Asian Paints SmartCare SmartCare Damp Proof Xtreme
A fibre-reinforced elastomeric membrane engineered for Delhi NCR terraces — 9-bar hydrostatic resistance, a 12-year warranty, and roof surfaces up to 10°C cooler through peak summer.
What is it?
A single-pack, water-based, fibre-reinforced elastomeric acrylic liquid-applied waterproofing membrane (product code 1B71) that self-primes and cures into a thick, seamless white film.
Where is it used?
Exposed RCC roofs, terraces, parapets, sunshades and exterior vertical walls — including retrofit over existing IPS, brick-bat coba or older cementitious waterproofing.
Why use it?
A 12-year warranty, resistance to up to 9 bar of positive hydrostatic pressure, documented crack bridging, anti-carbonation protection for the rebar underneath, and up to 10°C surface-temperature reduction.
How is it applied?
Brush or roller: a self-primed first coat diluted 33% with water, then a full-strength second coat on terraces; vertical walls also get two coats of Protek or Duralife top coat to qualify for the full warranty term.
About Asian Paints SmartCare SmartCare Damp Proof Xtreme
Walk an RCC terrace in Delhi NCR that’s five monsoons old and the pattern repeats: hairline cracks opened up by summer heat, efflorescence bleeding through the parapet plaster, a ceiling stain two floors down that keeps getting repainted instead of fixed. Asian Paints SmartCare Damp Proof Xtreme (product code 1B71) targets exactly that cycle. It’s a single-pack, water-based, fibre-reinforced elastomeric acrylic membrane, brush- or roller-applied, that self-primes on bare RCC or plaster and cures into a thick, seamless white film. It sits in the middle of Asian Paints’ own waterproofing ladder — above the base SmartCare Damp Proof, below SmartCare Damp Proof Ultra.
Where the entry-level product carries a 10-year warranty, Xtreme steps up to 12 years on terraces and up to 12 years on vertical walls (the exact vertical term depends on the top coat used over it). The reinforcing fibre network inside the film is what earns that longer cover on paper — it’s behind the membrane’s measured crack-bridging figures and its rated resistance to 9 bar of positive hydrostatic pressure, relevant on a Delhi terrace when a cloudburst ponds water faster than the outlets can clear it. Asian Paints markets the system as “Triple Flex-Armour Layer,” though functionally it’s a conventional elastomeric-acrylic-plus-fibre chemistry, the same broad family used across most modern liquid-applied terrace membranes. What stands out on the datasheet is the documented anti-carbonation performance: the cured film resists CO2 diffusion into the concrete, which matters because carbonation is usually what lets moisture reach and corrode rebar long before a leak becomes visible. As Space Arc Engineering, we apply Xtreme as part of the full recommended system — SmartCare Crack Seal for cracks under 3 mm, SmartCare Joint Tapes at horizontal joints, SmartCare Terrace Tile Primer on glossy or tiled bases, and Protek or Duralife top coat on vertical walls — because the datasheet is explicit that skipping any of these affects both performance and the warranty.
The technical insight
The datasheet numbers are worth reading past the marketing language. Pull-off adhesion is rated a minimum 1.5 MPa on dry concrete (ASTM D 4541); tensile strength runs 1.5±0.15 MPa on the thinner horizontal film and 1.8±0.18 MPa on the heavier vertical build (ASTM D 2370, 14-day cure); elongation is a high 380±10% horizontal and 220±10% vertical — the figures that actually explain the crack-bridging claim, since an elastomeric film has to stretch across a moving crack rather than merely sit over it. Water vapour permeability is rated 4.1 g/m²/day (EN ISO 7783), letting residual slab moisture escape gradually instead of blistering the film — a common failure mode in fully vapour-closed systems. Specific gravity per IS 101 runs 1.19–1.32 at 30°C, and % solids (54–60%, ASTM C 1250) gives a rough check on how much film remains once the water carrier flashes off. Coverage is deliberately different by orientation: 0.93 m²/L on terraces (a heavier film built to resist ponding and foot traffic) versus 2.79–3.25 m²/L on vertical walls, where gravity works against film build.
Where it is used
- New-construction terrace and roof waterproofing before handover, where the 12-year warranty is a genuine developer sales point.
- Refurbishment of ageing RCC terraces showing efflorescence, hairline cracking or intermittent seepage.
- Parapet walls, chajjas and sunshades — the details that fail first from thermal movement.
- Exterior vertical wall damp-proofing under a Protek or Duralife top coat.
- Retrofit over sound existing IPS, brick-bat coba or older cementitious waterproofing that has lost its finish coat.
- High-rise residential and commercial terraces where up-to-10°C surface cooling meaningfully cuts top-floor AC load.
- RCC surfaces in pollution-heavy zones where carbonation-driven rebar corrosion is a real long-term risk.
- Podium decks and utility roofs that see periodic ponding but aren’t a trafficked wearing surface.
Key advantages
- 12-year warranty on terraces, among the longer standard terms in Asian Paints’ own waterproofing range.
