What is it?

A two-component, acrylic polymer-modified cementitious waterproofing coating supplied as a ready-to-mix liquid + powder kit. It cures to a tough, non-toxic, water-resistant film bonded directly to concrete and masonry.

Where is it used?

Water tanks, reservoirs and other water-retaining structures, swimming pool bases (before tiling), basements (below-grade damp-proofing), terraces, balconies, bathrooms and other wet areas.

Why use it?

It bonds straight onto green or mature concrete and masonry without a separate primer in most cases, is potable-water-safe, bridges fine shrinkage cracks, resists carbonation/water ingress, and can be brushed, rolled, sprayed or trowelled to a slurry or trowelable finish.

How is it applied?

Mix the liquid polymer into the powder to a lump-free slurry, pre-soak the saturated-surface-dry substrate, then apply two coats by stiff brush, roller, spray or trowel to a minimum 2 mm total dry film thickness, cross-coating for full pinhole-free cover.

About Fosroc Brushbond 200

Fosroc Brushbond 200 is part of Fosroc’s well-established Brushbond range of polymer-modified cementitious waterproofing coatings. It is a two-component system: a powder component (cement, graded fillers and proprietary additives) and a liquid acrylic polymer component, supplied together in pre-weighed, ready-to-mix kits. When the two are combined on site they form a flexible, dense, brush-applied membrane that is mechanically and chemically bonded to the substrate, rather than a loose-laid or torch-applied sheet. This integral bond is the key reason cementitious coatings of this type perform so well on water-retaining structures: there is no interface for water to track behind, so even if the coating is locally damaged the leak stays local.\n\nBecause it is acrylic polymer-modified, Brushbond 200 is considerably more flexible and more crack-tolerant than a plain cement slurry, while remaining breathable enough to be used on the positive (wet) face of structures such as overhead and underground water tanks. It is non-toxic once cured, which makes it suitable for potable-water tanks and as a waterproof base under swimming-pool tiling. The coating can be finished as a thin slurry for general damp-proofing or built up to a trowelable consistency where a tougher, more abrasion-resistant surface is wanted. For Indian contractors, consultants and architects it sits in the practical middle of the waterproofing toolkit: more robust and longer-lived than a simple admixture or one-coat slurry, but simpler, faster and less skill-sensitive to apply than liquid-applied PU or hot-applied membranes. It is widely specified on RCC water tanks, sumps, basement retaining walls, terraces, chajjas, sunken bathroom slabs and pool shells across residential, commercial and infrastructure projects.

The technical insight

The performance of Brushbond 200 comes from the acrylic polymer film that forms around and between the cement hydrates as the coating cures. This polymer matrix does three things at once: it dramatically lowers the permeability of the cementitious film so it resists water and dissolved carbon dioxide (carbonation), it gives the film enough elasticity to bridge fine, non-structural shrinkage and thermal cracks that would fracture a brittle cement render, and it boosts adhesion so the coating keys onto concrete and masonry without delaminating. Published data for the Brushbond range confirms a tensile bond/adhesion to concrete in excess of 1 N/mm² (ASTM D4541) and tensile strength above 1 N/mm² (ASTM D638) — meaning failure typically occurs in the substrate, not at the coating interface. Water-vapour transmission tests (ASTM E96) show the coated condition effectively eliminating the equivalent air-layer thickness measured on uncoated control samples, which is the technical basis for its claim as a vapour and water barrier. Critically, the coating must be built to a minimum total dry film thickness of about 2 mm in two coats (cross-applied) to develop these protective properties — under-application is the single most common cause of field failure. Coverage is governed by film build: a typical Brushbond pack covers in the order of 14 m² per pack at 1 mm (theoretical), so roughly half that area when applied at the recommended 2 mm over two coats, before allowing for site wastage and surface texture. Substrate must be sound, clean and brought to a saturated-surface-dry (SSD) condition by pre-soaking, since a thirsty substrate will pull water out of the mix and weaken the bond. Exact coverage, pot life and pack figures for the Brushbond 200 SKU should always be confirmed against the current regional Fosroc TDS for the supplied grade, as values differ slightly across the Brushbond family.

Where it is used

  • Positive-side waterproofing of RCC overhead and underground water tanks, reservoirs and sumps (non-toxic, potable-water compatible)
  • Waterproof base coat for swimming pools and water features before fixing tiles
  • Below-grade damp-proofing of basement retaining walls and lift pits
  • Terraces, balconies, chajjas and parapet treatment against rain ingress
  • Sunken slabs of bathrooms, toilets, kitchens and utility areas before screed/tiling
  • Protective anti-carbonation / anti-water coating on concrete and masonry facades and structures
  • Re-facing, re-profiling and re-coating of weathered concrete and masonry surfaces
  • Vapour barrier and damp-proof membrane on internal and external walls

Key advantages

  • Bonds directly to concrete and masonry, forming an integral fully-adhered membrane with no track-back path for water
  • Non-toxic when cured — suitable for potable water tanks and pool bases
  • Acrylic polymer modification bridges fine shrinkage cracks and tolerates thermal movement better than plain cement slurry
  • Breathable: can be applied on the positive (wet) face, allowing the structure to release vapour while blocking liquid water
  • Versatile application — stiff brush, roller, spray or trowel; slurry or trowelable consistency to suit the job
  • Resists water ingress and carbonation, protecting embedded reinforcement and extending structure life
  • Simple two-component, ready-to-mix kit — no specialist torching or hot works, lower skill barrier than PU/APP membranes
  • Water-based and effectively non-flammable, with straightforward water clean-up of tools before set

