The short answer

What is industrial flooring — and why does picking the right system matter?

Industrial flooring is an engineered resin or cementitious topping bonded to a concrete slab to give it the wear resistance, chemical resistance, hygiene, slip safety or appearance that bare concrete cannot deliver. The main families are epoxy systems (coatings, self-levelling, mortar/screed, flake/quartz), polyurethane and PU-concrete, anti-static/ESD, food-grade & GMP floors, car-park deck coatings, dry-shake hardeners and decorative/metallic finishes.

Selecting the wrong system is one of the most expensive mistakes a project makes, because the floor fails after the line is running. A thin epoxy coating in a hot wash-down dairy will blister and delaminate; a non-conductive floor in an electronics plant lets ESD destroy components; an under-built warehouse floor cracks under forklift point loads. The right call depends on substrate condition, exposure and load, movement and chemistry, and buildable thickness — and that is exactly what this guide helps you get right before you buy.

Because we are an authorised distributor and applicator stocking eight brands — not a single manufacturer — we recommend on merit. We match the system to the failure modes your floor actually faces, then supply the right product and apply it to spec, so you avoid costly re-do cycles and downtime.

🛡️

Epoxy Flooring Systems

From thin roller-applied coatings to self-levelling floors and heavy-duty mortar/screed and flake/quartz build-ups — the workhorse of Indian factory floors, chosen by thickness and traffic.

Best for: warehouses, manufacturing sheds, assembly lines and general industrial floors needing abrasion and chemical resistance.
💧

PU & PU-Concrete Flooring

Polyurethane and heavy-duty PU-concrete (Ucrete-type) toppings handle wet processing, steam wash-down and thermal shock far better than epoxy, with grip even when wet.

Best for: dairies, breweries, cold storage, kitchens and food/beverage wet areas with hot-water cleaning.
⚖️

Epoxy vs PU Decision Framework

A side-by-side of where epoxy wins on cost and chemical breadth, and where PU/PU-concrete wins on heat, flexibility and wet-area durability — mapped to your industry.

Best for: specifiers and plant heads choosing between systems for a new or refurbished factory floor.

Anti-Static / ESD & Conductive Flooring

Conductive and dissipative epoxy systems with copper earthing grids that drain static charge safely to ground, protecting sensitive electronics and preventing ignition risks.

Best for: electronics & PCB plants, server rooms, explosives, defence and flammable-solvent handling areas.
🧪

Food-Grade & GMP / Pharma Flooring

Seamless, non-tainting, coved and easy-to-sanitise floors that meet hygiene and clean-room cleanliness requirements with no joints or cracks to harbour bacteria.

Best for: pharma clean rooms, food processing, dairy and FMCG plants needing GMP-compliant, washable surfaces.
🚗

Car-Park Deck Coating Systems

Crack-bridging, UV-stable elastomeric deck coatings that waterproof intermediate and roof decks while taking tyre wear, turning and braking abrasion.

Best for: multi-storey & basement car parks, podium decks and vehicular ramps needing waterproofing plus wear resistance.
🔩

Dry-Shake Floor Hardeners & VDF

Metallic and non-metallic hardeners broadcast into fresh concrete for a dense, abrasion-resistant surface — the economical base for high-traffic floors, often laser-screed VDF.

Best for: large warehouses, logistics hubs and heavy-duty factory floors wanting durability at low cost per sq ft.

Decorative, Metallic & 3D Flake Epoxy

Seamless metallic, flake and 3D resin finishes that turn a floor into a design feature while staying tough, glossy and easy to clean.

Best for: showrooms, retail, cafes, offices, villas and home garages wanting a premium seamless look.
Decision guide

How to choose the right floor: 4 questions to answer first

1

1. What is your substrate and its condition?

Is it new or old concrete, what grade and moisture level, is it cracked, oil-soaked or already coated? Substrate strength, dryness and surface prep decide which system will actually bond — and whether a primer, repair mortar or moisture-tolerant build is needed before any topcoat.

2

2. What exposure and load will the floor take?

Forklift and point loads, foot vs vehicular traffic, impact, and temperature — including hot wash-down and thermal shock. This sets the required thickness and family: a thin coating, a self-levelling floor, or a heavy-duty mortar/screed or PU-concrete topping.

3

3. What chemistry, movement and hygiene apply?

Which acids, alkalis, oils, solvents or sugars hit the floor, does it need anti-static control, food-grade or GMP hygiene, slip resistance, or crack-bridging over a moving deck? These drive resin chemistry (epoxy vs PU), coving and special grades.

4

4. What is your budget and buildability window?

Your target cost per sq ft, the shutdown time available for curing, and whether work happens around live operations. This balances system cost against downtime — sometimes a faster-curing or phased application saves far more than a cheaper resin.

Sourcing

One enquiry, eight brands compared on merit

We stock and apply Fosroc, Sika, Dr. Fixit, MC-Bauchemie, UltraTech, Master Builders (ex-BASF), STP and D-Seal — so we specify the right product family, like non-metallic hardeners such as Nitoflor Hardtop or Chapdur, self-levelling epoxies like Sikafloor 261/263 or MasterTop 1273, or Ucrete-type PU-concrete, without pushing any single brand.

FAQ

Industrial flooring FAQs

How much does epoxy flooring cost per sq ft in India?
As a rough 2026 guide, a thin epoxy coating typically runs around ₹40–90 per sq ft, self-levelling epoxy ₹120–250, and heavy-duty mortar/screed or metallic decorative floors ₹250–600+, depending on thickness, surface prep and area. Larger floors lower the per-sq-ft rate. For an exact figure on your slab, share your area and use-case and we will quote a system-specific rate.
Epoxy vs PU flooring — which is better for an industrial floor?
Epoxy is harder, cheaper and resists a wide range of chemicals, making it ideal for dry warehouses and general manufacturing. PU and PU-concrete tolerate heat, thermal shock and constant wet wash-down far better and stay flexible, so they win in dairies, cold storage and food wet areas. The right answer depends on temperature, moisture and chemistry — tell us your process and we will match the system.
What flooring is best for a food or pharma plant?
Food and pharma plants need seamless, non-tainting, coved floors with no joints or cracks to trap bacteria. PU-concrete suits hot, wet food processing, while food-grade epoxy and GMP clean-room systems suit dry, controlled pharma areas. Both must be easy to sanitise and audit-ready. We supply and apply compliant systems with coving and the right hygiene grade — send your area classification for a tailored spec.
What does anti-static / ESD epoxy flooring cost and how does it work?
ESD flooring uses conductive or dissipative resin layers over a copper earthing grid that drains static charge safely to ground, protecting electronics and preventing ignition. Cost is higher than standard epoxy — typically ₹150–400+ per sq ft — because of the conductive media and earthing. Exact pricing depends on the resistance target and area. Share your factory type and we will recommend a conforming, earthed system.
Which is the best epoxy floor coating brand in India?
There is no single best brand — the best floor is the right system for your conditions. Strong product families exist across Fosroc (Nitoflor), Sika (Sikafloor), Master Builders (MasterTop) and MC-Bauchemie, among others. Because we stock all eight brands as a distributor-applicator, we compare them on merit for your load, chemistry and budget instead of pushing one label. Send your requirement for a neutral recommendation.
