BrandFosrocCategoryWaterproofingFormA two-component, acrylic polymer modified cementitious waterproof coating supplied as a graded cement-and-aggregate…

What is it?

A two-component, acrylic polymer modified cementitious waterproof coating supplied as a graded cement-and-aggregate powder plus an acrylic co-polymer liquid, mixed on site to a brushable slurry or trowelable consistency.

Where is it used?

Water tanks and reservoirs, swimming-pool shells before tiling, below-grade basements, retaining walls, balconies and terraces, and as a protective barrier coat on atmospherically exposed reinforced concrete.

Why use it?

It seals the substrate against water and water vapour, bridges fine static shrinkage cracks, and forms a carbon-dioxide and chloride barrier that protects embedded reinforcement — while still letting the structure breathe.

How is it applied?

Substrate is pre-soaked, the powder is blended into the liquid with a slow-speed paddle, and the mix is applied in two coats by stiff brush, roller or trowel to a total dry film thickness of about 2 mm.

About Fosroc Brushbond 110

Fosroc Brushbond 110 belongs to Fosroc’s well-established Brushbond range of acrylic polymer modified cementitious waterproofing systems. It is a two-pack product: a powder component of specially selected cements, graded hard-wearing aggregates and additives, and a liquid component of blended acrylic co-polymers and wetting agents. When the two are mixed in the correct proportions on site, they form a tough, flexible, fully bonded coating that waterproofs and protects concrete and masonry without a separate primer on normal substrates.

For Indian projects this matters because the dominant waterproofing failures — basement seepage, leaking overhead and underground water tanks, damp pool shells and carbonation-driven reinforcement corrosion — are exactly the conditions Brushbond 110 is formulated to address. It is non-toxic once cured, which is why the Brushbond family is specified as a waterproof base for potable-style water-retaining structures and for swimming pools ahead of tile fixing. Because the coating cures into the substrate rather than sitting on top of it like a loose membrane, it resists positive hydrostatic pressure and tolerates the temperature and UV extremes seen across Delhi NCR and the rest of the country.

Brushbond 110 can be finished as a thin slurry coat for tanks and concealed waterproofing, or built up to a trowelled coat where a thicker, more robust protective layer is needed. It is one of several closely related grades — Brushbond 110 and Brushbond 200 share the slurry/trowelable cementitious approach, while Brushbond RFX and Brushbond UltraFlex offer higher elastomeric crack-bridging for exposed roofs. Space Arc Engineering, as an authorised Fosroc distributor and applicator, supplies Brushbond 110 with the correct ancillary products and gives site-specific application guidance for the Delhi NCR region and Pan-India.

The technical insight

The defining characteristic of Brushbond 110 is that it is a polymer-modified cementitious system, not a pure-cement slurry and not an organic membrane. The acrylic co-polymer liquid does two jobs: it replaces a large part of the gauging water, giving a dense, low-permeability matrix, and it imparts flexibility so the cured film can accommodate fine static shrinkage movement instead of cracking like a rigid render. This is why the Brushbond chemistry is documented as resisting positive hydrostatic pressure up to about a 7 metre water head when applied at the recommended thickness, while still allowing water vapour to escape from the structure (moisture vapour transmission greater than 300 g/m²/day per ASTM E96). That breathability is the key technical advantage over bituminous and many liquid-applied membranes — it prevents vapour build-up and blistering on green or damp concrete. The same dense polymer-modified film also acts as a carbonation and chloride barrier: in accelerated carbonation testing the coated concrete showed effectively zero carbonation depth versus measurable carbonation on uncoated control samples, which translates directly into longer service life for embedded steel in Indian RCC structures.

Where it is used

  • Internal and external waterproofing of overhead, underground and sump water tanks and reservoirs
  • Waterproof base coat to swimming-pool shells prior to fixing tiles or mosaic
  • Below-grade tanking and damp-proofing of basements, lift pits and retaining walls
  • Waterproofing of terraces, balconies, sunken bathroom and kitchen slabs (with screed protection over)
  • Protective barrier coat on atmospherically exposed reinforced concrete against acid gases, chlorides and carbonation
  • Vapour-barrier coating and re-facing of honeycombed or pitted poured concrete
  • Backing coat to marble and granite to prevent water ingress and alleviate staining

Key advantages

  • Non-toxic when cured — suitable for water-retaining structures and pool shells
  • Resists positive hydrostatic pressure (documented up to ~7 m water head at recommended thickness)
  • Excellent adhesion to concrete and masonry; bonds and cures integrally with the substrate
  • Flexible — bridges fine static shrinkage cracks, with thermal movement similar to concrete
  • Allows water vapour to escape, reducing blistering on green or damp concrete
  • Acts as a barrier to carbon dioxide and chloride ions, protecting embedded reinforcement
  • Applied by brush, roller, spray or trowel; minimal surface preparation and low labour cost
  • Durable in Indian climatic conditions including UV exposure

