What is it?

A two-part, solvent-free, aromatic-amine cured epoxy-based primer and sealer. It penetrates and wets out prepared cementitious substrates, forms a continuous film, seals surface porosity and develops a high-strength chemical bond for the resin coating or floor topping applied over it.

Where is it used?

Concrete floors, cementitious screeds and toppings ahead of Fosroc Nitoflor resin floors (FC, SL, TF5000/10000, Antistatic), Cicol ET slurry, Nitomortar HB/S mortars and the Nitocote EP/ET protective-coating ranges, across industrial, food-grade, pharma, warehouse and commercial projects.

Why use it?

Solvent-free and non-flammable (75 C flash point), it suits poorly ventilated and food-contact areas where solvented primers are unacceptable, while its slow cure gives the applicator a generous working window in normal Indian site conditions. It seals dust and porosity, eliminates pinholing and guarantees the topcoat bonds rather than delaminating.

How is it applied?

Mix the pre-measured two-part pack 2-3 minutes with a slow-speed drill and paddle, then apply evenly by brush or short-haired wool roller (or spray) onto mechanically prepared, sound substrate. Re-prime porous patches. Overcoat after the primer cures for self-smoothing systems, or while still tacky for heavy-duty toppings and mortars.

About Fosroc Nitocote primer sealer

Fosroc Nitocote Primer Sealer is the dedicated tie-coat that makes the rest of a resin flooring or protective-coating system work. On its own it is unremarkable to look at, but in a specification it does the single most important job in any coating build-up: it converts a dusty, porous, variable concrete surface into a sealed, uniform, high-adhesion base that the value-bearing topcoat can be applied over with confidence.

Chemically it is a two-part, solvent-free, general-purpose aromatic-amine cured epoxy. The two pre-measured components are blended on site and the resin/hardener reaction then cures to a tough, well-bonded film. Because there is no solvent carrier, there is no flash-off, no solvent entrapment under the topcoat, and effectively no VOC nuisance, which is why the product is cleared by Fosroc for use in food areas and in spaces with only poor ventilation, where solvented primers cannot be used.

In the Fosroc system hierarchy, Nitocote Primer Sealer is one of the “Nitoprime” priming options. Fosroc’s own selection table pairs different primers to the topcoat and the density of the concrete; the distinguishing feature of Nitocote Primer Sealer is that it is the only primer Fosroc sanctions where high-capacity abrasion (H.C.A.) surface-preparation techniques such as shot-blasting have been used, and the only one cleared for poorly ventilated zones. It primes the full Nitoflor resin-floor range, Cicol ET slurry, Nitomortar HB and S, and the Nitocote EP/ET coating ranges.

For a specifier or contractor in India, the practical appeal is the wide working window. Pot life at 25 C is one to two hours and full cure is six to eight hours, so a crew has time to prime a sizeable bay and still topcoat the same day, while the slow chemistry tolerates the warm conditions of most Indian sites without flashing off prematurely. It is supplied in 1 kg and 5 kg packs, has a twelve-month shelf life below 25 C, and being non-flammable it is far easier to store and handle on a live project than a solvent-borne primer.

The technical insight

The detail that distinguishes good priming practice from bad is overcoat timing, and it is system-specific rather than a single rule. For self-smoothing and high-build coatings (Nitoflor FC and SL systems, Antistatic, and the Nitocote EP range) the primer must be allowed to cure completely before the topcoat goes down, so the topcoat reads a sealed, non-absorbent base. For heavy-duty trowel-applied build-ups (Nitoflor TF5000/10000, Cicol ET slurry, Nitomortar HB and S) the opposite applies: the topcoat is laid while the primer is still tacky, so the two layers co-cure into a single monolithic bond. Get this backwards and you risk either delamination (topcoating cured primer that has lost its tack window for a mortar system) or pinholing/blistering (topcoating a primer that has not yet sealed). The other field-critical variable is exotherm: when applied by roller, returning the roller to a tray rather than letting material pond on the floor keeps the mix cooler and preserves pot life, because a thick puddle of two-part epoxy self-heats and gels far faster than a thin even film. Open time for overcoating is quoted as 24 hours after curing, and any porous patches that re-absorb the first coat should always be re-primed before the system proceeds.

