What is it?

A one-part, gun-grade elastomeric polyurethane joint sealant from MC-Bauchemie that cures with atmospheric moisture into a permanently flexible bead.

Where is it used?

Expansion, construction and movement joints in concrete pavements, floors, facades, basements, water-retaining structures and bridge decks.

Why use it?

It absorbs the cyclic opening and closing of joints without cracking or debonding, sealing out water and aggressive agents that would otherwise attack concrete and reinforcement.

How is it applied?

Prime clean, dry joint faces, install a closed-cell backer rod to set depth, then gun the sealant in and tool to a 2:1 width-to-depth profile.

About MC-Bauchemie MC-Seal 180

MC-Seal 180 is a single-component, moisture-curing polyurethane joint sealant supplied by MC-Bauchemie for the elastic sealing of joints in concrete and masonry construction. Joints are not defects; they are deliberately formed to let a structure breathe as it shrinks on drying, expands and contracts with temperature, and settles differentially over time. Left open or filled with the wrong material, those same joints become the easiest route for rainwater, groundwater and dissolved chlorides and sulphates to reach the concrete core and the steel inside it. MC-Seal 180 closes that route with a bead that flexes rather than fractures, making it a straightforward, contractor-friendly answer to a problem that quietly shortens the life of a great many Indian structures.

Because it is one part, there is no mixing, no pot-life clock and no ratio errors on site — the crew simply loads a cartridge or sausage into a standard gun and applies. The polyurethane skins over within a couple of hours and cures from the surface inward as it draws moisture from the air and the substrate, ending up soft, rubbery and firmly bonded to the joint faces. Space Arc Engineering stocks and supplies MC-Seal 180 for building contractors, infrastructure and facility maintenance teams, expansion-joint specialists and waterproofing applicators across Delhi NCR, Ghaziabad, Noida and Pan-India, and can advise on joint design and primer selection alongside the material.

The technical insight

The value of an elastic joint sealant is not in how it looks on day one but in how it behaves over thousands of movement cycles. A concrete floor bay or facade panel expands and contracts every day; a 6 m slab moving through a 35 degree C swing shifts on the order of half a millimetre, and every joint has to swallow that as repeated extension and compression for decades. MC-Seal 180 is formulated as a low-modulus elastomer so it stretches under joint opening with only modest stress transferred back to the bond line, which is where sealants usually fail. Two things make that work in practice. First, the material stays low-modulus and flexible across the service temperature band rather than stiffening in cold weather, so it keeps accommodating movement instead of tearing. Second, correct joint geometry lets the bead deform freely: a backer rod prevents the sealant bonding to the joint bottom (three-sided adhesion), so it can neck down and balloon out cleanly. Get the low-modulus chemistry and the 2:1 width-to-depth profile right together, and the seal fatigues far more slowly than the movement cycles it sees.

Where it is used

  • Sealing sawn and formed expansion joints in warehouse, factory and hardstand floor slabs
  • Movement and construction joints in concrete pavements, roads and paved yards
  • Perimeter and curtain-wall joints around window frames, door frames and cladding panels
  • Construction joints in basement retaining walls, raft slabs and below-grade structures
  • Movement joints in water-retaining structures such as tanks, swimming pools and fountains
  • Deck and abutment movement joints on road and pedestrian bridges
  • Precast panel and blockwork movement joints in building envelopes
  • General elastic sealing of joints between concrete, masonry and stone elements

Key advantages

  • Single component and ready to use — no mixing, no ratio errors and no pot-life pressure on site
  • Applied straight from a standard cartridge or sausage gun, so crews need no special equipment
  • Cures by atmospheric moisture into a permanently flexible, rubbery bead that resists ageing embrittlement
  • Low-modulus behaviour keeps joint-edge stress low, protecting the adhesive bond during movement
  • Bonds to concrete, masonry, stone, metal and glass when the correct primer is used
  • Watertight seal keeps rainwater, groundwater and dissolved salts out of the joint and the concrete
  • Solvent-free, low-VOC chemistry that is easier on applicators and enclosed spaces
  • Can be over-painted once cured for colour matching or added UV protection

Limitations & considerations

  • It is a joint sealant, not a structural or load-transfer material — heavily trafficked, hard-arrised joints may still need a rigid or semi-rigid filler
  • Most porous substrates require the correct primer; skipping priming is the most common cause of adhesive failure
  • Performance depends on correct joint design — wrong width-to-depth ratio or a missing backer rod will overstress even a good sealant
  • Substrates must be clean, sound and genuinely dry; application onto damp or contaminated faces compromises the bond
  • Uncured polyurethane is moisture-sensitive and has a finite shelf life, so cartridges must be stored sealed and cool
  • Bare polyurethane can chalk under long-term UV exposure and may need over-painting where appearance matters

Selection & best practice

Start with the joint, not the gun. Confirm the joint width suits the expected movement, then set depth with a closed-cell polyethylene backer rod sized about a quarter larger than the joint width so the bead lands near a 2:1 width-to-depth ratio and never bonds to the joint bottom. Clean the faces back to sound, dust-free concrete with a wire brush, grinder or compressed air, and make sure they are dry — no application onto wet or oily surfaces. Prime porous faces with the recommended polyurethane primer and let it flash off to tack-free. Gun the sealant in without trapping air, then tool the bead firmly against both faces in one pass to wet out the bond line and leave a slightly concave finish. Apply within the recommended ambient temperature window, keep foot and wheel traffic off until the surface has properly skinned, and allow full through-cure before the joint is put into heavy service.

Frequently asked questions

Is MC-Seal 180 a single-component product that needs mixing?
No. It is a one-part, moisture-curing polyurethane that is ready to use straight from the cartridge or sausage. There is nothing to mix, no ratio to get wrong and no pot life to race against — you gun it into the prepared joint and tool it off.
How much joint movement can it handle?
It is a low-modulus elastic sealant in the Class 25 family, meaning it is designed to accommodate cyclic joint movement of roughly a quarter of the joint width in service. Actual capacity depends on correct joint width, depth and design, so size the joint to the expected movement rather than relying on the sealant alone.
Do I need to prime the joint before applying it?
On porous substrates such as concrete, stone and masonry, yes — use the recommended polyurethane primer. Priming is the single biggest factor in whether the bond survives, so it should not be skipped. On some non-porous surfaces a primer may not be needed; confirm against the product data before you start.
Why is a backer rod important?
The backer rod sets the sealant depth and, just as importantly, stops the sealant bonding to the bottom of the joint. That keeps adhesion to the two joint faces only, so the bead can stretch and compress freely. Bond it on three sides and it will tear itself apart under movement, however good the sealant is.
Can MC-Seal 180 be used in water-retaining structures and can it be over-painted?
It is suited to movement and construction joints in structures like tanks and pools, and once fully cured it can be over-painted with most compatible paints for colour matching or extra UV protection. For potable-water contact, confirm the specific grade and any required approvals for the application.

How we position MC-Bauchemie MC-Seal 180

MC-Seal 180 is MC-Bauchemie’s answer for elastic sealing of movement and construction joints and pairs naturally with the wider MC-Bauchemie repair and protection range Space Arc carries. For heavy structural or industrial-floor joints subject to hard-wheel traffic, a semi-rigid or epoxy joint filler is a better companion than an elastic sealant, and the two are often specified side by side. Across our other brands, comparable single-component PU and MS-polymer gun-grade sealants include Sika’s Sikaflex range and Dr. Fixit’s PU sealants, while Fosroc offers directly equivalent gun-grade options — all stocked by Space Arc so specifiers can match brand preference, approvals and availability on a given project.
