BrandMC-BauchemieCategoryWaterproofingFormA ready-to-use, off-white acrylic polymer paste that cures into a seamless, joint-free elastomeric membrane that is…

What is it?

A ready-to-use, off-white acrylic polymer paste that cures into a seamless, joint-free elastomeric membrane that is fully impervious to water.

Where is it used?

Exposed RCC roof slabs, pitched roofs, balconies, terraces, sunshades, parapet walls, roof edgings and gullies, plus as a protective base or intermediate coat under brickbat coba or IPS flooring.

Why use it?

Genuine crack-bridging elasticity, strong UV resistance with an off-white solar-reflective finish, and a true no-machinery, no-dilution application that most site labour picks up in a day.

How is it applied?

Prime absorbent surfaces with Primex 250 (or Primex 150 over old bituminous felt), then brush or roller-apply Roofex 2000 in two to three coats, building up to roughly 1 mm dry film thickness.

About MC-Bauchemie Roofex 2000

Roof and terrace leakage is one of the most common repeat complaints Space Arc fields across Delhi NCR housing societies, industrial sheds and institutional buildings — and most of it traces back to the same root cause: RCC roof slabs develop fine, hairline shrinkage and thermal cracks within a year or two of casting, and rigid or brittle waterproofing coats simply cannot move with them. Roofex 2000 is MC-Bauchemie’s answer to that specific failure mode. It is a single-component, acrylic polymer-based elastomeric coating supplied ready to use — no mixing, no heating, no dilution — that you stir to a homogeneous paste and apply cold, directly from the pail. On curing it forms a seamless, joint-free membrane with genuine elastic recovery, so it stretches and relaxes over the micro-movement of the slab beneath it instead of cracking through. Its off-white finish is not cosmetic: it reflects solar radiation, keeping the treated surface cooler and reducing the thermal cycling that shortens the life of cheaper black bituminous coatings.

For Space Arc’s applicator teams, Roofex 2000 is usually specified as a system rather than a single tin — it is designed to be paired with Primex 250 (or Primex 150 on old bitumen-coated roofs) as a primer coat, and, where there is an active leak to plug first, with MC-Bauchemie’s MC-Fast ST. On terrace gardens, podium decks, swimming pools and basements — where hydrostatic pressure and constant moisture demand more than a topical coating — MC-Bauchemie’s own guidance is to add a Dichtament DS/DS2 system underneath rather than relying on Roofex 2000 alone, and we specify it accordingly. This system-based approach, not a single miracle product, is what actually delivers the multi-year, leak-free terraces that Delhi NCR clients ask us for.

The technical insight

The datasheet numbers explain why site technique matters as much as the product itself. Each coat of Roofex 2000 is designed to be applied at roughly 650 g/m² to build a 333-micron dry film thickness — meaning a minimum of three coats is genuinely required to reach the ~1 mm total DFT the system is engineered around; a single heavy coat will not deliver equivalent performance no matter how thick it looks wet. The Shore A hardness of 30 with 82% breaking elongation (both to DIN standards) is a soft, rubber-like profile deliberately chosen so the membrane can stretch across a moving hairline crack without tearing at the edges — a stiffer, higher-Shore coating would simply crack alongside the substrate. At 76% solid content, shrinkage after hardening and ageing is rated “none” on the datasheet, which matters because coatings that shrink as they cure lose film thickness and crack-bridging capacity exactly where it is needed most. Combined with a -20°C to +100°C service range, this is a membrane built to survive a Delhi roof’s summer surface heat and winter cold in the same skin.

Where it is used

  • Waterproofing of exposed RCC roof slabs and pitched/sloped roof designs
  • Balconies, terraces, sunshades, chajjas and parapet walls
  • Roof edgings, gullies and flashings around penetrations
  • Repair and re-waterproofing of old, weathered roofs including aged bituminous felt and asphalt surfaces
  • Base or intermediate protective coat beneath brickbat coba or IPS flooring systems
  • Complex roof geometries — domes, arches, shells, folded plates, paraboloids and corrugated sheet roofs
  • Terrace gardens, podium decks, swimming pools and basements when combined with a Dichtament DS/DS2 underlayer
  • New-build roof waterproofing on residential, institutional and light-industrial structures

Key advantages

  • Ready-to-use paste — no mixing, dilution, heating or special machinery needed on site
  • Elastic, crack-bridging membrane that moves with hairline shrinkage and thermal cracks instead of failing at them
  • Seamless, joint-free application with no laps, welds or hot-air sealing, unlike sheet membranes
  • Off-white finish improves solar reflection, reducing roof surface temperature and heat load into the building
  • Lightweight compared with conventional built-up roofing, adding minimal dead load to the slab
  • Resistant to fungus, root growth and microbial attack, useful for terrace gardens and shaded areas
  • Bonds well to a wide range of substrates — concrete, screed, plaster, brick, roof tiles, AC sheets and old bituminous coatings
  • Economical in practice: minimal material wastage since it is used exactly as supplied

