What is it?

A one-component, acrylic-based modified-polyurethane elastomeric coating that combines liquid-applied waterproofing with cool-roof solar reflection in a single seamless membrane.

Where is it used?

Exposed terraces, flat and sloping RCC roofs, brick bat coba and china mosaic finishes, and cement screed roofs on residential, commercial, institutional and industrial buildings across India.

Why use it?

It stops water ingress and reflects solar heat at the same time, reducing peak roof surface temperature by up to 10°C while bridging shrinkage cracks and resisting UV degradation.

How is it applied?

Brush, roller or airless spray onto a clean, primed, sound substrate in two to three coats to build a continuous elastomeric film at the recommended wet-film thickness.

About Fosroc Brushbond Roofguard Premium

Fosroc Brushbond Roofguard Premium is the upgraded, dual-function member of the Brushbond Roofguard family from Fosroc, the construction-chemicals brand long established in the Indian market. Where the original Brushbond Roofguard is a fibre-reinforced acrylic waterproofing render, the Premium grade is engineered as an “acrylic-based modified polyurethane elastomeric solar-reflective cum waterproof coating.” In plain terms, it does two jobs at once: it seals the roof against rainwater and it reflects a large share of incoming solar radiation so the slab underneath stays measurably cooler. For Indian conditions, where a terrace can swing from monsoon ponding to 45°C-plus summer heat within months, that combination is exactly what most exposed roofs need.

The product is a single-component, ready-to-use liquid. There is no two-pack mixing, no induction time and no special site batching, which removes a common source of on-site error and makes it well suited to applicator teams and even supervised semi-skilled labour. Once cured it forms a seamless, jointless elastomeric film that moves with the substrate, so it accommodates the routine thermal expansion and minor shrinkage cracking that defeats rigid, brittle coatings. It is also breathable, allowing residual vapour in the screed or slab to escape rather than building up and blistering the film, and it is formulated as a low-VOC, water-based coating that is mould-resistant and colour-stable under UV.

Brushbond Roofguard Premium is intended for both new construction and refurbishment. It can be applied over sound serviced roofs, flat or sloping roofs, brick bat coba surfaces, china mosaic tile roofs and cement mortar screeds, which makes it a practical re-coat option for ageing terraces where stripping the existing finish is neither economical nor necessary. For Space Arc Engineering’s clients in Delhi NCR and across India, it sits in the sweet spot between a basic acrylic terrace coating and a full polyurethane or APP-membrane system: more durable and more reflective than commodity acrylics, but far simpler and faster to apply than torch-applied membranes.

The technical insight

The defining chemistry here is the acrylic-polyurethane hybrid. Pure acrylic terrace coatings are cheap and easy but tend to chalk, lose elongation and harden over a few summers; pure polyurethanes are tough and elastic but usually need solvent, careful priming and tighter QC. By modifying an acrylic backbone with polyurethane, Roofguard Premium targets the best of both: the elongation reported in its data is greater than 250% with tensile strength above 2 MPa (both to ASTM D412), versus roughly 100% elongation and about 1.10 MPa for the standard fibre-reinforced Roofguard. That much higher strain capacity is what gives the Premium grade its crack-bridging headroom over hairline movement cracks. Solids are around 50% by volume and 55 ± 2% by weight at a density of about 1.30 g/cc, so a meaningful film remains after the water flashes off. The cool-roof function is not cosmetic marketing: the high-reflectance pigmentation re-radiates solar energy and Fosroc cites a surface-temperature reduction of up to 10°C at peak summer, which directly lowers thermal cycling stress on the membrane and reduces heat gain into the top floor. The practical takeaway for specifiers is that this is a movement-tolerant, reflective elastomeric film, not a rigid render — substrate preparation, priming and achieving the full multi-coat wet-film thickness are what unlock those lab numbers on site.

Where it is used

  • Waterproofing and solar-reflective protection of exposed RCC terraces and flat roofs
  • Re-coating ageing serviced roofs without stripping the existing sound finish
  • Sealing and cooling brick bat coba and china mosaic tile roofs
  • Protective elastomeric coating over cement mortar screed roofs
  • Waterproofing of sloping concrete roofs and chajjas exposed to direct sun
  • Cool-roof treatment for top-floor heat reduction in homes, schools and offices
  • Terrace and balcony waterproofing on residential and commercial buildings
  • Re-waterproofing of leaking roofs as part of refurbishment and repair contracts

Key advantages

  • One-component and ready to use — no site mixing, induction time or batching errors
  • Dual function: waterproofing plus cool-roof solar reflection in a single product
  • Reduces roof surface temperature by up to 10°C in peak summer, cutting heat gain
  • High elongation (>250%, ASTM D412) for reliable bridging of shrinkage and movement cracks
  • Seamless, jointless elastomeric film with no laps or weak seams
  • UV-resistant and colour-stable for long exposed service life
  • Breathable coating lets trapped vapour escape, reducing blistering risk
  • Low-VOC, water-based and environment-friendly with easy water clean-up
  • Mould-growth resistant finish suited to humid Indian climates
  • Applies over many existing substrates, making it economical for refurbishment

