Asian Paints SmartCare SmartCare XtremoSeal GP
A one-part, acetic-cure silicone sealant for everyday glazing, sanitary and masonry joints — flexible, anti-fungal and ready to gun straight from the cartridge.
What is it?
A single-component, acetic-cure (RTV) silicone sealant that cures on contact with ambient moisture into a flexible, low-modulus elastomeric seal.
Where is it used?
Window and door frame perimeters, glass-to-frame joints, wash-basin, sink and bathtub joints, AC duct penetrations, and general masonry gaps on residential and light-commercial sites across Delhi NCR and pan-India.
Why use it?
Seals out water, dust and insects, absorbs everyday joint movement, and resists the fungal staining humid Indian bathrooms and kitchens are prone to — from a compact, easy-to-gun 0.28 L cartridge.
How is it applied?
Gunned into a clean, dust-free, masking-taped joint (with backer rod where deep), tooled within the roughly 10-hour skin-over window at 25°C, then left undisturbed to fully cure before the joint is wetted or loaded.
About Asian Paints SmartCare SmartCare XtremoSeal GP
A single-component, acetic-cure (RTV) silicone sealant from Asian Paints SmartCare, built for glazing, sanitary and general masonry joints on residential and light-commercial sites. It cures at room temperature using ambient moisture, forming a low-modulus, highly elastic seal that keeps water, dust and insects out of narrow gaps around window and door frames, wash basins, sinks and duct penetrations — dispensed straight from a compact 0.28 L cartridge with no mixing or primer needed on typical fit-out jobs.
On Delhi NCR and pan-India sites, XtremoSeal GP is the everyday grade in the XtremoSeal family — the one used on glazing, bathroom and kitchen joints, rather than on wide structural movement joints or exterior masonry, where the neutral-cure XtremoSeal Weatherproof is the better fit. Its anti-fungal, mould-resistant formulation matters more here than in drier markets: monsoon humidity and enclosed bathroom joints are exactly where ordinary sealants blacken and pull away within a season, so the roughly 500% elongation and quick skin-over work in the applicator’s favour, letting tiling and fixture-fitting crews follow on the same day.
The technical insight
XtremoSeal GP is an acetic-cure (acetoxy) silicone, not a neutral-cure one — a distinction that matters more than the label suggests. Curing releases acetic acid vapour (the familiar vinegar smell), which gives fast, reliable cure and strong adhesion to glass, aluminium and glazed ceramic without a primer, but is also mildly corrosive to some metals and can etch or stain porous natural stone like marble or limestone. That is why it belongs on glazing and sanitary work, not stone cladding or masonry expansion joints. At a specific gravity of 0.93 and roughly 500% elongation with a low tensile modulus (about 0.4 MPa at 100% elongation), the cured bead stretches and compresses with day-to-day movement — up to about 25% of joint width — rather than tearing at the bond line, which is what keeps a correctly sized joint watertight through Delhi’s summer-to-monsoon swings. The quoted 10-hour skin-over time at 25°C is a guide only: peak summer heat shortens the tooling window, while humid, deep sections can take noticeably longer to fully through-cure.
Where it is used
- Window and door frame perimeter sealing on aluminium, UPVC and wooden frames
- Glass-to-glass and glass-to-metal glazing joints in shopfronts and partitions
- Sanitaryware joints — wash basins, sinks, bathtubs and WC pan bases
- AC split-unit pipe and duct penetrations through walls
- General masonry gaps of moderate width around frames and fixtures
- Kitchen platform-to-wall and backsplash joints
- Aluminium composite panel (ACP) and metal cladding trim joints
- Skirting and frame joints in interior fit-outs
Key advantages
- Fast skin-over (~10 hours at 25°C) lets follow-on trades move in sooner
- High elongation (~500%) absorbs everyday thermal movement without cracking
- Anti-fungal, mould-resistant — suited to humid Indian bathrooms and kitchens
- One-component and gun-ready — no mixing, no pot life to track
- Strong adhesion to glass, metal, wood and ceramic with minimal prep
- UV- and weather-resistant once cured, holding up on sun-exposed joints
- Compact 0.28 L cartridge suits small repair jobs without wastage
- Cures at normal Indian ambient temperatures with no external catalyst
Limitations & considerations
- Releases acetic acid vapour while curing — mildly corrosive to copper, brass and some metals in enclosed spaces
- Not suitable on marble, limestone or other porous stone, which the acid cure can stain — use a neutral-cure sealant instead
- Small 0.28 L pack raises per-metre cost and means more cartridge changes on large jobs versus bulk packs
- Not paintable like polyurethane or acrylic sealants, so unsuitable where a painted finish is required
- Movement accommodation (~25%) is lower than dedicated structural-movement sealants, so not a substitute on facade expansion joints
- Deep or enclosed joints can take longer than the quoted skin time to fully cure in humid monsoon conditions
Selection & best practice
Clean joint faces of dust, grease and old sealant residue before application — most site adhesion failures are a prep issue, not a product one. Size joints to roughly a 2:1 width-to-depth ratio and pack backer rod into deep joints so the sealant bonds only on the side faces, letting it stretch instead of tearing at the base. Mask both edges for a clean line, gun a continuous bead without air pockets, and tool it within the skin-over window. Avoid wet, frosted or damp substrates, ventilate the area while curing, and never use this grade on marble, limestone or other acid-sensitive stone. Store cartridges in a cool, dry place, use within shelf life, and cut the nozzle to match the intended bead width.

How we position Asian Paints SmartCare SmartCare XtremoSeal GP
Within the SmartCare range, XtremoSeal GP sits alongside XtremoSeal Weatherproof — the neutral-cure sealant to specify instead for exterior masonry, roof details, or acid-sensitive substrates, trading some of GP’s fast skin-over for broader compatibility. For movement joints beyond glazing and sanitary work — construction joints in water-retaining structures or wide facade expansion joints — Space Arc also supplies and applies Fosroc’s Nitoseal MS600 (an MS-polymer sealant rated for immersion and up to 25% movement) and Thioflex 600 (a two-part polysulfide for structural joints); these suit a structural or permanently wet joint, not a typical window, sink or partition seal.
