What is it?

A fabricated roof expansion joint cover system that pairs a metal cover plate with a neoprene weather-washer and polyurethane seal assembly to bridge structural gaps of 50-500 mm.

Where is it used?

Flat and pitched roof decks of malls, airports, industrial sheds, hospitals, schools, hotels, stadiums and hill-station buildings where two structures meet across a movement joint.

Why use it?

It keeps water out at the most vulnerable line on the roof while freely absorbing thermal expansion, contraction and building sway, so the joint does not tear, pond or leak.

How is it applied?

The elastomeric base seal is set along the gap and a centred metal cover plate is mechanically anchored on both sides using gasketed fasteners that seal every fixing point.

About D-Seal SkyBridge

D-Seal SkyBridge is D-Seal’s dedicated roof expansion joint cover system, engineered for the one line on a building where movement and water meet head-on. Every large or long roof is designed to move: concrete and steel grow and shrink with the day-night temperature swing, structures settle at different rates, and adjacent blocks sway independently. Wherever the designer has deliberately split the roof to allow that movement, the gap has to be bridged by something that flexes with the building yet never lets rain in. SkyBridge does exactly that, handling joint openings anywhere from 50 mm up to 500 mm without transferring stress into the surrounding waterproofing membrane.

The system is built in layers rather than relying on a single line of defence. A metal cover plate carries foot traffic, debris and weather, while underneath it a combination of neoprene weather washers and polyurethane seals forms the actual watertight barrier. Cover plates are offered in anodised aluminium, sprayed aluminium, stainless steel or brass, so the specifier can match the roof environment and finish. For projects in Himachal, Uttarakhand, Kashmir and other high-altitude belts, snow-load rated covers are available to take the additional weight and slide loads that ordinary roof hardware is not designed for. It is supplied and installed by Space Arc Engineering as an authorised D-Seal partner across Delhi NCR and pan-India.

The technical insight

The engineering logic behind SkyBridge is separation of duties: no single component is asked to be both structural and watertight. The metal cover plate is the wear and load surface, so it absorbs foot traffic, thermal exposure and debris. The waterproofing job is handed instead to the elastomeric layer beneath it, where neoprene weather washers and polyurethane seals span the gap and stretch or compress as the two roof edges move apart and back together. Neoprene is chosen for the exposed washer duty because it resists ozone, UV and a wide temperature band without hardening quickly, while polyurethane gives the primary seal its elasticity and adhesion. The detail that separates a joint that leaks from one that lasts is the fixing line: SkyBridge uses gasketed fasteners, so each screw penetration through the plate is itself sealed with a compressible washer rather than left as an open pinhole. Because the plate is anchored on one side and allowed to float relative to the seal, the movement is taken up in the flexible layer instead of shearing the fasteners or cracking the roof membrane at the edge.

Where it is used

  • Structural movement joints on flat concrete roof decks of malls, offices and mixed-use developments
  • Pitched and sloped roofs where two building blocks meet along an expansion gap
  • Long-span industrial sheds and warehouses subject to large thermal movement
  • Airport terminals, stadiums and other wide-footprint roofs with multiple movement joints
  • Hospitals, schools, hotels and institutional buildings needing leak-free roof joints over occupied space
  • High-altitude and hill-station roofs requiring snow-load rated cover plates
  • Roof-to-roof and roof-to-parapet transitions where a durable metal-capped joint is preferred
  • Retrofit sealing of existing roof expansion gaps that have begun to leak or pond

Key advantages

  • Bridges a wide 50-500 mm range of joint widths from one system family, simplifying specification across a project
  • Layered neoprene-and-PU seal design gives multi-stage weatherproofing rather than a single failure point
  • Gasketed fasteners seal every fixing penetration, closing the pinholes that cause most roof joint leaks
  • Cover plate choice of anodised aluminium, sprayed aluminium, stainless steel or brass to suit environment and finish
  • Snow-load rated covers available for Himalayan and high-altitude projects
  • Metal cover protects the elastomeric seal from UV, foot traffic and debris, extending service life
  • Accommodates thermal expansion, contraction and differential building movement without stressing the roof membrane
  • Serviceable design: seals can be inspected, cleared and replaced without rebuilding the whole joint

