Dr. Fixit BI Mastic

The MS-polymer bonding mastic Pidilite pairs with its Amphibia self-adhesive membrane system, built to seal overlap joints on basement and podium waterproofing decks without a primer.

BrandDr. FixitCategorySealants & Joint TreatmentFormA one-component, moisture-curing MS polymer (modified silane) sealant and adhesive mastic, thixotropic, solvent-free…

What is it?

A one-component, moisture-curing MS polymer (modified silane) sealant and adhesive mastic, thixotropic, solvent-free and isocyanate-free, gunned from a cartridge or unipack.

Where is it used?

Mainly on Dr. Fixit’s Amphibia self-adhesive membrane system for basements and podium decks; also for bonding flashing, insulation panels, sills, thresholds and tank or pool basin joints.

Why use it?

It grips aluminium, steel, concrete, plaster, brick, stone and glass without a primer, stays flexible at membrane laps, and skips the isocyanate handling caution PU sealants need.

How is it applied?

Gunned onto a clean, dust-free substrate, tooled to a smooth bead within its skin time, and cured by reacting with ambient humidity, no mixing, no primer on listed substrates.

About Dr. Fixit BI Mastic

Dr. Fixit BI Mastic is the companion sealant Pidilite supplies with its Amphibia self-adhesive waterproofing membrane, the sheet system used on basements, podium slabs and retaining walls of large civil and residential projects. While the membrane sheets handle flat-field waterproofing, BI Mastic does the edge detailing: bonding overlap joints between runs, terminating edges at upstands and pipe penetrations, and locking down flashing at the perimeter. Chemically it is a one-component MS polymer thixotropic sealant, not a bitumen or acrylic gap-filler, which is why it behaves differently from the everyday sealants most crews reach for first.

For Delhi NCR’s steady basement-parking and podium construction, this is a small but consequential product: a membrane system is only as good as its joints, and poorly bonded laps are usually where leaks start. Because it bonds without a primer to most deck substrates, applicator crews move through detailing with fewer prep steps than a primer-dependent PU sealant demands. Space Arc Engineering supplies and applies Dr. Fixit’s Amphibia system as part of its large-project waterproofing scope across Delhi NCR, and specifies BI Mastic strictly as that system’s own jointing mastic, not a stand-in for a general-purpose sealant.

The technical insight

MS polymer chemistry sits between silicone and polyurethane sealants, sharing silicone’s UV stability and solvent-free cure, while staying paintable and free of isocyanate cross-linking, so there’s no added ventilation caution on site. It cures by reacting with atmospheric moisture, skinning within a short window and building through-cure over the following hours to days depending on humidity. What suits it to membrane-lap bonding specifically is an early “initial grip”, a suction-like tack that holds a freshly placed overlap in position before full cure, cutting the need for temporary clamping.

Where it is used

  • Bonding overlap joints between Amphibia membrane runs
  • Terminating membrane edges at upstands and pipe penetrations
  • Bonding aluminium or steel flashing to concrete or masonry
  • Fixing insulation panels without mechanical fasteners
  • Sealing window sills, thresholds and skirting junctions
  • Sealing swimming-pool and water-tank basin joints
  • Elastic bonding of glass, ceramic and stone details
  • Perimeter sealing around penetrations through a membrane deck

Key advantages

  • Primerless bond to most deck substrates, saves prep time
  • Solvent-free and isocyanate-free, fewer handling precautions than PU
  • One-component, ready to gun, no mixing-ratio errors
  • Thixotropic, stays put on vertical and overhead joints
  • Stays elastic after cure, absorbs minor lap movement
  • Formulated for the Amphibia system, compatibility is a known quantity
  • Paintable once cured, matches exposed flashing finishes
  • Strong initial grip cuts the need for temporary clamping

Limitations & considerations

  • Specification-channel product tied to Amphibia, not a shelf-stocked retail sealant; order through Space Arc, not a hardware counter
  • Published numeric data for the India SKU is thin online; Space Arc supplies the current TDS and batch details with each order
  • Moisture-cure, so low humidity or high substrate temperature slows skinning
  • Seals joints in a membrane system; not itself a waterproofing membrane
  • Fresh beads need protection from rain until skinned, a monsoon-season concern
  • Permanently exposed structural joints need the manufacturer’s exposure guidance checked, not assumed indefinite

Selection & best practice

Keep substrates clean, dry and free of dust or oil before gunning the bead; on an unfamiliar surface, run a small adhesion trial even though the product is described as primerless. Tool the bead within the skin-forming window, not after cure has started, and protect fresh joints from rain until skinned. Follow Dr. Fixit’s Amphibia application manual rather than treating this as an interchangeable general-purpose sealant, and let Space Arc’s certified crew handle large-project lap-jointing, since technique at the overlaps affects the whole deck’s warranty.

Frequently asked questions

Is BI Mastic the same as an ordinary bathroom or window sealant?
No, it’s a specification-grade mastic for Amphibia membrane joints; for everyday gap-filling, Dr. Fixit’s MP Sealant or Tileseal are built for that job.
Can it be used without the Amphibia membrane?
It can bond similar substrates generally, but its proven use is within the Amphibia system, so confirm standalone suitability with Space Arc first.
Does the joint need a primer first?
Not on listed substrates if clean and dry; on an unusual or coated surface, run a small adhesion trial first.
How is it packed, and can I buy just one cartridge?
It’s supplied as a gun-applied cartridge through Dr. Fixit’s project channel, not off a retail shelf; ask Space Arc for current pack sizes and MOQ.
How long before a fresh joint can get wet?
It skins within hours and fully cures over a day or two depending on humidity; keep it dry until skinned, and check exact figures on the order TDS.
Will it hold up on a permanently exposed joint?
MS polymers weather better than PU, but most BI Mastic joints end up covered by paving or backfill; confirm exposure guidance with Space Arc for any joint left exposed.

How we position Dr. Fixit BI Mastic

Within the Dr. Fixit range, BI Mastic occupies a narrow, specification-driven slot, distinct from everyday sealants like Dr. Fixit MP Sealant, Tileseal or Jointex, which remain right for their own retail jobs. It’s paired specifically with Dr. Fixit’s Amphibia membrane and sits alongside large-project products such as Dr. Fixit Brush Bond in Space Arc’s portfolio. Where a specifier isn’t locked into the Amphibia system, Fosroc’s Nitoseal MS600, a comparable MS polymer sealant for general construction joints, is a genuine alternative worth naming; Space Arc supplies and applies both and can advise which fits the job.

Preferred brand · Fosroc equivalent

Fosroc Nitoseal MS600 — A specifier not locked into Dr. Fixit’s Amphibia membrane system, or needing an MS polymer sealant for general elastic bonding elsewhere on the same project, might choose Nitoseal MS600 as a chemistry-equivalent alternative.
