MC-Bauchemie Roofex 2200WB
A water-based, single-component polyurethane liquid membrane built to bridge hairline cracks and keep exposed roofs, terraces and podium decks dry through Indian monsoons and roof-top heat cycles.
What is it?
A ready-to-use, single-component, water-based modified-polyurethane liquid membrane that cures into a seamless, elastomeric waterproofing coat.
Where is it used?
Exposed RCC roof slabs, terraces, balconies, podium and planter-box decks, parking areas, swimming pool surrounds, basements and water-retaining structures.
Why use it?
Water-based chemistry means low odour and easier handling than solvent PU systems, while the cured film stays flexible and UV-stable enough to bridge hairline cracks without laps, seams or a mandatory topcoat.
How is it applied?
Applied cold, straight from the container, by brush, roller or spray in a minimum of two coats over a primed, sound and properly prepared concrete substrate.
About MC-Bauchemie Roofex 2200WB
Roofex 2200WB is the water-based member of MC-Bauchemie’s Roofex family of liquid-applied roof waterproofing systems. Where classic polyurethane roof coatings are usually solvent-borne, Roofex 2200WB is a modified-polyurethane resin dispersed in water: it goes on by brush, roller or spray straight from the container and dries down into one continuous, seamless elastomeric film with no laps or seams for water to creep through. That matters more on an Indian roof than the datasheet language suggests. A typical Delhi NCR terrace swings from near-40°C summer slab temperatures to monsoon downpours within a season, and the coating has to keep flexing across the hairline cracks that inevitably open in the substrate, without losing grip on the concrete or chalking out under UV. MC-Bauchemie states conformance to ASTM C-836 and ASTM C-898 for the cured membrane, the two standards commonly referenced for liquid-applied elastomeric roof coatings and their bond and extensibility performance.
Where Roofex 2200WB earns its place on a specification is the combination of low-odour, water-based handling with genuine outdoor durability — useful on occupied buildings, hospitals, hostels and residential terraces where a strong solvent smell during application is a real objection. Space Arc Engineering supplies and applies Roofex 2200WB across Delhi NCR and pan-India sites, working with architects, PMCs and waterproofing contractors from substrate survey through coat-by-coat execution and post-application flood testing. Treat it as a roof and terrace-class membrane rather than a below-ground tanking system — for basements and water-retaining structures under hydrostatic pressure, MC-Bauchemie’s crystalline and cementitious systems are usually the primary defence, with Roofex 2200WB reserved for the exposed, weather-facing surfaces.
The technical insight
The distinction worth understanding is “water-based” versus solvent or reactive-cure PU. Roofex 2200WB is a polyurethane dispersion — resin particles carried in water rather than solvent — and as that water evaporates during curing, the particles coalesce into a continuous elastomeric film. The practical upshot on site is a shorter recoat window in good weather but real vulnerability to rain or heavy dew before the first coat has skinned over, which is why scheduling around the monsoon calendar matters as much as coat count. ASTM C-836 (historically referenced for liquid-applied elastomeric waterproofing on plaza-type decks) and ASTM C-898 (bonding of liquid-applied membranes to substrates and details) are the two standards MC-Bauchemie cites for the cured film — read these as evidence of crack-bridging and bond-strength testing, not a guarantee that any substrate can be coated without primer and detailing. As with most single-component liquid membranes, finished performance is only as good as the dry film thickness actually achieved, so always confirm current DFT and coverage figures against MC-Bauchemie’s latest India datasheet before quoting a job.
Where it is used
- Exposed RCC roof slabs and terraces, both new construction and refurbishment of ageing, leaking roofs before re-covering.
- Roof gardens, planter boxes and podium decks, where the membrane sits under growing medium in a sandwich waterproofing system.
- Balconies, chajjas, sunshades and parapet copings exposed to direct sun and rain.
- Uncovered or lightly-trafficked parking decks and sunken slabs, protected with a topping or screed at wear points.
- Swimming pool surrounds and wet-area waterproofing on concrete substrates.
