Fosroc Nitoflor PM
A tough, rubber-modified polyurethane repair mortar that rebuilds spalled movement-joint arrises in industrial floors and takes forklift traffic in about 6 hours.
What is it?
Nitoflor PM is a tough, rubber-modified polyurethane (PU) repair mortar from Fosroc, formulated with a high resin content so it wets out the surrounding concrete without a separate primer.
Where is it used?
Used to rebuild and repair the broken-away arrises (edges) of movement and construction joints in industrial concrete floors — warehouses, factories, cold stores, loading bays and other forklift / wheeled-traffic areas.
Why use it?
It restores damaged joint edges with a flexible, impact- and abrasion-resistant material that withstands continuous forklift and wheeled-traffic wear, cures at low temperatures, and returns the floor to service quickly (traffic in around 6 hours).
How is it applied?
The damaged joint arris is saw-cut/chased to sound concrete, cleaned, then the two-part PU mortar is mixed and trowel-applied into the prepared edge — typically around 5 mm and deeper — finished flush with the floor, no primer required.
About Fosroc Nitoflor PM
Fosroc Nitoflor PM is a purpose-built joint-edge repair compound, not a general floor topping. In service, the arrises (the top corners on each side of a movement or construction joint) take the worst of the abuse on an industrial floor: every hard-wheeled forklift tyre and pallet truck hammers that edge, and over time the concrete spalls, chips and breaks away, leaving a ragged, widening gap that only gets worse and becomes a trip and damage hazard. Nitoflor PM is the material Fosroc specifies to rebuild that edge. It is described by Fosroc as an extremely tough polyurethane mortar that is modified with rubber, giving it the flexibility to live with a working joint while still resisting impact and abrasion. Crucially, it carries a higher resin content than most flooring repair compounds, which lets it wet out the surrounding concrete and bond without the separate priming step that most epoxy and PU repair mortars demand. For an Indian contractor working a live, operating facility, that primer-free behaviour plus a low-temperature cure and roughly 6-hour return-to-traffic is the whole value proposition: you can chase out a row of damaged joints over a weekend shift and have forklifts running on Monday morning. This page is written for the engineers, applicators, facility managers and procurement teams who keep distribution centres, manufacturing sheds and cold-storage floors running across Delhi NCR and the rest of India.
The technical insight
The defining technical choices in Nitoflor PM are its chemistry and its resin loading. As a rubber-modified polyurethane, it sits deliberately between a rigid repair material and a flexible sealant. A pure epoxy mortar is hard and strong but brittle at a moving joint — it will debond or crack as the slabs expand and contract. A soft joint sealant flexes well but has no load-bearing edge strength and is shredded by hard-wheeled traffic. The rubber modification gives Nitoflor PM enough resilience to absorb the cyclic movement and the repeated wheel impact at the arris, while the polyurethane backbone keeps the surface tough and abrasion-resistant. The higher-than-usual resin content does two jobs at once: it carries the filler to a trowellable mortar consistency and it provides enough free resin to wet out and grip the cut concrete face, removing the priming coat from the critical path. The low-temperature cure is what makes it usable in cold stores and in winter night-shift work where epoxy systems stall. Because the published Fosroc product page emphasises qualitative performance (impact, abrasion and traffic resistance) rather than a full numeric property set, the exact compressive/flexural figures, mix ratio and temperature window should always be confirmed against the current country-specific Technical Data Sheet for the supplied pack before a job is specified or priced.
