Dr. Fixit Roofseal Ultra

A 15-year PU-hybrid roof membrane built for Indian terraces — heat-reflective, crack-bridging, and engineered to survive monsoon ponding.

BrandDr. FixitCategoryWaterproofingFormA single-pack, polyurethane-hybrid elastomeric coating that cures into a seamless, near-1mm rubber-like membrane…

What is it?

A single-pack, polyurethane-hybrid elastomeric coating that cures into a seamless, near-1mm rubber-like membrane, applied in two heavy coats with an alkali-resistant glass-fibre mesh sandwiched in between.

Where is it used?

Flat and low-slope RCC terraces, brick-bat-coba and china-mosaic roofs, podium decks, and any exposed concrete roof that sees monsoon rainfall, ponding, or regular foot traffic.

Why use it?

It pairs a 15-year manufacturer warranty with >300% elongation to bridge live hairline cracks, and a heat-reflective finish that can cool the roof surface by up to 10°C — cutting both leak risk and top-floor heat load.

How is it applied?

Prime with diluted Dr. Fixit Primeseal, then apply two undiluted heavy coats of Roofseal Ultra at right angles to each other, embedding a 2.5mm x 2.5mm glass-fibre mesh between coats to build up 850–1000 microns DFT.

About Dr. Fixit Roofseal Ultra

Monsoon India is unkind to flat RCC roofs. Thermal movement opens hairline cracks through the season, ponding collects at parapets and outlets, and a roof that looked fine in April is often leaking by July. Dr. Fixit Roofseal Ultra sits at the top of Pidilite’s Roofseal range for exactly this problem: a polyurethane-hybrid, liquid-applied membrane built to move with the slab rather than crack alongside it. Unlike a painted-on acrylic waterproof coat, Ultra is laid in two heavy coats with an alkali-resistant glass-fibre mesh sandwiched in between, so what cures on the roof behaves closer to a reinforced elastic sheet than a paint film — roughly 850–1000 microns dry, against the 450–500 microns of the standard Roofseal Classic.

For Space Arc’s applicator teams across Delhi NCR, Roofseal Ultra is usually the call on terraces with a documented leak history, larger open roofs, china-mosaic or brick-bat-coba finishes with irregular texture, or anywhere the owner wants a 15-year warranty rather than a shorter one. It is a heavier, more labour-intensive install than a two-coat acrylic paint job — mesh has to be embedded and lapped correctly, and the substrate primed and detailed properly at drains, upstands and pipe penetrations — but that extra work is what earns the longer warranty and the higher crack-bridging tolerance. We position it as the “do it once, properly” option rather than the annual-repaint route.

The technical insight

Roofseal Ultra’s performance comes from two things working together. The PU-hybrid resin (Pidilite describes it as an acrylate system with proprietary “flutyne” technology) gives the cured film more than 300% elongation, letting it stretch across a hairline shrinkage crack in the slab without tearing — something plain cementitious coatings or thin acrylic paints can’t do. The glass-fibre mesh sandwiched between the two coats is the reinforcement that stops that elastic film from being punctured or over-stretched at any single weak point, spreading load across the weave instead. Building up to 850–1000 microns DFT — roughly double a standard acrylic roof paint — is also what gives the system real ponding-water and foot-traffic tolerance; thin films simply don’t survive standing water or repeated walking the way a near-1mm reinforced membrane does.

Where it is used

  • Waterproofing of flat and low-slope RCC terraces before or after a monsoon leak
  • China-mosaic and brick-bat-coba finished roofs where the surface texture is uneven
  • Large open terraces on bungalows, group housing and commercial buildings needing one continuous membrane
  • Podium decks and roof slabs above occupied space that must stay leak-free
  • Roofs that double as usable terrace space and need to tolerate regular foot traffic
  • Heat-reduction retrofits, using the reflective finish to cool top-floor rooms
  • Detailing around water tanks, AC outdoor units and pipe penetrations
  • Re-waterproofing over sound, well-prepared old cementitious roof screeds

Key advantages

  • 15-year manufacturer waterproofing warranty when applied per specification by a listed applicator
  • Greater than 300% elongation lets the membrane bridge live hairline cracks instead of splitting
  • Glass-fibre mesh between coats adds tear and puncture resistance over plain coatings
  • 850–1000 micron DFT gives real ponding-water tolerance, not just splash resistance
  • Heat-reflective finish can cut roof surface temperature by up to 10°C
  • Highly foot-trafficable once cured, so terraces stay usable
  • Seamless, jointless membrane with no laps for water to exploit, unlike sheet systems
  • Backed by Pidilite’s pan-India applicator and dealer network for warranty support

