A fibre-reinforced acrylic-silicone coating that waterproofs an exposed RCC terrace and takes the edge off summer roof heat, backed by a 12-year manufacturer warranty.

BrandDr. FixitCategoryWaterproofingFormA three-coat, fibre-reinforced acrylic-silicone elastomeric waterproofing coating for exposed RCC terraces and roofs…

What is it?

A three-coat, fibre-reinforced acrylic-silicone elastomeric waterproofing coating for exposed RCC terraces and roofs, built to bridge hairline cracks and reflect heat.

Where is it used?

Flat RCC roofs, terraces, podiums, and china-mosaic or brick-bat-coba roofs on homes, apartments, schools and factory sheds across India.

Why use it?

Combines waterproofing with thermal comfort — Dr. Fixit states it can cut roof surface temperature by up to 10°C — plus over 300% elongation to move with the structure and a 12-year manufacturer warranty.

How is it applied?

Applied cold by brush or roller as a self-priming diluted base coat, followed by two reinforced finishing coats with glass-fibre mesh sandwiched at cracks and junctions; no torch, no hot-applied membrane.

About Dr. Fixit Roofseal Select

Most Indian terraces fail the same way: a hairline shrinkage crack opens after a couple of monsoons, water tracks in at a parapet junction or pipe sleeve, and a ceiling stain shows up weeks after the leak actually started. Dr. Fixit Roofseal Select is built around that pattern. It’s a self-priming, three-coat acrylic-silicone elastomeric system: a diluted primer locks into the concrete or brick-bat-coba screed, a woven glass-fibre mesh is pressed into the wet first coat at cracks, parapet junctions and pipe collars, and two further coats are brushed on at right angles to close pinholes and build a continuous film. With over 300% elongation, the coating stretches and recovers as the slab moves through summer heat and monsoon cooling, instead of cracking the way a rigid cementitious coat eventually does.

Within Dr. Fixit’s own terrace range, Select sits above the budget Roofseal Classic and just below the foot-traffic-rated Roofseal Ultra, backed by a 12-year warranty. That makes it the coating Space Arc specifies most often for occupied-house terraces and RWA roof jobs across Delhi NCR — independent bungalows, builder-floor terraces and low-traffic apartment roofs where the owner wants genuine crack-bridging waterproofing and a cooler top floor, without paying for Ultra’s heavier build meant for roofs used daily as a walkway. It is not a below-grade or water-tank product, and we say so plainly — for concealed or negative-pressure waterproofing, a different chemistry is the right call, and we specify accordingly rather than force-fitting one product to every roof.

The technical insight

Select’s chemistry is a silicone-modified acrylic — Dr. Fixit calls it “acrylate-silicone” — rather than a plain acrylic emulsion. The silicone component improves UV and weathering resistance on a film that sits in full sun for years unprotected, while the acrylic backbone keeps it flexible enough to deliver the quoted >300% elongation. The embedded 2.5mm glass-fibre mesh is the step installers most often skip to save time, but it’s what stops a substrate crack from telegraphing straight through the coating — without it, the film is bridging cracks on flexibility alone, a much shorter-lived fix. Dr. Fixit’s claim of up to 10°C surface cooling is a manufacturer figure under specific test conditions, not an independently certified cool-roof rating, so we treat it as directional: real cooling depends on colour, orientation and whether the room below has any insulation at all.

Where it is used

  • Waterproofing exposed RCC terraces on homes and builder floors before monsoon
  • Re-waterproofing old china-mosaic or brick-bat-coba roofs without breaking out the finish
  • Apartment/RWA common-terrace waterproofing once an aged membrane is past its life
  • Podium decks and utility terraces with only light, occasional foot traffic
  • Factory shed and warehouse RCC roofs prone to ponding and cracking
  • School and institutional terraces recoated during vacation before the rains
  • Sealing roof-to-parapet junctions, pipe collars and AC-unit plinths
  • Top-floor heat mitigation where the terrace slab is the only sun barrier