Limitations & considerations

  • Not a structural crack repair — active, moving or wide cracks must be cut, filled and treated first
  • Cannot cure or waterproof over standing water or persistently damp, unprepared substrates; correct falls to drains are still required
  • Surface preparation and a Fosroc-recommended primer are essential; performance drops sharply on dusty, oily or unsound surfaces
  • Quoted elongation, tensile and temperature figures depend on achieving the full multi-coat wet-film thickness — under-application reduces all of them
  • Reflective and cooling performance is highest with light colours and degrades as the surface accumulates dirt without periodic cleaning
  • Light foot-traffic/maintenance access only; not a wearing screed for parked vehicles or heavy point loads
  • Should not be applied during rain or when rain is imminent before the film has dried
  • Verify exact coverage, recoat times, primer and colour availability against the current Fosroc TDS for the specific batch and region

Selection & best practice

Start with a sound, structurally repaired substrate: remove laitance, loose material, algae and old failed coatings, then make good honeycombing, blowholes and structural cracks with the appropriate Fosroc repair products and ensure positive falls to outlets. Always use the Fosroc-recommended primer on the prepared, dry surface and reinforce vulnerable details — wall–floor junctions, drain mouths, pipe penetrations and expansion joints — with a coat dressed in a compatible reinforcing fabric. Apply Brushbond Roofguard Premium in two to three coats by brush, roller or airless spray, laying each coat at right angles to the previous one and respecting the recoat interval so the wet-film builds to the specified thickness; budget coverage around the data-sheet figure of roughly 20 m² per 20-litre pack at about 1 mm wet film and add a margin for rough or porous surfaces. Avoid application during rain, in standing water or in extreme heat, protect fresh coats from rain and traffic until cured, and keep the finished roof clean to preserve reflectance. For warranty-grade waterproofing, have it installed by a trained applicator and confirm the live TDS values for the supplied batch.

Frequently asked questions

Is Brushbond Roofguard Premium different from standard Brushbond Roofguard?
Yes. The standard Brushbond Roofguard is a fibre-reinforced acrylic elastomeric waterproofing render (around 100% elongation, ~1.10 MPa tensile). The Premium grade is an acrylic-modified polyurethane elastomeric coating with much higher elongation (>250%) and tensile strength (>2 MPa, ASTM D412), plus a solar-reflective cool-roof function that lowers peak surface temperature by up to 10°C. Premium is the choice when you want both waterproofing and heat reduction.
How much area does one 20-litre pack cover?
As a planning figure, roughly 20 m² per 20-litre pack at about 1 mm wet-film thickness, applied across the recommended coats. Rough, porous or textured surfaces consume more, so add a margin and always confirm against the current Fosroc technical data sheet and a site trial.
Does it really reduce roof temperature, or is it just paint?
It is an elastomeric waterproofing coating with high-reflectance pigmentation. Fosroc reports a surface-temperature reduction of up to 10°C at peak summer. The cooling is real but depends on using light colours, achieving full film build and keeping the surface reasonably clean, since accumulated dirt lowers reflectance over time.
Can it be applied over an old, leaking terrace?
Yes, provided the substrate is structurally sound. You must clean it thoroughly, repair structural and active cracks, treat junctions and drains, ensure correct falls and apply the recommended primer. It is not a cure for standing water or for substrates that are crumbling or permanently damp.
How many coats and what is the cure?
Typically two to three coats applied by brush, roller or spray, with each coat laid at right angles to the previous one and the recoat interval respected so the film reaches the specified thickness. Being water-based it dries by evaporation; protect fresh coats from rain and traffic until fully cured and confirm exact recoat and cure times on the live TDS.
How does it compare with Sika, Dr. Fixit or STP roof coatings?
It competes directly with elastomeric/cool-roof terrace coatings such as Sika products (e.g. Sikalastic ranges), Dr. Fixit Roofseal/Newcoat, STP and MBS acrylic systems. Roofguard Premium’s edge is the acrylic-PU hybrid chemistry giving high elongation plus the integrated cool-roof effect in a single-component, low-VOC product. The right choice depends on substrate, required warranty and budget — Space Arc can advise on a like-for-like comparison.

How we position Fosroc Brushbond Roofguard Premium

Within the Fosroc range, Brushbond Roofguard Premium is the upgrade path from the standard Brushbond Roofguard render, and it sits alongside the wider Brushbond family (such as the cementitious-acrylic Brushbond and Brushbond 200 slurry systems used for tanking and structural waterproofing). For new RCC construction, integral and crystalline approaches like Fosroc Conplast admixtures or a Brushbond tanking coat may be specified below grade, with Roofguard Premium reserved for the exposed terrace finish — they are complementary, not competing. Against the broader Indian market, Roofguard Premium competes with elastomeric and cool-roof terrace coatings from Sika (for example the Sikalastic liquid-applied range), Dr. Fixit (Roofseal and Newcoat), STP Limited, MBS/MYK and similar acrylic-PU systems. Its differentiators are the acrylic-modified-polyurethane chemistry delivering over 250% elongation, the genuine cool-roof temperature reduction, and one-component, low-VOC simplicity that speeds up application versus solvented PU or torch-applied membranes. Where a project demands very high foot traffic, heavy ponding tolerance or a long single-warranty membrane, a reinforced liquid PU or APP membrane may be more appropriate, and Space Arc Engineering — as an authorised Fosroc distributor and applicator in Delhi NCR and Pan-India — can specify the correct system, supply genuine material and execute warranty-grade application.
