Master Builders Solutions MasterTop 1705
A breathable, water-dispersed two-part epoxy coating from Master Builders Solutions — approved for potable water contact, safe to apply in occupied spaces, and tough enough for light-traffic floors and washable walls.
What is it?
A two-part, water-dispersed epoxy resin coating mixed 1:1 by weight, applied by brush, roller or spray in two to three thin coats.
Where is it used?
Potable water reservoirs and tanks, pharmaceutical and hygienic wall areas, light-traffic industrial floors, tunnel and underpass walls, and as a curing membrane on fresh concrete.
Why use it?
It is odourless, non-toxic and non-flammable, holds SS 375 approval for drinking water contact, and stays vapour-permeable — so damp concrete can breathe instead of blistering the film.
How is it applied?
Mix Part A and Part B with a slow-speed drill, then apply 0.20–0.30 kg/m² as a first coat on clean, sound (even damp) concrete, followed by one or two coats at 0.20–0.25 kg/m².
About Master Builders Solutions MasterTop 1705
Most epoxy coatings force a choice: either you get chemical resistance and a sealed film, or you get a surface that tolerates residual moisture in the slab. MasterTop 1705 sits deliberately in the middle. Because the epoxy is dispersed in water rather than solvent, the cured film remains permeable to water vapour — moisture in the concrete escapes gradually instead of building pressure under the coating. That single property makes it one of the few epoxies you can specify with confidence on damp substrates, freshly placed concrete and below-grade walls where blistering routinely kills conventional systems.
For Indian sites, the practical wins are just as important. The material is odourless, non-toxic and non-flammable, so it can be applied inside occupied hospitals, running pharma blocks and enclosed tanks without evacuating the area or arranging hot-work-style ventilation. Tools wash out in plain water. And with SS 375 approval for potable water contact, it is a straightforward specification for municipal reservoirs, overhead tanks and treatment structures where drinking-water safety certification is non-negotiable. Space Arc Engineering supplies genuine Master Builders Solutions stock with applicator support across Delhi NCR and Pan-India.
The technical insight
In a solvent-based or 100%-solids epoxy, the cured film is an effectively closed barrier — any water vapour migrating up through the slab collects at the bond line until osmotic pressure lifts the coating. MasterTop 1705 cures from an aqueous dispersion: as the water evaporates, the epoxy particles coalesce into a continuous film that still contains micro-scale pathways for vapour diffusion. Liquid water and mild chemicals are held out; vapour molecules pass through. The result is a coating that can be applied to damp concrete, doubles as a curing membrane on new pours, and shrugs off the substrate moisture that would blister a conventional epoxy. The trade-off is a thinner, lighter-duty film than high-build systems — which is exactly why it is positioned for walls and light-traffic floors rather than forklift aisles.
Where it is used
- Internal lining of potable water reservoirs, overhead tanks and clear-water structures (SS 375 approved)
- Washable, hygienic wall coatings in pharmaceutical, healthcare and food-processing areas
- Light-traffic floors in warehouses, plant rooms, utility corridors and industrial buildings
- Protective and decorative coating for road tunnel and underpass walls
- Curing membrane over freshly placed concrete, later serving as the finished coat
- Water-retaining and treatment structures exposed to mild acids, alkalis and mineral oils
- Breathable colour coating for external concrete walls, being colour-fast under light exposure
- Basement and below-grade walls where substrate dampness rules out solvent-based epoxies
Key advantages
- Approved for potable water contact under SS 375 — specifiable for drinking-water infrastructure
- Water-vapour permeable film prevents osmotic blistering on damp or green concrete
- Odourless, non-toxic and non-flammable — safe for occupied buildings and confined tank interiors
- Applies directly to damp substrates; no forced drying of the slab before coating
- Simple 1:1 mix ratio by weight reduces batching errors on site
- Resists mild acids, alkalis and mineral oils in service
- Colour-fast under light, so it holds its shade in external and daylight-exposed areas
- Brushes, rollers and spray equipment clean with plain water — no solvent handling
Limitations & considerations
- Rated for light traffic only — not suitable for forklift routes, heavy abrasion or impact-loaded floors
- Short working time in Indian conditions: pot life drops from about 30 minutes at 20°C to around 15 minutes at 30°C
- Application window is 10–35°C; avoid coating sun-heated surfaces at peak afternoon temperatures
- Chemical resistance covers mild exposure only — concentrated acids, strong solvents or aggressive process spills need a heavier-duty lining
- Full trafficking requires at least 72 hours, which must be built into shutdown and handover programmes
- As a water-dispersed system, drying and recoat intervals stretch in still, humid or poorly ventilated spaces
Selection & best practice
Start with a substrate that is structurally sound, clean and free of laitance, loose particles, oil, grease and old coatings — a damp (not ponded) surface is acceptable and even helpful. Mix the full contents of Part A and Part B at 1:1 by weight using a slow-speed drill with a paddle or paint-mixer attachment until uniform; hand-stirring leaves streaks that show in the finish. Batch only what the crew can place within the pot life — in summer, plan around 15 minutes, not 30. Apply the first coat at 0.20–0.30 kg/m² by brush, roller or spray, working it well into the surface, then follow with one or two coats at 0.20–0.25 kg/m² until colour density is uniform; up to three coats is typical. Ensure ventilation so the water phase can evaporate between coats, keep everything within the 10–35°C window, and hold traffic off for a minimum of 72 hours. Wash tools in water immediately after use.

Industry use cases
Water Infrastructure
Lining municipal reservoirs, overhead tanks, WTP clear wells and pump houses where SS 375 potable-water approval and a non-toxic, odourless application inside confined structures are mandatory.
Pharmaceutical & Healthcare
Seamless, washable wall coatings for corridors, utility areas and production support zones — applied without odour or fire risk while adjacent areas remain operational.
Warehousing & Light Industry
Economical coloured floor coating for stores, plant rooms and pedestrian aisles where traffic is light and a dust-free, cleanable surface is the goal rather than heavy-duty abrasion resistance.
Tunnels & Transport Infrastructure
Colour-fast, breathable protection for road tunnel and underpass walls, coating over young or damp concrete without waiting months for the structure to dry out.
New-Build Concrete
Sprayed onto fresh pours as a curing membrane that stays in place as the permanent finish — one product, two functions, no membrane removal before coating.

How we position Master Builders Solutions MasterTop 1705
MasterTop 1705 is the breathable, hygienic coating within the MasterTop family — choose it when the substrate is damp, the space is occupied, or potable-water approval is required. When duty ratings climb, move up the same range: MasterTop 1202 for high-build chemical-resistant floors, MasterTop 1225 for self-levelling epoxy toppings, MasterTop 100 for dry-shake hardened slabs, with MasterTop 1620 as the system primer. For full waterproofing of water-retaining structures ahead of coating, pair it with the MasterSeal range. Space Arc also stocks comparable protective coatings from Fosroc (Nitocote) and Sika (Sikagard), so we can match the specification you already hold — talk to us before substituting.
