What is it?

A one-part, gun-grade (non-sag) elastomeric joint sealant based on polyurethane technology, designed to seal moving and static joints while accommodating up to 50% total joint movement.

Where is it used?

Expansion, construction and control joints in concrete, brickwork, blockwork, precast panels and stone cladding; perimeter sealing around doors and windows; and floor/trafficked joints across buildings, infrastructure and water-retaining structures.

Why use it?

It combines high movement capability (50% MAF), damp-surface tolerance, UV resistance and strong adhesion to most building substrates in a ready-to-use cartridge or sachet — no on-site mixing.

How is it applied?

Joints are cleaned and dried, a backer rod/bond-breaker is set to control depth, a Fosroc primer is applied where required, then the sealant is gun-extruded and tooled flush within 5 minutes of application.

About Fosroc Nitoseal PU50

Fosroc Nitoseal PU50 is a one-part, gun-grade elastomeric joint sealant built on polyurethane chemistry and supplied ready to use — there is no two-component mixing, no induction time and no proportioning error on site. It is engineered for sealing movement and static joints in a wide range of construction and civil-engineering applications, and is positioned at the higher-movement end of Fosroc’s Nitoseal polyurethane family. Where the lower-cost Nitoseal PU40 handles joints up to 35mm wide, PU50 is rated to seal joints from 5mm up to 50mm wide and to accommodate up to 50% of total joint movement, which makes it the more capable choice for wide expansion joints and façades that see significant thermal or structural cycling.

In the hands of Indian contractors and applicators, the practical appeal of PU50 is twofold. First, it is damp-tolerant: unlike many polyurethane sealants that demand a bone-dry substrate, PU50 can be applied to and will cure against surfaces that are merely damp rather than wet — a genuine advantage on Indian sites during or after the monsoon, in basements, and around water-retaining structures where achieving a perfectly dry joint is impractical. Second, it cures by reaction with atmospheric moisture, skinning over in a couple of hours and developing its cure progressively through the bead, so a freshly tooled joint is rain-resistant relatively quickly. Once cured it forms a tough, flexible rubber that stays bonded to the joint arrises through repeated extension and compression.

The cured sealant is UV-resistant, non-shrinking and non-staining, so it can be used on exposed façades, stone and architectural concrete without leaching plasticiser stains onto adjacent surfaces — a common failure mode of cheaper sealants. It adheres to most common building materials including concrete, masonry, stone, metal and many coatings, generally with the help of the correct Fosroc primer where the joint is highly stressed or periodically immersed. Supplied in convenient cartridges and sachets (foil packs) that fit a standard Fosroc GX gun, it is a workhorse single-component sealant for site teams that need reliable, repeatable joint sealing without batching plant or specialist labour. For Space Arc Engineering’s customers in Delhi NCR and across India, it sits in the catalogue as the go-to high-movement polyurethane gun-grade sealant for both building and infrastructure work.

The technical insight

The number that matters most on a sealant datasheet is the Movement Accommodation Factor (MAF) — the percentage of the joint width the sealant can absorb in cyclic movement without failing in cohesion or adhesion. Nitoseal PU50 is rated at up to 50% movement, which is exceptional for a single-component gun-grade product and is what separates it from the 25% MAF (ISO 11600 Class 25) bracket that most general-purpose polyurethanes, including the sister Nitoseal PU40, sit in. A high MAF only delivers in practice if the joint is detailed correctly: the sealant bead must be free to stretch and compress, which is why the width-to-depth ratio and the bond-breaker are non-negotiable. Fosroc specifies an optimum 2:1 width-to-depth ratio for moving joints, with an overriding minimum sealant depth of 5mm on non-porous substrates and 10mm on porous substrates. A 20mm-wide expansion joint, for example, should carry roughly a 10mm-deep bead of sealant over a closed-cell backer rod (such as Fosroc Hydrocell or an expandafoam/backing rod), so the sealant bonds only to the two joint faces and is free to flex — never three-sided adhesion, which tears the bead. The other technical lever is priming. A primer is not normally required for routine joints, but for highly stressed joints or those intermittently immersed in service, Fosroc Primer 7 is used on porous substrates (concrete, masonry; drying time around 30 minutes) and Fosroc Primer 4 on non-porous substrates (metals, glass; drying time 2-5 minutes). Get the MAF, the geometry, the bond-breaker and the primer right and the sealant performs to its rating; get any one wrong and even a 50% MAF product will debond.