Limitations & considerations

  • A semi-flexible cementitious coating — it bridges fine static cracks, not live/moving or structural cracks; use a high-elongation grade (e.g. Brushbond RFX/UltraFlex) where dynamic movement is expected
  • Substrate must be pre-soaked and free of oil, grease, laitance and curing-compound residues, or adhesion suffers
  • Must not be applied below ~5°C; on hot substrates over ~40°C a slurry primer coat of Brushbond and water is required first
  • Two coats to a total of ~2 mm DFT are needed for full performance; under-thickness application reduces waterproofing and hydrostatic resistance
  • Where exposed to pedestrian/vehicular traffic or heavy loads, a screed or topping must be applied over it for protection
  • Short pot life once mixed — only batch what can be used in time; the official datasheet directs potable-water duty and certain applications to Nitocote CM210 / Brushbond FLX, so confirm the correct grade for the exact use

Selection & best practice

Inspect and prepare the substrate first — remove laitance, curing compounds and contamination (light grit-blasting is ideal), cut out and repair spalled concrete with a Fosroc repair mortar, and treat any algae or moss with a biocide. Always pre-soak the surface with clean water to a saturated surface-dry condition before coating. Pour the liquid into a clean container, then add the powder gradually while mixing with a slow-speed drill and Fosroc mixing paddle to a lump-free, brushable slurry, and keep agitating during use. Apply the first coat well worked into the surface, then apply the second coat as soon as the first has reached touch-dry, building up to about 2 mm total dry film thickness in two coats. On hot substrates over 40°C, apply a slurry primer coat of Brushbond and water first and over-coat while still wet. Only mix what can be placed within the pot life, protect fresh coatings from rain and direct sun, and where the coating will carry loads or traffic, lay a protective screed over it once dry. Clean tools with water immediately after use.

Frequently asked questions

Is Fosroc Brushbond 110 a real Fosroc product?
Yes. Brushbond 110 is listed on the official Fosroc website (fosroc.com/product/show/brushbond-110) within the Brushbond range of two-component, polymer modified cementitious waterproof coatings. Always download the country-specific technical data sheet for the exact pack, coverage and property figures for your market, as values can vary by region and revision.
What is the difference between Brushbond 110 and Brushbond RFX?
Both are acrylic polymer modified cementitious coatings, but Brushbond 110 is a slurry/trowelable grade aimed at tanks, pool bases, basements and concrete protection where it bridges fine static cracks. Brushbond RFX and UltraFlex are higher-elongation elastomeric grades designed for exposed roofs and terraces with more thermal movement. Choose the grade to match the movement and exposure of your surface.
How much Brushbond 110 do I need per square metre?
Plan from the Brushbond coverage figures: roughly 16–18 m² from a 23 kg + 4 L industrial pack and 4–4.5 m² from a 6 kg + 1 L pack at 1 mm thickness. Since the system is applied in two coats to about 2 mm total, budget for two passes plus an allowance for wastage and rough or honeycombed surfaces. Confirm the exact figure on the current TDS for the pack you buy.
Can Brushbond 110 be used for potable water tanks and swimming pools?
The cured coating is non-toxic and the Brushbond family is widely used as a waterproof base for swimming pools before tiling and for water-retaining structures. However, Fosroc’s own datasheet directs strictly potable-water applications to specific grades such as Nitocote CM210 and Brushbond FLX. For drinking-water contact, confirm the approved grade with Fosroc/Space Arc before specifying.
Does Brushbond 110 need a primer?
On normal, properly prepared and pre-soaked concrete or masonry, no separate primer is required — the coating bonds directly. A slurry primer coat (Brushbond mixed with water) is needed only on hot substrates over about 40°C surface temperature, applied and over-coated while still wet, to prevent flash-drying and ensure adhesion.

How we position Fosroc Brushbond 110

Brushbond 110 sits in the mid-range of Fosroc’s cementitious waterproofing portfolio: more flexible and protective than a plain cement slurry, but more economical and breathable than the high-elongation acrylic and PU membranes. It naturally pairs with related Fosroc systems — Brushbond 200 (companion slurry/trowelable grade), Brushbond RFX and UltraFlex (elastomeric roof/terrace grades), Nitocote CM210 (for potable-water duty), Nitoproof 600 and Proofex membranes (for heavier movement or below-grade tanking), Nitobond SBR/EP (bonding aids) and Renderoc repair mortars for substrate reinstatement. Against the wider Indian market it competes with Sika’s SikaTop Seal and Sika MonoTop cementitious coatings, MYK Laticrete / MBS cementitious systems, Dr. Fixit Pidicrete URP and LW+ cementitious coatings, and STP/Bostik cementitious membranes. Brushbond 110’s edge is the Fosroc brand’s documented carbonation/chloride barrier performance, its breathability and hydrostatic resistance, and — for buyers in Delhi NCR and Pan-India — Space Arc Engineering’s authorised supply, genuine-product assurance and applicator backup. For purely decorative or fully exposed roof waterproofing with high crack movement, an elastomeric grade or a PU/acrylic membrane may be the better technical fit, and we will recommend the correct Fosroc product for each situation rather than over-specifying.
