  • Surface preparation is critical — laitance, curing compounds, oil and loose material must be removed to expose an open capillary structure
  • Always confirm current coverage, pack size, pot life and curing data against the latest Fosroc India technical data sheet for the project, as published figures are periodically revised

Selection & best practice

Prepare the concrete first: remove laitance, curing compounds, oil and loose material by mechanical means or acid etching/water-jetting to expose an open, sound capillary structure, then thoroughly saturate the surface and bring it back to a damp, saturated-surface-dry (no standing water) condition before application. Gauge the powder with clean water to a lump-free, brushable slurry, using only as much as can be applied within the pot life, and apply two coats by stiff brush or spray — laying the second coat once the first has reached a touch-dry/tacky state and brushing it at right angles to the first for full coverage. On hot or strongly suction-prone substrates, pre-wet generously to prevent flash drying. The single most important step is curing: keep the applied coating moist (fine water spray, wet hessian or moist conditions) for the period stated on the data sheet so the crystalline reaction can fully develop — this is what converts a brushed-on slurry into integral waterproofing. Confirm exact mixing ratio, coverage, pot life and curing duration against the current Fosroc India TDS for the specific structure and exposure.

Industry use cases

Municipal water & sewage infrastructure

Internal waterproofing of STP/ETP tanks, clarifiers and channels where chloride-free, integral protection must resist aggressive water and negative pressure without a vulnerable surface membrane.

Residential & commercial basements

Negative-side waterproofing of retaining walls, raft and lift pits in built-up Delhi NCR sites where the external face is already backfilled and inaccessible.

Water storage & treatment

Potable-water tanks, overhead and underground reservoirs and clear-water sumps benefit from the non-toxic, integral crystalline seal that does not contaminate stored water.

Precast & utility concrete

Concrete pipes, manholes, wet wells and inspection chambers waterproofed against ground-water ingress, where abrasion would damage a coated membrane but not an integral crystalline system.

Remedial / repair waterproofing

Stopping active leakage in existing leaking concrete structures from the accessible internal face, exploiting the system’s true negative-side and self-sealing performance.

Frequently asked questions

Is Fosroc Brushbond Crystal a membrane or a crystalline waterproofing system?
It is a crystalline capillary system, not a surface membrane. Instead of forming an elastomeric film on top of the concrete, its active chemicals penetrate the concrete and react with moisture and free lime to grow insoluble crystals inside the capillary pores and hairline cracks, making the concrete itself the waterproof barrier.
Can Brushbond Crystal be applied on the negative (internal) side of a wall?
Yes. Because the waterproofing is integral to the concrete rather than a surface film, it resists both positive and negative hydrostatic pressure. This makes it well suited to basement retaining walls and tanks where you can only access the dry, internal face — a situation where conventional surface membranes tend to debond.
How is it different from Fosroc Brushbond RFX?
Brushbond RFX is a two-component, acrylic polymer-modified cementitious coating that forms a flexible, crack-bridging membrane and tolerates movement and UV. Brushbond Crystal is a one-component rigid crystalline system that seals the concrete internally and excels under sustained hydrostatic pressure on water-retaining and below-ground structures. Choose RFX where movement and flexibility matter; choose Crystal where integral, pressure-resistant, abrasion-tolerant waterproofing is the priority.
Will it seal cracks in the concrete?
It seals fine, non-moving hairline and shrinkage cracks through ongoing crystalline growth, and has a degree of self-healing against later micro-cracking. It is not a substitute for crack injection on live, structural or moving cracks, nor for sealing expansion or construction joints, which require dedicated products.
Is it safe for potable (drinking) water tanks?
Brushbond Crystal is chloride-free and non-toxic and is commonly specified for water-retaining structures including potable-water tanks. For any potable-water project, confirm the current Fosroc India data sheet and any required potable-water clearance for your specification.
What surface preparation and curing does it need?
The concrete must be sound and clean — laitance, curing compounds, oil and loose material removed — and thoroughly wetted to a damp, saturated-surface-dry condition before applying two coats. Critically, the coating must then be kept moist during curing per the TDS, because the crystalline reaction depends on moisture to develop fully.

How we position Fosroc Brushbond Crystal

Within the Fosroc range, Brushbond Crystal occupies the integral, pressure-resistant end of the waterproofing portfolio and is best understood alongside its siblings. Brushbond RFX (a two-component acrylic-modified, flexible crack-bridging coating) is the right choice on terraces, roofs and surfaces subject to thermal movement and UV, whereas Brushbond Crystal is the specialist for water-retaining and below-ground concrete under sustained hydrostatic head and for negative-side application. It is closely related to Fosroc Brushbond TGP, another surface-applied crystalline system, and complements Conplast Crystalline, Fosroc’s integral crystalline admixture dosed directly into the concrete mix — the two are often specified together (admixture in the pour, slurry on the surface) for belt-and-braces protection of critical tanks and basements. For joints and active cracks, it should be paired with appropriate Fosroc joint sealants or injection systems rather than relied on alone. Against the wider Indian market, credible crystalline and waterproofing alternatives a consultant may evaluate include Sika (Sika-1 / SikaTop and the Sika crystalline range), STP Pidilite’s Dr. Fixit crystalline and integral waterproofing systems, and MYK (formerly MBS/MYK Laticrete) cementitious and crystalline products. These compete on similar principles; the deciding factors are usually documented performance under positive and negative pressure, potable-water suitability, applicator track record and local technical support. Space Arc Engineering supplies and applies Brushbond Crystal as an authorised Fosroc distributor and applicator across Delhi NCR and pan-India, and can help specifiers select between Crystal, RFX, TGP and Conplast Crystalline for a given exposure.
