Fosroc Nitoprime AW
Water-based, alkali-resistant acrylic primer that seals cementitious surfaces and locks in adhesion for Fosroc water-based protective coatings.
What is it?
A water-based, white acrylic emulsion primer engineered to seal and stabilise cementitious surfaces before applying Fosroc water-based acrylic topcoats such as Nitocote Wallguard and Brushbond Roofguard.
Where is it used?
Internal and external concrete, plaster and masonry walls and roof slabs across residential, commercial and institutional projects in Delhi NCR and Pan-India, particularly on high-pH and efflorescence-prone substrates.
Why use it?
It provides deep penetration, excellent adhesion and alkali resistance on fresh, high-pH cementitious surfaces, reduces topcoat consumption and gives a uniform white base that improves the hiding power of the finish coat.
How is it applied?
Diluted with water at 2:1 (primer:water), stirred to a uniform consistency and applied by brush, roller or spray as a single sealing coat, then over-coated with the chosen water-based acrylic system once dry.
About Fosroc Nitoprime AW
Fosroc Nitoprime AW is a single-component, water-based primer formulated from acrylic emulsion polymer, carefully graded fine fillers, white pigments and additives carried in water. Within Fosroc’s protective coatings range it performs one specific, important job: it conditions raw cementitious surfaces so that water-based acrylic protective and decorative coatings bond reliably and perform to their rated life. In Indian construction practice, exterior walls and terrace slabs are frequently coated only weeks after plastering or screeding, when the surface is still strongly alkaline and prone to efflorescence. Coating such a surface directly often leads to patchy adhesion, blistering and premature flaking. Nitoprime AW is designed to bridge that gap.
The primer is built around chemically inert acrylic polymers, which is the key to its behaviour on high-pH substrates. Because the binder does not react with free lime and alkalis migrating out of the concrete or plaster, the primer film stays stable where conventional reactive primers can saponify and fail. The fine fillers and white pigments do two things at once: they penetrate into the open pore structure of the substrate to create a strong mechanical and chemical key, and they leave a smooth, opaque white base that improves the hiding power and evenness of the topcoat that follows. The result is a sealed, uniform, well-keyed surface that lets the finish coat develop its full film thickness and colour without being robbed by a thirsty or chalky substrate.
Nitoprime AW is the recommended primer beneath Fosroc’s water-based acrylic systems, most notably Nitocote Wallguard, the anti-carbonation and weather-resistant exterior wall coating, and Brushbond Roofguard, the fibre-reinforced acrylic roof waterproofing membrane. It is equally at home on internal walls before water-based acrylic decorative or protective coatings. As a water-based product it is low-odour, easy to apply and to clean up, and well suited to occupied buildings, schools, hospitals and other India projects where solvent fumes and downtime must be minimised. Space Arc Engineering supplies Nitoprime AW as an authorised Fosroc distributor, with technical support on substrate assessment, dilution and system build-up for Delhi NCR and Pan-India sites.
The technical insight
The performance logic of Nitoprime AW rests on chemical inertness plus controlled penetration. Ordinary masonry primers can react with the alkaline pore solution of young concrete and cement plaster; that saponification weakens the primer film and is a common root cause of topcoat peeling on Indian facades coated too soon after construction. Nitoprime AW uses chemically inert acrylic polymers that resist this attack, which is why Fosroc rates it as suitable for high-pH substrates and credits it with excellent efflorescence resistance. The product is supplied concentrated and is diluted on site with clean water at a 2:1 ratio (two parts primer to one part water). This dilution is deliberate: it lowers viscosity so the binder is carried deep into the surface pores rather than sitting as a film on top, maximising the anchorage available to the subsequent coat while keeping enough solids to leave a sound, sealing white base. After application it dries in roughly 2 to 3 hours at 27 degrees C; over-coating should follow once the primer is touch-dry and the substrate is sound. One important discipline is that Nitoprime AW primes water-based acrylic systems specifically; it is not a universal primer for epoxy, polyurethane or bituminous topcoats, which have their own dedicated Fosroc primers.
