Asian Paints SmartCare SmartCare XtremoSeal Weatherproof
Odourless, neutral-cure silicone sealant for exterior glass, ACP and masonry joints, built to move with Indian facades through monsoon humidity and summer heat.
What is it?
A one-part, neutral (non-acetoxy) cure silicone sealant based on high-quality polysiloxanes that cures with atmospheric moisture into a flexible, weather-resistant rubber seal.
Where is it used?
Exterior glass and metal facades, shop-front boards, window and door frame joints, masonry and roof joints, ACP panel gaps, and HVAC duct or outlet penetrations.
Why use it?
Rated for up to 25% joint movement with over 500% elongation, it stays flexible through Delhi NCR’s summer expansion and winter contraction, and its neutral cure won’t corrode metal frames or stain alkaline plaster the way acetoxy silicones sometimes do.
How is it applied?
Gun-applied from a 280 ml cartridge into a clean, dry joint, tooled with a palette knife before it skins, then left undisturbed and rain-free for several hours while it cures.
About Asian Paints SmartCare SmartCare XtremoSeal Weatherproof
SmartCare XtremoSeal Weatherproof is Asian Paints’ one-part, neutral-cure silicone sealant for the joints that take the worst of a building’s weather exposure: window and door frame perimeters, ACP and glass facade gaps, shop-front glazing, and masonry-to-frame junctions on terraces and parapets. It cures on contact with atmospheric moisture into a flexible rubber seal rather than a rigid fill, which is the entire reason to specify a sealant instead of cement slurry or acrylic caulk at a movement joint — a joint that opens and closes with temperature swings needs a material that can stretch and recover, not one that will eventually hairline-crack and let water track through.
Because it’s a non-acetoxy, neutral-cure system built on polysiloxane chemistry, it’s compatible with alkaline substrates such as plastered walls and painted frames, where an acetoxy-cure silicone risks staining or poor long-term adhesion. Asian Paints markets it as non-corrosive on metal, useful for aluminium and UPVC frames, and anti-fungal, relevant for shaded joints through the monsoon. It ships in Clear, Black and White in a single 280 ml cartridge, keeping it firmly in the touch-up-and-small-project category rather than large-volume facade contracting.
The technical insight
The datasheet numbers are what separate a facade sealant from a decorative one. XtremoSeal Weatherproof is tested to ASTM D412 for tensile strength (>0.9 MPa clear, >1 MPa black/white) and elongation (500% at 14 days), ASTM D2240 for Shore A hardness (>20), ASTM D1475 for density, and ISO 7390 for vertical sag resistance (nil) — the last of which keeps a bead from slumping out of a vertical window reveal before it skins. Skin-over time is under 10 minutes and touch-dry under 15 minutes at 27°C and 55-65% RH, with a 3mm bed hard-dry inside 24 hours. Service temperature runs -50°C to +120°C against a +5°C to +40°C application window — comfortable margins for both a winter morning and a sun-facing terrace at peak summer. Equally telling is what it doesn’t claim: it’s not rated for continuous immersion, and PE, PP, Teflon and bituminous membranes are flagged incompatible, so it stays a facade and glazing sealant rather than a tanking product.
Where it is used
- Perimeter sealing of aluminium and UPVC window and door frames against masonry
- Glass-to-frame and glazing gaps on shop-front and curtain facades
- ACP (aluminium composite panel) joint sealing on ventilated facades
- Masonry and brick movement joints on parapets and terrace walls
- Roof-to-parapet junctions and roof penetration joints
- HVAC duct and outlet penetrations through external walls
- Expansion joints around metal facades and signage or shop boards
Key advantages
- Genuinely odourless neutral cure, safe near painted, plastered or alkaline surfaces without acetoxy silicone’s staining risk
- 500%+ elongation and 25% rated joint movement keeps the bead flexible through thermal cycling instead of hairline-cracking
- Non-corrosive on metal, so it won’t attack aluminium or UPVC frame hardware over years of exposure
- UV-stable and anti-fungal, holding colour without inviting mould streaking in shaded, humid joints
- Fast skin-over (under 10 minutes) and touch-dry (under 15 minutes) speeds up masking removal on site
- Wide -50°C to +120°C service range covers a Delhi winter morning through peak summer terrace heat
- Available in Clear, Black and White for a colour-matched, less visible bead
Limitations & considerations
- Single 280 ml pack size, with no bulk pack listed, so large contracts mean ordering many cartridges
- Not rated for continuous water immersion, so it’s the wrong choice for tank, sump or STP joints
- Incompatible with PE, PP, Teflon and bituminous surfaces — check the substrate before specifying
- Needs a genuinely dry, rain-free window after application, tight to schedule in monsoon season
- As a one-part silicone it doesn’t match the 40-50% movement of two-part polysulphide or PU sealants
- No published fire rating or green-building certification on the public sheet — ask Asian Paints directly for IGBC/GRIHA submissions
Selection & best practice
Treat joint preparation as the real work. Surfaces must be clean, dry and sound — grind off old sealant residue and loose paint, and mask both edges before cutting the cartridge tip, since unmasked stone or textured render picks up a visible smear. Size the joint properly with backer rod in deep gaps so the sealant bonds only to the two side faces, not the base — three-sided adhesion is the single most common reason a sealant fails early. Tool the bead with a palette knife immediately, before it skins, and pull masking tape before the surface skins over or the bead edge tears. Don’t schedule exterior work if rain is forecast within the next several hours; a rain-hit uncured bead washes out, and the fix is redoing the joint, not re-coating it.

How we position Asian Paints SmartCare SmartCare XtremoSeal Weatherproof
Within the SmartCare range, XtremoSeal Weatherproof sits alongside XtremoSeal GP, the acetoxy-cure sibling aimed at glazing and sanitary joints on non-alkaline substrates; Weatherproof is the one to specify wherever the joint touches plaster, paint or other alkaline masonry, which covers most real facade work. For joints needing genuine immersion resistance — water tanks, STPs, reservoirs — Space Arc points specifiers instead to Fosroc Thioflex 600, a two-component polysulphide rated for up to 50% movement in lap joints; it costs more and needs mixing, but is the more defensible choice for large structural movement joints or permanently wet conditions outside XtremoSeal Weatherproof’s design envelope. For routine window, door, ACP and shop-front sealing on a typical Delhi NCR facade, though, XtremoSeal Weatherproof’s one-part convenience and fast cure make it the practical default.
Fosroc Thioflex 600 — For large structural movement joints or permanently wet conditions like water tanks and reservoirs — outside XtremoSeal Weatherproof’s design envelope — specifiers often move to Fosroc Thioflex 600, a two-part polysulphide sealant rated for up to 50% movement in lap joints.