Limitations & considerations

  • It is a movement joint cover system, not a general roof waterproofing membrane, and does not replace field waterproofing away from the joint
  • Performance depends on the joint gap staying within the 50-500 mm design range; oversized or irregular gaps need a custom detail
  • Correct centring of the cover plate and torque on gasketed fasteners are critical; poor installation reintroduces leak paths
  • Elastomeric seals age with UV and weather exposure and require periodic inspection and eventual replacement
  • As a fabricated metal-and-elastomer hardware system it must be ordered to the measured joint width and is less forgiving of on-site dimensional change than a gun-grade sealant
  • Snow-load duty requires the correct rated cover variant to be specified upfront, not a standard plate

Selection & best practice

Confirm the true joint width and the expected total movement before ordering, and select the cover plate width and metal to suit both the gap and the roof environment (stainless or brass where corrosion or coastal exposure is a concern, snow-load rated covers for high-altitude sites). Prepare a clean, sound and level substrate along both edges of the gap so the base seal seats evenly. Position the elastomeric base seal continuously along the joint, then centre the metal cover plate over the gap and anchor it with the supplied gasketed fasteners, keeping penetrations only where designed and torquing each so its washer compresses fully. Terminate and lap the system correctly at roof-to-wall and parapet transitions, and coordinate it with the surrounding waterproofing so the membrane laps under or against the joint edge rather than butting it. After installation, inspect the joint at least twice a year, clear debris that can trap water, re-tighten any loosened fasteners and replace aged seals before they harden.

Industry use cases

Retail and malls

Bridges the long roof expansion joints over shopping floors so a leak never lands on tenants or ceilings below, with a durable metal-capped finish.

Airports and stadiums

Handles the multiple wide movement joints across large-span roofs, absorbing thermal and structural movement while staying watertight over public areas.

Industrial sheds and warehouses

Copes with the large thermal expansion of long steel roofs, keeping stored goods and processes dry along the joint line.

Healthcare and institutional

Delivers leak-free roof joints over hospitals, schools and hotels where water ingress into occupied space is unacceptable.

Hill-station and high-altitude projects

Snow-load rated covers carry the extra weight and slide loads of Himalayan sites while the seal below continues to flex with temperature swings.

Frequently asked questions

Is SkyBridge a waterproofing membrane or a joint cover?
It is a roof expansion joint cover system. It seals the movement gap between two roof structures and is used alongside your field waterproofing, not instead of it. The rest of the roof still needs its own membrane or coating.
What joint widths can it handle?
The system covers gaps from 50 mm to 500 mm. You measure the actual joint opening on site and the cover plate and seal are matched to that width, so ordering to the correct dimension is important.
How does it stay watertight while the roof moves?
The metal cover plate takes the wear and weather, while a layer of neoprene weather washers and polyurethane seals underneath stretches and compresses with the building movement. Gasketed fasteners seal every screw point so there are no open penetrations.
Which cover plate should I choose?
Anodised or sprayed aluminium suits most general roofs. Stainless steel or brass is preferred where corrosion, coastal exposure or a specific finish matters. For snowbound sites, choose the snow-load rated variant.
Does it need maintenance?
Yes, but it is light. Inspect the joint at least twice a year, clear away debris that can pond water, re-tighten any loose fasteners and replace the elastomeric seals once they age and harden. The design lets you service the seal without rebuilding the whole joint.
Can Space Arc supply and install it across India?
Yes. Space Arc Engineering is an authorised D-Seal partner and handles supply and application across Delhi NCR and pan-India, including site measurement and coordination with the surrounding roof waterproofing.

How we position D-Seal SkyBridge

D-Seal SkyBridge sits in D-Seal’s roof and seismic expansion joint range, alongside related joint systems such as AeroGuard, Aerostar, the Bellow-Grade system, ClampJoint and the Corner Joint system for wall, floor and specialised transitions; for the internal seal element there is also the TPE-based Roof Seal option where a membrane-style joint is preferred over a metal cover. Because SkyBridge is a fabricated metal-and-elastomer cover system, it is not directly interchangeable with a gun-grade sealant, but the two are often used together: where a narrower roof or facade movement joint needs a purely sealant-based detail, Space Arc typically specifies Fosroc Nitoseal MS600, and for polysulfide movement joints in concrete decks and parapets we use Fosroc Thioflex 600. On the waterproofing that meets the joint, our Dr. Fixit and Fosroc membrane and coating lines complete the roof envelope around the SkyBridge cover.

Preferred brand · Fosroc equivalent

Fosroc Nitoseal MS600 — Not a metal cover system but a genuine complement: choose the Fosroc MS-polymer sealant when a narrower roof or facade movement joint can be sealed with a gun-grade sealant alone, or to seal the perimeter where a SkyBridge cover plate meets the deck.