Key advantages

  • Bridges hairline cracks via >300% film elongation instead of cracking with the slab
  • Glass-fibre mesh at joints and cracks cuts pinhole/blister failures common to plain coatings
  • Overcoats most sound old terraces directly — no hacking off existing screed or tiles
  • Cold-applied by brush or roller — no torch or hot-bitumen kettle on site
  • Manufacturer-claimed surface cooling adds a comfort benefit plain coatings don’t offer
  • Available in White, Grey and Terracotta, so the terrace looks finished, not patched
  • 12-year warranty is a real step up from budget single-coat terrace paints
  • Nationwide Dr. Fixit dealer network keeps touch-up material easy to source later

Limitations & considerations

  • Not for below-grade, tank or negative-pressure work — that needs a different chemistry
  • The 10°C cooling figure is Dr. Fixit’s own claim, not an independent cool-roof rating
  • Light foot traffic only; daily-use walkways or drying terraces need Roofseal Ultra instead
  • Depends heavily on correct dilution and a dry substrate — rushed application is the usual failure cause
  • Needs periodic recoating over the years, like all elastomeric terrace coatings
  • Full 12-year warranty validity generally expects a Dr. Fixit certified applicator on the job

Selection & best practice

Treat every crack, pipe sleeve and parapet junction before touching the primer — that’s where terraces actually fail. Rake out cracks, wash and dry the screed fully, then prime at the specified dilution rather than eyeballing it. Press the mesh into the first coat while wet at every junction, and brush the two finishing coats at right angles to eliminate pinholes. Plan for a dry window ahead of the monsoon, respect recoat intervals, and get it signed off by a certified applicator so the warranty holds.

Industry use cases

Residential

A Gurugram bungalow terrace with monsoon seepage, fixed with crack treatment, junction mesh and a full Select recoat before the rains.

RWA / apartment

A Noida society’s ageing common terrace recoated with Select over the sound existing screed instead of a costlier full re-membrane.

Industrial

A Faridabad packaging unit’s roof, where drain-side ponding and cracks were treated before coating up the parapet.

Institutional

A Delhi school terrace recoated in vacation to close hairline cracks ahead of the next monsoon.

Commercial

An office utility terrace with occasional maintenance traffic, finished in Grey to hide dirt streaking between cleanings.

Frequently asked questions

Can it go over my existing waterproofing coat?
Usually yes, if the old coat is sound and well-bonded. If it’s lifting or ponding water, it needs repair first, or the new coat fails with it.
How is Select different from Classic and Ultra?
Classic is the budget entry coat; Select is the mesh-reinforced 3-coat system with a 12-year warranty; Ultra is a heavier, foot-traffic-rated 2-coat system.
Does it really cool the top floor?
There’s a real basis — reflective film reduces roof surface temperature — but “up to 10°C” is Dr. Fixit’s own figure, and results vary with colour and shading.
What surface prep does it need?
A sound, clean, dry screed; cracks and junctions raked out and treated first; and mesh pressed into the wet first coat — skipping the mesh is the common shortcut.
Can we walk on it once cured?
Light, occasional foot traffic only. A terrace used daily as a walkway needs Roofseal Ultra’s heavier build instead.
What does the 12-year warranty cover?
Waterproofing failure of the applied system, per Dr. Fixit’s terms; full validity generally expects installation by a certified applicator like Space Arc.

How we position Dr. Fixit Roofseal Select

Within Dr. Fixit’s own range, Select sits between the budget Roofseal Classic and the foot-traffic-rated Roofseal Ultra; Space Arc stocks and applies all three and recommends the tier by how the roof is actually used, not just budget. Fosroc is a credible waterproofing brand, but its relevant products — polyurethane membranes like Nitoproof and crystalline systems like Brushbond — target concealed, below-grade or water-retaining structures, not an exposed terrace coating. So the real choice on an exposed roof is between Dr. Fixit’s own Roofseal tiers, not between Dr. Fixit and Fosroc.
