What is it?

A single-component, water-based acrylic hybrid-polymer primer that keys smooth, non-porous terrace surfaces — glazed tiles, china chips, old paint, sealed or burnished concrete — so a waterproofing topcoat can actually bond to them.

Where is it used?

Existing terraces, chajjas, sunken slabs and podium decks finished in glazed tiles, china mosaic, old paint or smooth concrete, applied just before a SmartCare waterproofing coat goes on.

Why use it?

Waterproofing coatings are made to grip porous concrete, not glazed ceramic or painted film. Skip this primer on such surfaces and even a good topcoat can blister and peel within a season.

How is it applied?

Applied neat, in a single coat, by brush or roller over a cleaned, dust- and grease-free surface. Left to dry 3-4 hours, then the waterproofing topcoat goes on, ideally within 24 hours.

About Asian Paints SmartCare SmartCare Terrace Tile Primer

Most Indian terraces aren’t bare concrete by the time a waterproofing job comes up — they’re already finished in glazed ceramic tiles, china mosaic chips, or an old coat of oil paint that’s chalking but still sound. Acrylic waterproofing coatings are built to grip open, porous concrete; brushed straight onto glazed tile or painted film, they get almost nothing to key into, and the first heavy monsoon lifts them in sheets. SmartCare Terrace Tile Primer exists to close that gap — a hybrid-polymer coat that etches a mechanical and chemical key into non-porous terrace surfaces so the waterproofing system over it actually stays put.

We spec this primer most often on renovation work across Delhi NCR — builder-floor terraces, farmhouse roofs, podium decks — where the client doesn’t want sound tiles hacked out just to re-waterproof. It’s the first step of the broader SmartCare terrace system: prime, then apply SmartCare Damp Proof (or an equivalent SmartCare waterproofing coat) within the stated window, then a reflective top coat if the terrace also needs heat protection. Used on its own, without a waterproofing coat over it, it does nothing for leakage — it’s purely the adhesion bridge that makes the rest of the system hold.

The technical insight

The chemistry that matters here is the hybrid-polymer blend rather than a plain acrylic emulsion. An ordinary acrylic primer softens under sustained water contact — exactly the failure mode on a terrace that ponds after rain — and de-bonds from the glazed tile underneath, taking the topcoat with it. Asian Paints’ own data puts this primer’s bond strength above 2.0 MPa and states the dried film doesn’t de-bond even under continuous water immersion, while staying flexible enough to move with the slab’s thermal expansion through Delhi’s summer-to-winter swing instead of cracking at the interface.

Where it is used

  • Priming glazed or vitrified terrace tiles before a waterproofing coat
  • Priming china-chip (mosaic) terraces common in older Delhi buildings
  • Priming sound, old oil-paint or enamel finishes on terraces
  • Priming smooth, sealed or burnished concrete terraces and podium decks
  • Priming terrace parapets and inner corners ahead of flashing coats
  • Priming sunken bathroom/balcony slabs with an existing tile finish
  • First coat under SmartCare Damp Proof or similar acrylic terrace systems
  • Renovation jobs where the client won’t allow tile-breaking before re-waterproofing

Key advantages

  • Saves the cost and debris of hacking out sound old tiles or china chips
  • Bond strength above 2.0 MPa keeps the topcoat from lifting later
  • Water-based and low-odour, so it’s usable on occupied residential terraces
  • Flexible film moves with the slab through Delhi’s heat and cold rather than cracking
  • Doesn’t de-bond under continuous water contact, unlike a plain acrylic primer
  • Ready to use — no mixing or dilution, quick on site
  • Keeps the SmartCare waterproofing system, and its workmanship warranty, intact end to end
  • One litre covers roughly 150 sq ft, so small top-up jobs stay economical