Where it is used
- Priming external cementitious walls before Fosroc Nitocote Wallguard anti-carbonation acrylic coating
- Priming terrace and roof slabs before Brushbond Roofguard fibre-reinforced acrylic waterproofing
- Sealing freshly plastered or screeded high-pH surfaces that must be coated before full carbonation
- Internal wall priming ahead of water-based acrylic protective or decorative coatings
- Conditioning efflorescence-prone masonry and concrete to stabilise the surface before coating
- Establishing a uniform white base coat to improve hiding power and colour evenness of acrylic topcoats
- Preparing porous or chalky cementitious substrates to reduce topcoat absorption and consumption
Key advantages
- Strong adhesion to cementitious substrates and to water-based acrylic topcoats
- Chemically inert acrylic binder makes it suitable for high-pH, freshly built surfaces
- Excellent efflorescence resistance due to the inert polymer chemistry
- Deep penetration into the substrate for a durable mechanical and chemical key
- White, opaque finish improves the hiding power and uniformity of the topcoat
- Water-based, low-odour and low-VOC; easy to apply and clean up with water
- Single component, supplied ready to dilute and use with no mixing of parts
- Suitable for both internal and external surfaces
- Reduces topcoat consumption by sealing porous surfaces
Limitations & considerations
- Designed specifically to prime water-based acrylic systems; not a primer for epoxy, PU or bituminous coatings
- Must be diluted correctly at 2:1 with water; over- or under-dilution affects penetration and film quality
- Substrate must be sound, clean and free of loose material, oil, grease and laitance before priming
- Application should be avoided in cold conditions; surface and ambient temperatures should be suitably above freezing for proper film formation
- As a water-based primer, rain or surface moisture before it dries can disrupt the film
- Provides priming and adhesion only; it is not a waterproofing layer or a finish coat on its own
- Drying time of roughly 2 to 3 hours is temperature-dependent and slows in cold or humid weather
- Shelf life is limited and the product must be protected from frost and stored in cool, dry conditions
Selection & best practice
Assess the substrate first: it must be at least 28 days cured where possible, structurally sound, and free of dust, laitance, oil, curing compounds and loose efflorescence, which should be dry-brushed off. Dilute Nitoprime AW with clean water at 2:1 (two parts primer to one part water) and stir to a uniform, lump-free consistency before use. Apply one even sealing coat by brush, roller or spray, working the primer into the surface so it penetrates rather than pooling, and avoid heavy puddling in textured areas. Allow it to dry (typically 2 to 3 hours at around 27 degrees C, longer in cool or humid weather) before applying the selected water-based acrylic system such as Nitocote Wallguard or Brushbond Roofguard, and over-coat within the topcoat’s recommended window. Do not apply in rain, on damp surfaces, or in cold conditions, and protect freshly primed work from rainfall until dry. Always confirm pack quantity, dilution and the full system build-up against the current Fosroc technical data sheet for your region; Space Arc Engineering can advise on specification for Delhi NCR and Pan-India projects.

How we position Fosroc Nitoprime AW
Nitoprime AW occupies a specific niche in Fosroc’s protective coatings line: it is the water-based acrylic primer that prepares cementitious surfaces for Fosroc’s water-based acrylic topcoats. It is best understood as part of a system rather than a standalone product. For exterior walls it pairs with Nitocote Wallguard (anti-carbonation acrylic coating); for roofs and terraces it pairs with Brushbond Roofguard (fibre-reinforced acrylic waterproofing). It should not be confused with Fosroc’s other Nitoprime primers, which serve different chemistries: Nitoprime Zincrich and Zincrich Plus are zinc-rich anti-corrosive primers for steel reinforcement, while Nitoprime 25 and Nitoprime 31 are solvent-based primers for other Fosroc systems. Against the wider market, Nitoprime AW competes with acrylic masonry primers and sealers such as Sika’s acrylic wall primers, MYK Arment/MBS and Dr. Fixit acrylic primers, and STP (Pidilite/STP Limited) acrylic primers used beneath their respective wall and roof coatings. The right choice is usually dictated by the topcoat system: where the finish is a Fosroc water-based acrylic coating, Nitoprime AW is the matched, warranty-aligned primer. Space Arc Engineering, as an authorised Fosroc distributor for Delhi NCR and Pan-India, supplies Nitoprime AW alongside the full Nitocote and Brushbond range and can advise on substrate-specific selection and competitor cross-references.