Where it is used

  • Expansion and control/contraction joints in reinforced concrete frames, slabs and pavements
  • Construction joints in cast-in-situ and precast concrete structures
  • Movement joints in brickwork, blockwork and masonry walls
  • Joints between precast concrete panels and around precast cladding units
  • Stone cladding and architectural façade joints requiring a non-staining sealant
  • Perimeter sealing around door and window frames and curtain-wall interfaces
  • Floor and trafficked joints in concrete (subject to traffic-rating and joint design)
  • Joints in and around water-retaining and water-excluding structures such as tanks, basements and retaining walls, where damp tolerance is valuable
  • Sealing joints on damp or recently-cured concrete during or after the monsoon season

Key advantages

  • Accommodates up to 50% joint movement — high MAF for a single-component gun-grade sealant
  • Single-component and ready to use — no mixing, no batching, no proportioning error on site
  • Damp-tolerant — bonds to and cures against damp (not wet) substrates, ideal for Indian monsoon conditions and below-grade work
  • Wide joint range — seals joints from 5mm up to 50mm wide
  • Strong adhesion to most common building materials including concrete, masonry, stone and metal
  • UV-resistant, non-shrinking and non-staining — suitable for exposed façades, stone and architectural concrete
  • Moisture-cure with a fast skin time (approx. 2 hours at 20C/50% RH) so joints become rain-resistant quickly
  • Fits standard Fosroc GX gun in both cartridge and sachet/foil-pack formats for fast, clean application
  • Tough, durable, flexible cured rubber that maintains adhesion through repeated movement cycles

Limitations & considerations

  • Not a structural adhesive — it seals and weatherproofs joints, it does not transfer structural load
  • Requires correct joint design: 2:1 width-to-depth ratio and a backer rod/bond-breaker to prevent three-sided adhesion and bead failure
  • Substrate must be clean and frost-free, and free of laitance, dust, rust, scale and old sealant; preparation by wire brushing, grinding or grit blasting is needed for sound bond
  • Damp-tolerant does not mean it can be applied under standing water or to actively running-wet joints
  • For highly stressed or intermittently immersed joints a primer (Primer 7 porous / Primer 4 non-porous) is required, adding a step and drying time
  • Polyurethane chemistry is generally not recommended for permanently/continuously immersed joints or aggressive chemical-contact joints without checking suitability with Fosroc Technical Service
  • Limited shelf life (around 12 months) and cure rate slow significantly in cold, dry conditions
  • Movement should ideally take place after the sealant is fully cured; early movement on a green bead can impair performance
  • For joints wider than 50mm, an alternative product/system should be specified after consulting Fosroc

Selection & best practice

Design the joint before you order the sealant. For a moving joint, target a 2:1 width-to-depth ratio with a minimum sealant depth of 5mm on non-porous substrates and 10mm on porous substrates, and always install a closed-cell backer rod or bond-breaker tape (Fosroc Hydrocell, expandafoam or backing rod) so the sealant adheres to only the two joint faces — never the back. The backer rod should be roughly 25% larger than the joint width so it stays compressed and in place. Prepare the joint thoroughly: surfaces must be clean, dry-to-damp (not wet) and frost-free, with all laitance, dust, loose material, old sealant, rust and scale removed by wire brushing, grinding or grit blasting. Prime only where needed — Primer 7 on porous substrates (allow ~30 minutes drying), Primer 4 on non-porous substrates (2-5 minutes) — applied thinly with a clean dry brush, and do not leave a primed porous joint unsealed for more than about 4 hours or it must be re-prepared and re-primed. Mask the joint arrises for a neat line, gun the sealant firmly into the joint to fill it completely from the back of the rod, then tool the bead flush within 5 minutes of application to drive it into intimate contact with both faces and remove the masking immediately after tooling. On exposed façades, run an adhesion/compatibility check on representative substrates before full application, and keep stock within its shelf life and stored cool and dry.