Limitations & considerations

  • Two-coat plus mesh application is labour- and skill-intensive; poor lapping or thin DFT undermines performance and can void the warranty
  • Meaningfully costlier per litre and per sq ft than Roofseal Classic or a basic acrylic roof paint
  • Cannot substitute for proper roof slope and drainage — it slows but won’t stop failure under permanently standing water
  • Needs a genuinely dry, sound, laitance-free substrate; applying over damp or friable screed undermines adhesion
  • Each coat needs a rain-free window of roughly 24–48 hours, which narrows the practical application season
  • Reflective white finish can pick up surface soiling over years, gradually reducing the heat-reduction benefit

Selection & best practice

Get the substrate right before the product is even opened: remove loose material, fill and level with a cementitious repair mortar, and let the screed cure and dry fully — trapped moisture under the membrane is the single biggest cause of blistering. Prime with Dr. Fixit Primeseal diluted as specified, apply the first Ultra coat undiluted, lay the glass-fibre mesh into it while still wet with roughly 50mm overlap at every joint, then apply the second coat at right angles once the first has set. Give extra attention to upstands, parapet junctions, drain outlets and pipe penetrations — these detail points, not the flat field, are where most roof leaks actually start. Avoid application if rain is forecast within 24–48 hours, and steer clear of scheduling work at the peak of monsoon where possible. For warranty registration, use a Space Arc-listed applicator and keep photographic records of surface preparation and mesh embedment.

Industry use cases

Residential terraces

Independent houses and villas in Delhi NCR re-waterproofing a leaking terrace before the next monsoon, often after a cheaper coating has failed

Group housing / RWAs

Common terrace waterproofing across housing societies, where a 15-year warranty reduces the chance of repeat AMC-funded repairs

Commercial & office buildings

Flat roof decks above occupied floors where leak-free performance and heat reduction both matter for tenant comfort

Institutional (schools, hospitals)

Large open roofs where downtime for re-application is costly, favouring a longer-warranty system over annual maintenance coats

Podium/deck slabs in multi-storey projects

Trafficable podium decks above parking or amenity floors that need a seamless membrane before paving or landscaping goes down

Frequently asked questions

How long does Dr. Fixit Roofseal Ultra actually last?
Pidilite backs it with a 15-year waterproofing warranty when applied by a listed applicator to the specified two-coat, mesh-reinforced system at the correct DFT — real-world life depends heavily on surface prep and roof drainage, so professional application matters as much as the product.
Can I apply it directly over my old, leaking roof coating?
Only if the old coating is sound, well-bonded and free of loose or flaking material. Roofseal Ultra needs a stable substrate, so a failing old membrane should be scraped back and repaired first rather than coated over.
Do I need to paint or topcoat it afterward?
No — the finish coat (available in white, grey and terracotta) is the wearing surface itself; no separate topcoat is required, though periodic cleaning helps retain the heat-reflective performance.
What’s the difference between Roofseal Ultra and Roofseal Classic?
Ultra is the heavier-duty version — roughly double the dry film thickness (850–1000 microns vs 450–500 microns), higher elongation (>300% vs >200%) and a 15-year warranty against Classic’s 10-year cover, aimed at larger or higher-risk roofs.
Will it handle standing or ponding water on my terrace?
The cured membrane itself is ponding-water resistant, but it can’t substitute for proper roof slope and functioning drain outlets — permanent standing water anywhere on the roof should be corrected at the drainage stage, not just coated over.
Can we walk on the terrace after it’s done?
Yes, it is described as highly foot-trafficable once fully cured, which typically takes about 7 days. It is not, however, rated for vehicular traffic, which needs a dedicated deck coating system.

How we position Dr. Fixit Roofseal Ultra

Within Dr. Fixit’s own range, Roofseal Ultra is the premium, mesh-reinforced step up from Dr. Fixit Roofseal Classic (the entry-tier acrylic-hybrid roof coat), and it sits alongside Dr. Fixit Raincoat for vertical wall waterproofing and Dr. Fixit Pidiproof LW+ as an integral admixture used in the repair screed itself — on a full re-waterproofing job, Space Arc often specifies LW+ in the repair mortar, Ultra as the roof membrane, and Raincoat on the adjoining parapet walls as one coordinated system. Where a project genuinely needs a heavier-duty, fully chemical-cured two-component PU membrane — larger podium decks, car-park top decks, or a spec calling for crack-bridging beyond 3mm — Fosroc Nitoproof 650PU is a credible alternative from our Fosroc range, though it comes at a materially higher installed cost and a more technical two-pack application than Ultra’s single-pack, mesh-reinforced system.

Preferred brand · Fosroc equivalent

Fosroc Nitoproof 650PU — Specifiers move to Fosroc Nitoproof 650PU when a project needs a fully chemical-cured, two-component PU membrane with crack-bridging beyond what a mesh-reinforced single-pack system offers — typically on larger podium or car-park decks, at a higher installed cost than Roofseal Ultra.