Limitations & considerations

  • It’s a primer, not a waterproofing membrane — on its own it does nothing to stop water
  • Needs a compatible SmartCare waterproofing topcoat within the stated window, or bond strength can drop
  • Coverage and adhesion fall sharply on chalky, flaking or algae-covered surfaces that aren’t cleaned first
  • Built for terraces and roofs, not submerged conditions like water tanks or pools
  • Yellow colour needs a full topcoat to hide, which adds a step to the schedule
  • Application window is 5–40°C surface temperature — needs planning around peak summer or cold mornings

Selection & best practice

Wash and degrease the surface thoroughly, scrape off any flaking paint or loose tile glaze, and let it dry fully — residual dust or oil is the single biggest cause of early failure. Apply one even coat by brush or roller without diluting, and don’t let it pool in grout lines. Give it a minimum 3-4 hours to dry and get the waterproofing topcoat on within 24 hours, so the primed surface doesn’t pick up dust or lose its tack. On unfamiliar or heavily painted terraces, prime and test a small patch for adhesion before committing to the whole area.

Industry use cases

Residential renovation, South Delhi

A china-chip terrace was re-primed and waterproofed ahead of monsoon without breaking a single tile, cutting the job to two days.

Builder-floor & apartment podiums

A glazed vitrified-tile podium deck was primed before SmartCare Damp Proof, to stop seepage into the parking level below.

NCR farmhouses & old bungalows

Old oil-painted terraces were primed so the waterproofing coat could be renewed without stripping the surface back to bare concrete.

Commercial roofs / AMC contracts

Sealed, burnished concrete roof slabs were primed as the first step of a scheduled annual waterproofing refresh.

Bathroom & balcony sunken slabs

An existing tiled sunken slab was primed ahead of re-waterproofing during a bathroom renovation, before fresh tiling went down.

Frequently asked questions

Can I apply this primer directly over old, sound tiles without removing them?
Yes — that’s exactly what it’s designed for. Clean the tiles to remove dust and grease, then apply one coat; there’s no need to hack out tiles that are still firmly bonded.
How much primer do I need for a 500 sq ft terrace?
At roughly 150 sq ft/litre for a single coat, budget about 3.5 litres for 500 sq ft. A 5 L pack plus a small top-up covers it comfortably, with some margin for wastage.
Do I need to dilute it before brushing or rolling it on?
No. It’s supplied ready to use — diluting it with water reduces the film’s bonding strength and works against the whole point of priming.
How soon can I apply the waterproofing coat after priming?
Let the primer dry at least 3-4 hours, and get the waterproofing topcoat on within 24 hours of priming — leaving it exposed longer risks dust pickup and a weaker bond.
Will this primer itself stop water leakage on my terrace?
No. It’s a bonding/preparatory coat, not a waterproofing membrane — it has to be followed by an actual waterproofing system such as SmartCare Damp Proof to keep water out.
My terrace has old flaking paint rather than tiles — will this primer still work?
Yes, old paint is a listed substrate, but scrape off anything flaking or chalky first. The primer bonds to sound paint film, not to loose material that’s about to come off on its own.

How we position Asian Paints SmartCare SmartCare Terrace Tile Primer

Within the Asian Paints SmartCare range, Terrace Tile Primer is the lead-in coat for SmartCare Damp Proof and the wider SmartCare terrace waterproofing system — Space Arc stocks the full chain, primer through topcoat, so the system and its workmanship warranty stay intact end to end. Where a terrace refurbishment is already running on Fosroc chemistry rather than an acrylic system, Fosroc Nitobond AR plays a broadly similar bonding role within cementitious repair and waterproofing work, and is the more natural fit for a specifier who wants to stay within Fosroc’s product family on that job. For most tiled or painted terrace re-waterproofing in Delhi NCR, though, SmartCare Terrace Tile Primer paired with SmartCare Damp Proof is the straightforward, warranty-safe combination we recommend.

Preferred brand · Fosroc equivalent

Fosroc Nitobond AR — Nitobond AR plays a broadly similar surface-bonding role but as an acrylic bonding/gauging agent inside Fosroc’s cementitious repair and waterproofing systems, so a specifier already running the rest of the terrace works in Fosroc chemistry would reach for it rather than mix in an acrylic primer from a different brand.
