When the environment itself is the load.
Cold stores washed with caustic at 80°C. TBM drives through mixed ground. Compressor baseplates under vibration. This is a deliberately narrow, severe-duty range for places that destroy an ordinary specification — supplied and applied by Space Arc Engineering across Delhi NCR and pan-India.
Four environments that destroy an ordinary specification
Each of these is a condition where the usual answer fails for a reason you can name. Pick the one that matches your site.
What Ucrete is for
- Ucrete UD200 is a seamless solvent-free polyurethane declared for service from −25°C to +130°C, with 52–57 MPa compressive strength and R11 slip resistance
- It is a single-layer system, which matters because a laminated build-up gives thermal shock an interface to attack
- Hygiene credentials a QA manager can actually check — HACCP-facility approval and Eurofins Indoor Air Comfort
Why the cheap comparison is wrong
- Comparing Ucrete per square metre against an epoxy compares two different service lives
- The real cost of a failed production floor is the shutdown to replace it, not the material
- If your floor never sees thermal shock or aggressive chemistry, you probably do not need it — and we will say so
Tell us the temperature range, the cleaning regime, the chemicals and the shutdown window you can afford. Those four decide the grade.
What the range covers
- Injection and grouting resins for water control and ground consolidation
- Soil-conditioning foams and polymers for the TBM cutting face
- Alkali-free set accelerators for sprayed concrete, and tail sealants for the shield
Why it is a specialist buy
- Ground conditions change along a drive, so the specification is a set of options, not one product
- Underground work is unforgiving of the wrong grade and impossible to redo cheaply
- This is contractor-and-consultant territory; nothing here is a catalogue purchase
Send the ground investigation and the drive parameters. Nobody should be selling tunnel chemistry from a price list.
What decides cementitious versus epoxy
- Static machine bases and general baseplates — cementitious precision grout
- Dynamic load, thin gaps, oil and chemical exposure — epoxy grout
- Effective bearing area, which is destroyed by voids from a two-sided pour
The consultant’s question
- Lenders and consultants on machine foundations usually want declared performance rather than a brand name — ask us for the datasheet before the BOQ is frozen, not after
The system, not the mortar
- Reinstate with a mortar matched to the parent concrete, not the strongest one available
- Bond coat and rebar protection before the mortar goes on
- Protect the whole element afterwards, or the next spall is simply somewhere else
Where the durability is actually decided
- On severe-duty work the decision is made at the batching plant, not on the scaffold — shrinkage reducers, permeability-reducing and curing admixtures do more for design life than any repair done later
Who actually owns this brand in 2026
This is the most confused brand name in Indian construction chemicals, and getting it wrong costs procurement time. Here is the chain, in order, with what it means for you at the end.
Master Builders Solutions was BASF’s construction-chemicals business. This is the version most Indian specifications and most trade websites are still describing.
The sale of BASF Construction Chemicals to the investment firm Lone Star closed on 30 September 2020, and the business was renamed MBCC Group. It has not been a BASF brand since.
The largest acquisition in Sika’s history closed on 2 May 2023 — but competition regulators required Sika to divest part of it.
Sika was required to sell the admixtures business and the Master Builders Solutions BRAND itself to Cinven. Sika states plainly that it does not own the Master Builders Solutions brand and must rename its Master Builders products to Sika names after a transition period.
The Cinven-owned Master Builders Solutions returned to the Indian market under a second name, MBT-Construction Chemicals, opening a plant at Taloja, Navi Mumbai in September 2025.
The Ucrete, MasterTop, MasterEmaco and MasterFlow ranges sit on the Sika side and are being renamed. The Cinven-owned Master Builders Solutions does not sell those ranges anywhere — its portfolio is admixtures and cement additives. If someone quotes you “Master Builders” material, ask which of the two they mean.
What a buyer needs to know
If you only read one section before writing a specification, read this one.
If a specification, a tender or a supplier still calls this a BASF brand, it is describing the world before September 2020. That matters when you are checking whether a quoted product is what you actually specified.
Sika acquired MBCC Group in May 2023 but was required to divest the admixtures business and the Master Builders Solutions brand to Cinven. Sika states it does not own the brand.
Ucrete, MasterTop, MasterEmaco and MasterFlow stayed on the Sika side of the split and are subject to renaming. The Cinven-owned Master Builders Solutions does not sell them.
The Cinven-owned business re-entered India on 23 January 2025 trading as MBT-Construction Chemicals, with a manufacturing plant at Taloja, Navi Mumbai from September 2025.
A deliberately narrow, severe-duty range rather than a general catalogue — underground chemistry, heavy-duty polyurethane flooring, precision grouts and structural repair.
This is not a residential or general commercial range and we will not sell it as one. Its value is in environments that destroy an ordinary specification.
Underground, and the reason this range exists

MasterRoc is the deepest single range we carry from this brand
27 lines covering injection and grouting resins for water control and ground consolidation, soil-conditioning foams and polymers for the cutting face, alkali-free set accelerators for sprayed concrete, and tail sealants for the shield. Ground conditions change along a drive, so the specification is a set of options rather than one product.
All 83 Master Builders Solutions lines we stock
A narrow range by design. Search jumps across every category at once.