- Rated to resist up to 9 bar of positive hydrostatic pressure — meaningful during monsoon ponding before roof outlets clear.
- Documented crack-bridging (3.5 mm horizontal, 1.25 mm vertical per AS/NZS 4548), backed by published elongation data rather than just marketing language.
- Anti-carbonation performance that protects the rebar in the slab, not only the visible waterproofing layer.
- Self-priming on RCC or plaster — no separate primer purchase or coat for the base application.
- Up to 10°C surface-temperature reduction on terraces, trimming top-floor cooling loads through peak summer.
- Single-pack, water-based, low-odour, and lead/mercury/chromium-free — straightforward for a site crew to apply without special equipment.
- Tolerant of substrates with up to 70% residual moisture, useful where a full dry-out window isn’t possible before monsoon.
Limitations & considerations
- White only — no tinting or alternate shade, so it won’t match an existing painted terrace scheme without a separate top coat.
- The stated 70% moisture tolerance doesn’t excuse an active leak — the datasheet is explicit that the moisture source must be fixed first, not masked by the membrane.
- In very high terrace temperatures the film can stay slightly tacky for 2–4 weeks after application; it doesn’t affect performance but does pick up surface dust in that window.
- The full 12-year term on vertical walls is conditional on applying the specified Protek or Duralife top coat over it.
- Not rated for rainwater-harvesting collection, and not a standalone wearing surface — sharp furniture legs or careless traffic can puncture the membrane.
- Tiled, glossy or previously oil-coated substrates need extra prep (Terrace Tile Primer or a patch adhesion test) before this will bond reliably.
Selection & best practice
Let new RCC cure a full 28 days before waterproofing, and fix the terrace’s fall/slope first — the membrane manages water, it doesn’t correct ponding caused by a flat or negative slope. Clean the substrate thoroughly (wire brush, water jet, vacuum), strip any old bitumen coating completely rather than coating over it, treat cracks up to 3 mm with SmartCare Crack Seal, and reinforce every joint and corner with SmartCare Joint Tapes. Apply the self-primed first coat diluted 33% with water, then build up with full-strength coats to the datasheet coverage — 0.93 m²/L on horizontal surfaces, 2.79–3.25 m²/L on vertical — since under-application (“stretching” material to cover more area) is the single most common reason a correctly chosen membrane still leaks within a few years. Stay within the 5–35°C application window, never apply ahead of rain, and finish vertical walls with two coats of Protek or Duralife top coat to both protect the membrane from UV and lock in the full warranty term.

Industry use cases
Residential developer, Gurugram
Applied across terrace and mumty roofs of a mid-rise apartment block before OC, with the 12-year warranty documented in the handover package as a buyer-facing assurance.
Warehouse / light-industrial roofing, NCR periphery
Large flat RCC roof re-waterproofed after an old bitumen felt system failed; the white finish’s heat reflectance was a specific ask to cut radiant heat load inside the shed below.
Refurbishment, South Delhi bungalow
A 10-year-old terrace with visible parapet efflorescence and ceiling staining below was stripped back, crack-repaired and re-waterproofed as an AMC job rather than a full re-roof.
Institutional campus (school/hospital)
Sunshades and parapets treated as part of a monsoon-prep maintenance cycle, prioritised because these details fail before the main terrace field does.
Independent floor / villa owner
The single-pack format let a local contractor apply the system without any batching or two-component mixing, keeping the job simple on a smaller terrace footprint.

How we position Asian Paints SmartCare SmartCare Damp Proof Xtreme
SmartCare Damp Proof Xtreme sits mid-ladder in Asian Paints’ own three-tier waterproofing system: the base SmartCare Damp Proof (10-year warranty, economy choice), Xtreme itself (12-year warranty, fibre-reinforced acrylic, documented anti-carbonation and 9-bar hydrostatic resistance), and SmartCare Damp Proof Ultra above it (PU-hybrid, for sites with more severe crack movement). It’s built to work with the rest of the SmartCare system — Crack Seal, Joint Tapes, Terrace Tile Primer and the Protek/Duralife top coats are documented warranty conditions, not upsells. Outside the Asian Paints range, the closest credible equivalent most specifiers reach for is Fosroc’s Nitoproof AW — also a water-based, acrylic, UV-stable liquid-applied membrane for exposed RCC roofs and terraces, though Fosroc’s system reinforces joints and details with scrim rather than fibre through the bulk film, and doesn’t publish the same explicit anti-carbonation claim. Where a project has already standardised on Fosroc’s Nitoproof system for below-grade tanking, specifiers sometimes prefer to stay within that one manufacturer’s warranty for the exposed terrace too, rather than mixing brands across the building envelope.
Fosroc Nitoproof AW — Where a project has already standardised on Fosroc’s Nitoproof system for basement tanking or below-grade waterproofing, specifiers sometimes prefer Nitoproof AW for the exposed terrace too, to keep one manufacturer’s warranty and documentation across the whole building envelope.