Frequently asked questions

Is Fosroc Nitoseal PU50 a polyurethane or a hybrid sealant?
It is a single-component, gun-grade sealant based on polyurethane technology that cures by reaction with atmospheric moisture. Some trade listings describe it as a polyurethane hybrid; functionally it behaves as a high-movement, damp-tolerant polyurethane joint sealant. For the definitive chemistry classification, refer to the current Fosroc technical data sheet.
How much joint movement can Nitoseal PU50 accommodate?
It is rated for up to 50% total movement accommodation (MAF) and seals joints from 5mm to 50mm wide. That high movement capability only holds if the joint is detailed to a 2:1 width-to-depth ratio with a backer rod or bond-breaker so the bead can flex freely between the two joint faces.
Do I need a primer with Nitoseal PU50?
A primer is not normally required for routine joints. For highly stressed joints, or joints that are intermittently immersed in service, Fosroc recommends Primer 7 on porous substrates (drying time around 30 minutes) and Primer 4 on non-porous substrates (drying time 2-5 minutes). Apply primer thinly and seal within the recommended window.
Can it be applied to damp concrete during the monsoon?
Yes — damp tolerance is one of its main advantages. It can be applied to and will cure against surfaces that are damp rather than wet, which suits Indian monsoon conditions and below-grade work. It is not intended for application under standing water or to actively running-wet joints; the joint must still be clean and free of frost, dust and laitance.
How is Nitoseal PU50 different from Nitoseal PU40?
Both are single-component gun-grade polyurethane Nitoseal sealants. PU40 seals joints up to 35mm wide and sits in the 25% MAF bracket, while PU50 is the higher-movement option — joints up to 50mm wide and up to 50% movement accommodation — making it the better choice for wide expansion joints and façades with larger movement. PU50 is also noted for its damp-surface tolerance.
What pack sizes and tools are needed for application?
It is supplied in cartridges and sachets (foil packs) that fit a standard Fosroc GX gun — a 600ml sachet/cartridge is commonly stocked in India. Cut the nozzle at 45 degrees to the joint width, gun the sealant firmly into the joint over the backer rod, and tool it flush within 5 minutes of application. Confirm the exact current pack sizes and colours with Fosroc or Space Arc Engineering.

How we position Fosroc Nitoseal PU50

Within the Fosroc range, Nitoseal PU50 is the high-movement, damp-tolerant gun-grade polyurethane sealant — a step up from Nitoseal PU40/HP40 (joints to 35mm, 25% MAF) for wider expansion joints and more demanding façades. Where a higher-durability silyl-modified/MS-polymer cure is wanted for façades and exposed work, Fosroc’s Nitoseal MS range is the natural sibling; for two-part, pourable or higher-chemical-resistance horizontal joint sealing (for example trafficked and pavement joints) Fosroc offers the Thioflex polysulphide sealants and the Colpor/Nitoseal pouring-grade systems. Buyers should choose by joint type, movement, exposure and substrate rather than by brand alone. Credible alternatives that consultants and contractors specify in India include Sika’s Sikaflex polyurethane sealants (e.g. Sikaflex PRO and Sikaflex Construction), MBCC/Master Builders Solutions MasterSeal joint sealants (the former BASF range), and STP Limited sealants among the domestic manufacturers. As an authorised Fosroc distributor and applicator serving Delhi NCR and Pan-India, Space Arc Engineering supplies Nitoseal PU50 with the matching Fosroc primers, backer rods and bond-breakers, and can advise on joint design and the correct sealant for each application — always cross-check the final selection and exact specification values against the current Fosroc technical data sheet for the project.