On severe duty, the execution is half the specification
A heavy-duty polyurethane floor or an underground injection is not a delivery, it is an installation — and a manufacturer warranty assumes the method statement was followed. We hold the range, we will tell you plainly which entity a consignment comes through given how this brand has been split, and where you want the work executed the same team is accountable for both halves.
Why source this range through us
We will tell you which company you are buying from
Given how this brand has been split between Sika and Cinven, that is not a trivial question — and most suppliers will not answer it clearly.
Old tender names translated
Send the product name from a 2018 specification and we will tell you what it is called now, or whether it still exists at all.
We will talk you out of Ucrete
If your floor never sees thermal shock or aggressive washdown, we will quote you an epoxy from another brand instead. Selling severe-duty material for ordinary duty is not a service.

Master Builders Solutions — frequently asked
Is Master Builders Solutions still a BASF brand?
No, and it has not been for years. BASF sold its construction-chemicals business to Lone Star and the deal closed on 30 September 2020, after which it traded as MBCC Group. Sika then acquired MBCC in May 2023. Any document that calls this a BASF brand is describing the position before September 2020.
So is it Sika now?
Partly, and this is the bit that catches people out. Competition regulators required Sika to divest the admixtures business and the Master Builders Solutions brand itself to Cinven — Sika states it does not own the brand and must rename its Master Builders products to Sika names after a transition period. The ranges you probably care about here — Ucrete, MasterTop, MasterEmaco, MasterFlow — stayed on the Sika side. The Cinven-owned Master Builders Solutions does not sell those ranges anywhere.
I have found two Indian suppliers both associated with Master Builders. Which am I buying from?
Ask, and insist on a clear answer. Since January 2025 the Cinven-owned Master Builders Solutions has traded in India as MBT-Construction Chemicals, with a plant at Taloja, while the legacy Ucrete/MasterTop/MasterEmaco/MasterFlow ranges sit with Sika’s Indian business. Two different companies, similar names. We will tell you plainly which entity a given consignment comes through rather than leaving you to work it out from a label.
My 2018 tender specifies a Master Builders product by name. What do I write today?
Send us the exact product name from the tender. Sika publishes a product-by-product rename map, and the outcome is one of three things: the identical product under a Sika name, a substitute, or a line that no longer exists. Write the performance requirement into the specification alongside the name, so procurement is not stuck when the label changes mid-project.
Why would I pay for Ucrete when an epoxy floor costs a fraction as much?
You should not, unless the environment justifies it. Ucrete UD200 is declared for service from −25°C to +130°C at 52–57 MPa compressive strength, and it exists for floors that are thermally shocked and chemically washed on a daily cycle — cold stores, dairies, breweries, food and pharma production. If your floor never sees that, an epoxy is the honest answer and we will quote you one from another brand.
Do the MasterFlow grouts meet what our lenders and consultants want on machine foundations?
Lenders and consultants normally want declared performance rather than a brand name. Tell us the machine, the load type (static or dynamic), the gap and the exposure, and we will supply the datasheet with the declared figures before the BOQ is frozen. Cementitious and epoxy grouts are not interchangeable under dynamic load, and that is where these arguments usually start.
Can Ucrete go down on new concrete, and how fast can I restart the plant?
New concrete has to have cured and been prepared and moisture-tested like any resin floor substrate. On return-to-service, the datasheet states fast foot and vehicle access at 23°C and there is a faster-curing option in the range — but we will give you the figure from the current datasheet for the exact grade rather than a general claim, because that is the number your shutdown plan depends on.
Who lays it, and does that affect the warranty?
It affects it a great deal. Heavy-duty polyurethane flooring and underground chemistry are execution-sensitive, and a manufacturer warranty assumes the system was installed to the method statement. We are an authorised distributor and applicator, so we can carry both halves — and where you use your own contractor we can supply the method statement and inspect. We are not the manufacturer and we do not issue the manufacturer’s warranty.
The other brands we are authorised for
A specification sometimes names something else — or a comparison is what you actually need. We are authorised for all of these.
Tell us the environment, not the product name.
Temperature range, chemistry, load type and the shutdown you can afford. Those decide the grade — and we will tell you if a cheaper brand would do the job.
