Fosroc Nitoseal PU40
One-part, low-modulus, gun-grade polyurethane sealant for movement, expansion and perimeter joints – UV-resistant, primerless on most substrates and rated for 25% joint movement.
What is it?
A single-component, low-modulus, gun-grade (non-sag) elastomeric joint sealant based on polyurethane chemistry, moisture-curing to a flexible rubber. It carries ISO 11600:2002 Type F Class 25LM and ASTM C920 classification and accommodates 25% total joint movement.
Where is it used?
Movement, expansion and construction joints in concrete, brickwork, blockwork and precast panels; stone-cladding and curtain-wall joints; perimeter sealing around doors and windows; and non-trafficked floor joints across buildings, infrastructure and industrial structures.
Why use it?
It bonds to most common building substrates without a primer, cures fast, resists UV and weathering, and stays elastic across a -40 C to +70 C service range – giving a durable, watertight, low-stress seal on moving joints.
How is it applied?
Joints are cleaned and dried, a closed-cell backer rod or bond-breaker tape is set to control depth (2:1 width-to-depth), Primer 4 or 7 is used only on high-movement or immersed joints, then the sealant is gun-extruded from cartridge or sachet and tooled flush within 5 minutes.
About Fosroc Nitoseal PU40
Fosroc Nitoseal PU40 (formerly marketed as Nitoseal HP40) is a one-part, low-modulus, gun-grade elastomeric sealant built on polyurethane technology. Supplied as a smooth, non-slumping paste, it is gunned straight into vertical or horizontal joints, where it reacts with atmospheric moisture to cure into a tough yet flexible rubber that moves with the structure rather than resisting it. For Space Arc Engineering’s clients across Delhi NCR and the wider Indian market – contractors, waterproofing applicators, facade specialists and project consultants – it is a dependable, all-round building sealant for the majority of above-ground movement and perimeter joints.\n\nThe defining characteristic of PU40 is its low modulus combined with a 25% movement accommodation factor (MAF). Because it develops low stress at the bond line as it stretches and compresses, it protects both itself and the joint arris from the cyclic strain caused by thermal expansion, structural settlement and live loads. That behaviour is formally recognised by its classification as ISO 11600:2002 Type F Class 25LM (F = facade/construction joint, 25 = 25% movement, LM = low modulus), and it additionally meets ASTM C920-95 Type S, Grade NS, Class 25 and US Fed Spec TT-S-00230a. These are the benchmarks Indian consultants and specifiers typically call up in tender documents when an elastomeric joint sealant is required.\n\nPU40 is deliberately positioned as a general-purpose workhorse. It adheres to most common building materials – concrete, masonry, stone, metals and many coated surfaces – and is primerless for the bulk of normal applications, which speeds up site work and reduces the chance of an application error. A primer (Fosroc Primer 7 for porous substrates, Primer 4 for non-porous) is reserved for high-movement joints or joints that will be intermittently immersed. It skins in roughly two hours and is UV-resistant with very good weathering performance, so it holds colour and integrity on exposed facades. Critically, it is an above-ground sealant: it is not formulated for permanent water immersion (use a Fosroc MS-polymer such as Nitoseal MS600 there) nor for trafficked floor joints (use Nitoseal MS300), and those boundaries should be respected on every specification.
The technical insight
The value in PU40 lies in its low-modulus rheology. Modulus is the stress a sealant generates at a given strain; a low-modulus sealant transmits less force back into the joint substrate as it works, which is exactly what you want on weak arrises, old concrete or porous masonry. Paired with a 25% MAF, it can absorb a 50% extension-plus-compression cycle if – and only if – the joint is correctly dimensioned. The governing rule on site is the 2:1 width-to-depth ratio with a minimum sealant depth of 5 mm on non-porous and 10 mm on porous substrates, and a backer rod that creates a two-sided (not three-sided) bond. A sealant bonded to the joint base cannot flex freely and will tear; the backer rod or bond-breaker tape exists precisely to prevent that three-sided adhesion. As a one-part moisture-cure polyurethane, PU40 cures from the surface inward at about 3 mm in 24 hours at 20 C / 50% RH, so very deep or wide beads cure slower and need realistic programme allowance – which is also why the maximum joint width is capped at 35 mm before Fosroc Technical Service should be consulted.
Where it is used

Key advantages
- Single component – no on-site mixing, ready to gun straight from cartridge or sachet
- Low modulus with 25% MAF gives low-stress, durable performance on moving joints
- Primerless on most common substrates, reducing labour and application error
- Fast moisture cure – skins in approx. 2 hours, cures ~3 mm in 24 hours at 20 C
- UV-resistant with very good weathering – suited to exposed Indian facades
- Broad adhesion to concrete, masonry, stone, metal and many coated surfaces
- Wide service temperature range of -40 C to +70 C
- Available in a range of colours for architectural finishing
- Compliant with ISO 11600 Type F 25LM and ASTM C920 – easy to specify in tenders
Limitations & considerations
- Not suitable for permanently water-immersed joints – specify Nitoseal MS600 instead
- Not suitable for trafficked floor joints – specify Nitoseal MS300 instead
- Maximum joint width 35 mm; wider joints require Fosroc Technical Service input
- Do not apply below 5 C or above 50 C substrate/air temperature
- Joint surfaces must be clean, dry and frost-free; damp or contaminated joints fail to bond
- High-movement or intermittently immersed joints require Primer 4 or Primer 7
- Being moisture-cure, deep or wide beads cure slowly and need programme allowance
- Like most polyurethanes, not intended for continuous chemical or solvent contact
Selection & best practice
Design the joint before you order the sealant. Target a 2:1 width-to-depth ratio – a 20 mm joint, for example, takes roughly a 10 mm sealant depth – and never let the depth fall below 5 mm on non-porous or 10 mm on porous substrates. Always install a closed-cell backer rod (Fosroc Hydrocell XL, Expandafoam or backing rod) sized about 25% larger than the joint width, or a bond-breaker tape on shallow construction joints, so the sealant bonds on two faces only and can flex. Where the joint filler is already cellular polyethylene, a separate bond-breaker is not needed. Clean joints back to sound, dry, frost-free substrate; wire-brush, grind or grit-blast metal and remove old sealant fully when resealing. Skip primer for standard joints, but use Primer 7 (porous) or Primer 4 (non-porous) on high-movement or intermittently immersed joints, and reseal within the primer’s open time. Gun the bead firmly to avoid air entrapment and tool it flush within 5 minutes of application to press the sealant against both joint faces. Mask arris edges for a crisp line on visible facades, and do not apply outside the 5-50 C window.

How we position Fosroc Nitoseal PU40
Within the Fosroc range, Nitoseal PU40 is the general-purpose polyurethane workhorse for above-ground movement and perimeter joints. Step up to a Fosroc MS-polymer – Nitoseal MS600 for water-immersed joints or Nitoseal MS300 for trafficked floors – when the exposure exceeds PU40’s remit, and consider Thioflex 600 (a two-part polysulphide) for chemically aggressive or fuel-resistant environments, or Colpor 200PF for trafficked highway and pavement expansion joints. Against the wider market, PU40 competes directly with Sika Sikaflex polyurethane sealants (such as Sikaflex PRO-3 / Sikaflex-11 FC), BASF/MBCC MasterSeal NP grades, and STP (Pidilite) construction sealants – all of which offer comparable low-modulus PU chemistry and ISO 11600 / ASTM C920 ratings. Space Arc Engineering specifies PU40 where a proven, easy-to-apply, primerless single-component sealant is the right fit, and steers clients to the correct alternative when immersion, trafficking or chemical exposure pushes the joint beyond its designed envelope.