Where it is used
- Rebuilding spalled or broken-away movement-joint arrises in industrial concrete floors
- Repairing construction-joint edges damaged by forklift and pallet-truck traffic
- Edge repair on warehouse, distribution-centre and 3PL floors with intensive MHE movement
- Cold-store and chilled-warehouse joint repairs where low-temperature cure is required
- Joint-edge reinstatement in manufacturing plants, automotive and engineering workshops
- Loading-bay, dock-leveller approach and ramp joint repairs subject to heavy wheeled traffic
- Pre-coating remediation of joint edges before applying a new floor coating or screed
- Fast-turnaround joint repairs in operating facilities that cannot tolerate long downtime
Key advantages
- Rubber-modified polyurethane combines flexibility at a working joint with toughness at the trafficked edge
- High resin content wets out the substrate and bonds without a separate primer, saving a coat and time
- Cures at low temperatures, making it suitable for cold stores and winter/night-shift repairs
- Accepts traffic in approximately 6 hours, allowing fast return of the floor to service
- Exceptional resistance to impact and abrasion from forklift trucks and wheeled traffic
- Withstands continuous wear and tear at the most heavily abused part of an industrial floor
- Trowel-applied to the prepared joint edge — no specialist mixing plant needed for a localised repair
- Backed by the Fosroc Nitoflor industrial-flooring range, with full applicator support from Space Arc
Limitations & considerations
- A dedicated joint-arris repair compound, not a floor topping, screed or full resurfacing system
- Bond and performance depend on correct preparation — joint edges must be cut/chased to sound, clean, dry concrete
- It repairs the joint edge; it does not replace a proper joint sealant in the gap or address the movement source
- Polyurethane chemistry is moisture-sensitive during cure — uncontrolled rising damp or standing water can impair results
- Coverage of roughly 1 m² per 10 kg pack at 5 mm means material quantity rises quickly with depth and joint length
- Two-part material with a finite working/pot life once mixed — only mix what can be placed in time
- Full numeric properties (mix ratio, strengths, temperature limits) must be read from the current country-specific TDS
- Not a substitute for slab repair where the underlying concrete or sub-base has failed beyond the joint edge
Selection & best practice
Treat Nitoflor PM as edge surgery, not patching. Saw-cut or chase back the damaged arris on each side of the joint to a clean, square profile in sound concrete, removing all loose, contaminated and laitance-affected material, then dry and dust-free the surface (oil-free compressed air or vacuum). Re-form the joint line with a bond-breaker or backing so the repair does not bridge and lock the moving joint. Mix the two components thoroughly and completely to a uniform colour, mixing only the quantity you can place within the working time, and trowel firmly into the prepared edge to ensure full wet-out against the cut face, finishing flush with the floor. Respect the low-temperature cure benefit but still protect fresh work from water and traffic until cured; allow the full cure (traffic in around 6 hours under suitable conditions) before reopening to forklifts. After the arris repair has cured, reinstate the correct movement-joint sealant in the gap. Always work to the current Fosroc TDS and SDS for the supplied pack, and involve Space Arc’s applicator team for larger or cold-store programmes.

Industry use cases
Warehousing & 3PL
Distribution-centre and logistics floors see relentless forklift and pallet-truck movement across every joint. Nitoflor PM rebuilds the spalled arrises so MHE rolls smoothly, cutting tyre damage, load spillage and the risk of the joint widening further.
Cold Storage & Food Processing
Its low-temperature cure makes it one of the few PU joint repairs that can be applied inside chilled and cold-store environments without bringing the room up to ambient, allowing edge repairs with minimal disruption to the cold chain.
Manufacturing & Automotive Plants
On production-shed and assembly-plant floors, damaged joint edges create vibration and hazards for trolleys and AGVs. Quick-curing arris repairs reinstate a flush, durable joint line during a short maintenance window.
Loading Bays & Dock Approaches
Dock-leveller approaches and ramp joints take concentrated wheel impact from loaded vehicles. The rubber-modified toughness resists this repeated hammering far better than a rigid mortar or a soft sealant alone.
Pharma, FMCG & General Industrial
Where a new floor coating or screed is planned, Nitoflor PM is used first to make good failed joint edges so the subsequent flooring system runs over a sound, continuous arris rather than a crumbling one.

How we position Fosroc Nitoflor PM
Nitoflor PM occupies a specific niche in the Fosroc Nitoflor range: it is the joint-arris repair specialist, distinct from wear-resistant toppings like Nitoflor Hardtop and the quartz/coloured screeds, from self-smoothing epoxy systems such as Nitoflor FC series, and from the damp-proofing membrane Nitoflor DPM. On a real project it is usually paired with a Fosroc movement-joint sealant (for example the Nitoseal / Thioflex PU and polysulphide sealant families) and, where the slab itself needs attention, with Renderoc or Nitomortar repair mortars and Nitofill / Conbextra injection or gap-filling products — Nitoflor PM rebuilds the edge, the sealant handles the moving gap, and the mortars handle the body of the concrete. Against competitor systems, credible alternatives an Indian specifier may evaluate include Sika’s PU joint and edge-repair mortars (Sikadur / Sikafloor and Sikaflex joint products), MBS/MYK Laticrete and STP (Shalimar/Zydex-adjacent) industrial-floor repair offerings, and on the waterproofing-led side Dr. Fixit’s repair range — though several of those lean epoxy and are better suited to rigid repairs than to a flexing, hard-wheel-trafficked joint edge. Nitoflor PM’s differentiators remain its rubber-modified flexibility, its primer-free bonding and its low-temperature, fast-traffic cure. As an authorised Fosroc distributor and applicator across Delhi NCR and Pan-India, Space Arc Engineering supplies genuine Nitoflor PM, advises on whether an arris repair or a fuller joint reconstruction is the right call, and can execute the works with trained applicators.