Limitations & considerations

  • A site-applied liquid coating, so film thickness and coat count depend on applicator discipline — under-coating is the single biggest cause of premature failure in the field
  • Not designed as a standalone system for permanently submerged or high hydrostatic-pressure conditions (tanks, deep basements); MC-Bauchemie’s own literature calls for a Dichtament DS/DS2 underlayer in those cases
  • Requires priming of absorbent substrates with Primex 150/250 as a separate step, adding one working day and material cost to the schedule
  • Cannot be applied below 5°C or during rain or snow, and freshly applied coats need protection from rain until the 48-hour hardening period is complete
  • 6-month shelf life from manufacture means pails need to be stock-rotated and not held over from a previous season
  • Being acrylic-based, it needs the recommended re-coat/maintenance cycle on heavily trafficked or ponding-prone terraces rather than being treated as a lifetime, walk-on wearing surface

Selection & best practice

Get the substrate right before the first tin is opened: the surface must be firm, clean and free of oil, grease and dust, with cracks, potholes and expansion joints properly sealed and any ponding-causing slope defects corrected first. For active leaks, plug them with MC-Fast ST before waterproofing begins — Roofex 2000 is a preventive membrane, not a leak-stopping mortar. Prime every absorbent surface (bare concrete, screed, brick, old weathered felt or bitumen) with Primex 250, or Primex 150 specifically on bituminous surfaces, and let it cure before coating. Stir Roofex 2000 thoroughly to a homogeneous, thick consistency, then apply a minimum of two coats — three or more on severe-exposure roofs, terrace gardens or repair jobs — to reliably reach the ~1 mm total dry film thickness the system is designed around. Respect the 6-hour touch-dry window between coats and the full 48-hour hardening period before the surface takes traffic or rain, all measured at 20°C/50% RH — Delhi’s peak summer heat will shorten this, its winter mornings will lengthen it.

Frequently asked questions

How many coats of Roofex 2000 does a typical terrace need?
MC-Bauchemie’s datasheet calls for a minimum of two coats to reach roughly 1 mm dry film thickness, but Space Arc recommends three or more coats on exposed terraces, terrace gardens or repair jobs, since under-coating is the most common cause of early failure.
Do I need to prime the roof before applying Roofex 2000?
Yes — bare concrete, screed, brick and other absorbent surfaces need a Primex 250 primer coat first (Primex 150 if the surface is old bituminous felt or asphalt), applied at roughly 75-100 g/m² and allowed to cure before Roofex 2000 goes on.
Can it go directly over my existing old bitumen roofing?
Yes, Roofex 2000 bonds well to weathered bituminous felt and asphalt coatings after priming with Primex 150, which is why it is often specified for re-waterproofing old roofs rather than a full tear-off.
Is Roofex 2000 suitable for a terrace garden or swimming pool?
Not on its own — for terrace gardens, swimming pools and basements, MC-Bauchemie’s guidance is to add a Dichtament DS/DS2 system as an additional layer, since these areas see standing water and hydrostatic pressure that a topical acrylic coating alone isn’t designed for.
What pack size does it come in, and how much area does one pail cover?
Roofex 2000 comes in 40 kg pails. At the specified ~650 g/m² per coat, one pail covers roughly 60 m² per coat, so plan quantities against your total coat count, not a single-coat estimate.
How soon can the terrace be walked on after application?
Allow the full 48-hour hardening period (at 20°C, 50% RH) before regular foot traffic, and keep freshly coated areas protected from rain during that window — Delhi’s heat can shorten this slightly, cooler winter mornings will extend it.

How we position MC-Bauchemie Roofex 2000

Roofex 2000 sits inside a larger MC-Bauchemie roofing and waterproofing family that Space Arc stocks and specifies as complete systems rather than standalone tins. For priming, that means Primex 150 or Primex 250; for plugging active leaks before coating, MC-Fast ST; and for terrace gardens, podiums, pools and basements, the Dichtament DS/DS2 range that MC-Bauchemie itself calls for underneath Roofex 2000 in those wetter conditions. Within MC-Bauchemie’s own roofing line, Roofex 2000 is the economical, brush-and-roller acrylic entry point — projects needing a faster-curing, higher-build polyurethane finish instead often move up to Roofex 2900PM or Roofex 2650 PU, which Space Arc also supplies. Outside the MC-Bauchemie range, the closest genuine equivalent a specifier will encounter is Fosroc’s Nitoproof 280, a water-based polyurethane roof coating aimed at the same exposed RCC roof/terrace application; it is chemically different (PU rather than acrylic) but competes directly on use-case, and either can be the right call depending on budget, cure-time expectations, and whether the site team is more comfortable with an acrylic or a PU workflow.

Preferred brand · Fosroc equivalent

Fosroc Nitoproof 280 — A specifier who wants a water-based polyurethane roof coating instead of an acrylic system — typically for faster cure or a harder film — would reach for Fosroc Nitoproof 280 over Roofex 2000.