- Positive-side waterproofing of basements, retaining walls and foundation structures below grade.
- Water-retaining structures such as sewage, firefighting and utility tanks, where a seamless coat avoids joint leak paths.
- Inverted-roof and sandwich waterproofing systems installed beneath rigid insulation.
Key advantages
- Water-based formulation means low odour on site — a genuine advantage on occupied buildings, hospitals, hostels and residential terraces where solvent smell is a real objection.
- Single-component, ready-to-use liquid — no on-site mixing ratios to get wrong, and less material wastage than two-pack systems.
- Cures to a seamless, fully-bonded film with no laps or seams, removing the lateral water-tracking risk that sheet membranes carry at overlaps.
- Stays flexible and crack-bridging across the temperature swings typical of Indian roof exposure, from summer slab heat to cold winter mornings.
- UV and weathering resistant with stated long-term ageing stability, so it can be left exposed on most roofs without a mandatory separate topcoat.
- Cited conformance to ASTM C-836 and ASTM C-898 gives specifiers a recognised reference point for crack-bridging and bond performance.
- Simple brush, roller or spray application keeps mobilisation and labour training straightforward for waterproofing contractors.
- Adapts to complex roof geometries — domes, arches, shells and corrugated sheet roofs — where sheet membranes are harder to detail.
Limitations & considerations
- Being water-based, the coating needs a genuine dry weather window to cure before rain or heavy dew; monsoon-season scheduling needs care.
- It is a coating system, not a structural repair material — cracked, spalled or delaminated concrete must be repaired before application, not bridged by extra coats.
- Performance depends on achieving the specified dry film thickness across the required number of coats; a thin, rushed single coat will underperform regardless of the product’s stated properties.
- Areas that see regular foot or vehicular traffic need a protective screed, tile bed or paver system over the membrane — it is not a wearing surface on its own.
- Detailed coverage rate, dry film thickness and pack-size figures are not published on MC-Bauchemie’s general India product page; confirm these against the current technical data sheet before finalising a BOQ.
Selection & best practice
Surface preparation decides most of the outcome: repair structurally cracked or spalled concrete first, mechanically remove laitance and curing-compound residue, and bring the surface to the dry condition the coating needs before the first coat goes on. Prime per MC-Bauchemie’s recommendation for the substrate in question. Apply Roofex 2200WB in a minimum of two coats, the second run at right angles to the first, letting each coat touch-dry before the next; reinforce upstands, pipe penetrations, drain outlets and construction joints with an embedded fabric strip rather than relying on the liquid coat alone at details. Protect fresh coats from rain, dust and foot traffic until fully cured, and where the roof sees regular foot or service traffic, lay a protective screed, tile bed or paver system over the finished membrane instead of exposing it directly to abrasion. A post-cure flood test — ponding water for 24–48 hours at drains and low points — remains the most reliable site check before handover.

How we position MC-Bauchemie Roofex 2200WB
Within MC-Bauchemie’s own Roofex range, Roofex 2200WB sits alongside Roofex 2000 (a ready-to-use, economical elastomeric coating for general roof protection) and Roofex 2900PM (referenced against ASTM C309 for vapour-barrier performance) — Space Arc’s technical team can help pick the right variant by exposure, traffic and budget, and can pair Roofex 2200WB with MC-Bauchemie’s Nafuflex bituminous range where a lower-cost first line of defence is acceptable, or with crystalline/cementitious tanking systems for below-grade, hydrostatic-pressure areas that a roof-class membrane isn’t designed for. For specifiers who want a named alternative outside the MC-Bauchemie stable, Fosroc’s Nitoproof 280 is a genuine equivalent — also a single-component, water-based modified-polyurethane liquid membrane for exposed roof waterproofing — and is a reasonable comparison point when a project’s approved-vendor list calls for Fosroc rather than MC-Bauchemie.
Fosroc Nitoproof 280 — A specifier locked into a Fosroc-only approved-vendor list, or wanting a second-source water-based PU roof membrane for a tender, would reach for Nitoproof 280 as the like-for-like equivalent.