Limitations & considerations

  • Must be built to a minimum ~2 mm total dry film thickness in two cross-applied coats; thin or single-coat application compromises waterproofing
  • Cementitious system has limited elongation — it bridges fine shrinkage cracks but is not a substitute for an elastomeric membrane over wide or live/structural moving cracks (use Brushbond UltraFlex / a PU system there)
  • Substrate must be structurally sound, clean and brought to saturated-surface-dry; a dry or weak/laitance-bearing substrate gives poor bond
  • Should not be applied below the manufacturer’s minimum temperature, in standing water, in high wind/dusting conditions, or where rain may fall on the fresh film
  • Has a limited pot life once mixed — material must be used promptly and not over-batched
  • Where decorative paints or subsequent coatings are required over it, compatibility trials are advised
  • Not a structural crack repair — active leaks and cracks must first be arrested with the appropriate plugging/grouting product

Selection & best practice

Start with substrate preparation: remove laitance, curing compounds, oil and loose material to expose a sound, clean profile, then pre-soak to a saturated-surface-dry (SSD) condition with no standing water. Arrest any active leaks and treat cracks and construction joints separately (e.g. with a Fosroc plugging mortar / joint detail) before coating. Mix the full liquid component into the powder mechanically to a uniform, lump-free slurry and keep stirring during use; do not retemper with extra water or over-batch beyond the pot life. Apply the first coat well worked into the surface, then apply the second coat at right angles to the first once the first has set hard enough to overcoat, achieving a continuous, pinhole-free film of at least 2 mm total DFT (build extra thickness on traffic-bearing or severely exposed areas). Treat coves, corners and pipe penetrations with extra attention and, where movement is expected, with reinforcing fabric. Protect the fresh coating from direct sun, wind, rain and traffic, and water-cure as advised. On potable tanks, allow full cure and flush thoroughly before commissioning. Always work to the current Fosroc TDS coverage and overcoat-time figures for the exact grade supplied.

Frequently asked questions

Is Fosroc Brushbond 200 safe for drinking-water tanks?
Yes. Brushbond 200 cures to a non-toxic film and is recommended as a waterproof coating for water-retaining structures, including potable-water tanks. As best practice, allow it to cure fully and flush the tank thoroughly before filling and commissioning.
How many coats and what thickness should be applied?
It is applied in a minimum of two coats, cross-applied at right angles, to build a continuous total dry film thickness of not less than about 2 mm. Heavier build is recommended on areas taking foot traffic or severe exposure. Under-application is the most common cause of failure, so the 2 mm build is non-negotiable.
Does Brushbond 200 need a primer?
In most cases no separate primer is needed — it bonds directly to concrete and masonry. What is essential is correct substrate preparation: a sound, clean surface brought to a saturated-surface-dry (SSD) condition by pre-soaking, with no standing water, so the coating keys properly and the substrate doesn’t pull water out of the mix.
Can it be applied on the positive (water) side of a structure?
Yes. Being a breathable, fully-bonded cementitious coating, Brushbond 200 is designed for positive-side application on water-retaining structures and for below-grade basement damp-proofing, unlike many sheet membranes that prefer the negative face.
How is Brushbond 200 different from Brushbond RFX or UltraFlex?
All are polymer-modified cementitious coatings in the same Brushbond family. Brushbond 200 is a robust general-purpose two-component waterproofer. RFX is the widely-used two-component flexible grade, while UltraFlex / FLXIII offer higher elongation for greater crack-bridging over moving cracks. Choose the higher-flexibility grades where significant or live cracking is expected; choose Brushbond 200 for sound substrates needing a tough, economical, fully-bonded waterproof coat.
What surfaces and conditions should be avoided?
Do not apply over weak, dusty or laitance-bearing substrates, in standing water, in strong wind where dust can contaminate the film, below the recommended minimum temperature, or where rain may fall on the fresh coating. Active leaks and wide or structural cracks must be arrested and detailed separately before coating.

How we position Fosroc Brushbond 200

Within the Fosroc waterproofing portfolio, Brushbond 200 sits as a robust, general-purpose two-component cementitious coating. Where greater flexibility and crack-bridging are needed over moving cracks, specifiers typically step up to Brushbond RFX or the higher-elongation Brushbond UltraFlex / FLXIII; for crystalline self-healing protection there is Brushbond Crystal, and for sloped roofs the Roofguard variants. It is frequently used alongside complementary Fosroc systems — Conplast integral waterproofing admixtures dosed into the concrete itself, Nitobond bonding/curing agents for substrate preparation, Renderoc repair mortars to reinstate spalled concrete before coating, and Nitoseal / Thioflex sealants at joints. Against the wider Indian market, credible alternatives a consultant might weigh include Sika (Sika MonoTop / SikaTop Seal-107 two-component cementitious coatings), MBCC/Master Builders Solutions (MasterSeal range), Dr. Fixit (Pidiproof LW+, Fixit 301/Roofseal cementitious and acrylic systems) and STP (Shalimar) two-component coatings — all of which offer broadly equivalent polymer-modified cementitious waterproofing. Brushbond 200’s appeal is the proven Fosroc track record on water-retaining structures, its potable-water safety, and straightforward brush/roller/spray/trowel application.
