What is it?

A ready-to-use, single-component polyurethane (PU) liquid waterproofing membrane from Dr. Fixit (Pidilite) that cures with atmospheric moisture into a continuous, seamless elastic film.

Where is it used?

Flat RCC roofs, terraces, podium decks, balconies, canopy slabs, parapets and roof-garden build-ups on residential, commercial and industrial buildings.

Why use it?

Elongation above 300% bridges hairline cracks and rides thermal movement, while the UV-stable film stands up to exposed Indian rooftop conditions on light-traffic roofs.

How is it applied?

Brush, roller or squeegee in three coats over a primed, sound substrate — total consumption 1.3–1.6 kg/m² for a minimum 1.0–1.5 mm dry film.

About Dr. Fixit Roofseal PolyPlus

Dr. Fixit Roofseal PolyPlus is a premium liquid-applied waterproofing membrane built on single-component, moisture-curing polyurethane chemistry. Straight out of the pail it goes on cold with a brush, roller or squeegee — no torching, no two-pack mixing, no site batching errors. As the wet film draws humidity from the air it cures into one monolithic elastic membrane that follows every outlet, upstand and pipe penetration on the slab. That seamlessness is the point: on Indian terraces, most leaks start at laps and joints in sheet membranes or at shrinkage cracks that rigid coatings cannot follow. A film that stretches beyond 300% and works from −20°C to +80°C simply keeps moving with the slab instead of splitting over it.

Space Arc Engineering supplies Roofseal PolyPlus as an authorised Dr. Fixit distributor and applicator, serving Delhi NCR directly and project sites pan-India. Beyond material supply, our team helps with substrate assessment, coverage take-offs, primer and fleece selection, and trained application crews for warranty-critical terrace and podium jobs. Available finishes are grey, terracotta and off-white.

The technical insight

The membrane works because of how it cures, not just what it contains. Free isocyanate groups in the prepolymer react with ambient moisture, chain-extending into a tightly cross-linked polyurethane-urea network. The result is a film that combines rubber-like extensibility (typically above 300% elongation) with real cohesive strength (tensile above 1.5 MPa) — so when the slab opens a hairline crack under thermal cycling, the membrane necks and stretches across the gap instead of tearing. This is also why application discipline matters: the reaction needs humidity, and each coat must reach its design thickness. Coats one and two at 0.5–0.6 kg/m² each build roughly 0.5 mm of dry film apiece; the third coat at 0.3–0.4 kg/m² closes pinholes and takes the system to its minimum 1.0–1.5 mm DFT. Thin out the film and you thin out the crack-bridging capacity with it.

Where it is used

  • Exposed waterproofing of flat RCC roofs and terraces, with or without a finish over the top
  • Podium slabs and landscaped decks beneath pavers, pedestals or soft landscaping
  • Balconies, chhajjas and canopy slabs with congested outlets and upstands
  • Parapet walls and roof-to-parapet junctions, taken up as a continuous detail
  • Industrial building roofs subject to restricted maintenance foot traffic
  • Roof gardens and green-roof build-ups with fleece-reinforced detailing
  • Re-waterproofing of aged terraces after crack repair and surface preparation

Key advantages

  • Fully seamless film — no laps, welds or joints for water to track through
  • Single component: opens, stirs and applies; no mixing-ratio errors, no hot works permit
  • Elongation above 300% accommodates thermal movement and hairline cracking in the slab
  • UV-stable formulation suited to permanently exposed Indian rooftops
  • Low-VOC, solvent-free system — workable on occupied buildings, hospitals and schools
  • Accepts polyester fleece reinforcement at drains, junctions and cracks for extra security
  • Touch-dry in roughly 4–6 hours at 30°C and 60% RH, so multi-coat programmes keep moving
  • Three finish colours (grey, terracotta, off-white) with solar-reflectance benefit from lighter shades

Limitations & considerations

  • Demands a sound, clean, surface-dry substrate — coating over damp or ponded concrete risks pinholing and blistering
  • Higher material cost per m² than acrylic terrace coatings; justified on life-cycle, not first cost
  • Weather-dependent, multi-coat application — unexpected rain within the cure window can damage a fresh coat
  • Suited to restricted or light foot traffic; regular heavy use needs a protective screed or paver layer over it
  • Will not restrain structural cracks or active movement joints — these must be treated as separate details before coating
  • Film-thickness discipline is essential; dropping the third coat quietly halves the safety margin

Selection & best practice

Start with the slab, not the pail. Clean off laitance, old flaking coatings, oil and dust; cut open and fill cracks with a compatible crack filler, rebuild slopes so water reaches the outlets, and cove the wall-floor junctions. Prime porous concrete with the recommended Dr. Fixit roof primer and let it tack off. Apply the first coat of Roofseal PolyPlus at 0.5–0.6 kg/m² and, while it is fresh, bed polyester fleece into all drains, pipe penetrations, upstands and previously cracked zones. Follow with the second coat at 0.5–0.6 kg/m² laid perpendicular to the first once it is touch-dry (about 4–6 hours at 30°C/60% RH), then finish with the third coat at 0.3–0.4 kg/m². Check wet-film thickness as you go rather than trusting the eye, keep the terrace closed to traffic until full cure, and never apply when rain is expected before the film sets.

Industry use cases

Residential societies

Terrace re-waterproofing over occupied flats — low-odour, cold-applied work with no hot bitumen, and colour options that double as a heat-reflective finish.

Commercial real estate

Podium decks and amenity terraces where the membrane disappears under pavers and landscaping — seamless detailing around planters, drains and light poles.

Industrial and warehousing

Flat RCC roofs of plants and utility blocks with occasional maintenance traffic, where shutdown windows are short and multi-coat speed matters.

Institutional buildings

Hospitals, schools and offices that cannot tolerate solvent fumes or open flames during reroofing works.

Hospitality and roof gardens

Green-roof and rooftop-restaurant build-ups where fleece-reinforced PU handles constant planter moisture and irrigation.

Frequently asked questions

How is Roofseal PolyPlus different from acrylic terrace coatings like Roofseal Classic?
Acrylics are water-based, economical and good for heat reflection with moderate waterproofing. PolyPlus is a full polyurethane membrane — higher elongation, higher film build and better long-term crack-bridging on exposed slabs. Pick acrylic for budget refresh jobs, PU where the leak history is serious.
Can it go over an old terrace with hairline cracks?
Yes — that is its natural use case. Cracks are routed and filled first, the surface is primed, and fleece is bedded into the first coat over previously cracked zones. The cured membrane then bridges further hairline movement. Structural cracks need separate repair before any coating.
Can we walk on the finished terrace, or tile over it?
Light, occasional foot traffic on the exposed membrane is fine. For a regularly used terrace, protect it with a screed or pavers — the membrane keeps working underneath, and on podiums this is the standard build-up.
How much material do I need for a 100 m² terrace?
Budget on total consumption of 1.3–1.6 kg/m², so roughly 130–160 kg for 100 m², plus primer and fleece for the details. Rough or porous slabs push consumption toward the higher end — we help with exact take-offs.
Is a primer compulsory?
On porous concrete, yes. The primer binds residual dust, evens out absorption and prevents the outgassing that causes pinholes in the first PU coat. Skipping it is the most common cause of adhesion complaints.
What happens if it rains between coats?
Once a coat is fully cured, rain is not a problem — lightly clean and dry the surface before the next coat. Rain onto a fresh, uncured coat will mark or damage the film, so plan each coat against the forecast and the 4–6 hour touch-dry window.