Where it is used

  • Priming concrete floors and screeds ahead of Fosroc Nitoflor FC150/FC500 and SL self-levelling resin floors
  • Tacky-state priming under heavy-duty toppings: Nitoflor TF5000/10000, Cicol ET slurry and Nitomortar HB/S
  • Priming substrates for Nitocote EP and ET epoxy protective-coating systems on floors and bunds
  • Sealing dusty, porous cementitious surfaces to make them dust-proof and resistant to oil/chemical penetration
  • Priming in food-processing, dairy, pharma and beverage areas where a non-taint, solvent-free primer is mandatory
  • Priming in poorly ventilated zones (tanks, pits, plant rooms, basements) where solvented primers are unsafe
  • Priming surfaces prepared by H.C.A. / shot-blasting techniques where Fosroc specifies this primer exclusively
  • Industrial warehouse, automotive workshop and engineering-shed floors receiving Fosroc resin systems

Key advantages

  • Solvent-free and non-flammable (75 C flash point) – safe to store and use on live sites and in confined spaces
  • Cleared by Fosroc for food areas and poorly ventilated zones where solvented primers are prohibited
  • The only Fosroc primer sanctioned for substrates prepared by H.C.A./shot-blasting techniques
  • Generous working window – 1-2 hr pot life and 6-8 hr cure at 25 C suit warm Indian site conditions
  • Excellent adhesion to concrete and cementitious screeds, giving a high-strength bond to the resin overlay
  • Seals porosity and dust, eliminating pinholing and blistering in the finished coating
  • High coverage – up to 7-9 m2/kg by roller and 10-12 m2/kg by spray keeps primer cost per m2 low
  • Pre-measured two-part packs remove on-site dosing errors; simple drill-and-paddle mixing
  • Twelve-month shelf life below 25 C and compact 1 kg / 5 kg packs ease procurement and storage

Limitations & considerations

  • Strictly a primer/tie-coat – it is not a finished wearing surface or standalone protective coating and must be overcoated
  • Two-part epoxy: once mixed it must be used within the 1-2 hr pot life at 25 C; part packs must not be split
  • Overcoat timing is system-specific (cured vs tacky) – applying at the wrong stage risks delamination or pinholing
  • Demands proper mechanical surface preparation; it cannot bond to laitance, dust, oil or unsound concrete
  • Minimum application temperature 5 C; for damp/above-dew-point conditions Fosroc directs use of Nitoprime 32 instead
  • Aromatic-amine epoxy – some users are sensitised to epoxy resins, so gloves and barrier cream are required
  • Not a damp-proof membrane or negative-side waterproofer; the substrate must be sound and suitably dry
  • Ponding during roller application causes exotherm that shortens pot life – thin, even films only

Selection & best practice

Begin with mechanical preparation – shot-blast, grind or scabble to remove laitance and open the pores, then vacuum dust away; the bond is only as good as the surface beneath it. Decant the small (hardener) pack fully into the large (base) pack and mix 2-3 minutes with a slow-speed drill and paddle until uniform, mixing only full packs. Apply evenly by brush or short-haired wool roller, working from a roller tray so material never ponds on the floor, and avoid thick layers that trap air. Re-prime any patch that re-absorbs and still looks porous. Then match overcoat timing to the system: let the primer cure fully under Nitoflor FC/SL, Antistatic and Nitocote EP systems, but overcoat while still tacky under TF5000/10000, Cicol ET slurry and Nitomortar HB/S. Keep substrate and ambient above 5 C, switch to Nitoprime 32 if conditions are above dew point, and clean tools immediately with Fosroc Solvent 102.

Industry use cases

Food, Dairy & Beverage Processing

Being non-taint and solvent-free, it is the compliant primer for hygienic resin floors in dairies, bottling plants and food-processing halls, where it seals the slab beneath Nitoflor self-levelling floors without solvent odour or taint risk.

Pharmaceutical & Cleanroom

Primes substrates in GMP and cleanroom flooring where low-VOC, non-flammable materials are mandated and a sealed, dust-proof base is required under Nitocote EP/ET coatings.

Warehousing & Logistics

Seals large-area warehouse and distribution-centre slabs ahead of abrasion-resistant Nitoflor toppings; high roller/spray coverage keeps primer cost per square metre low over big footprints.

Automotive & Engineering Workshops

Primes oil-prone workshop and assembly floors after shot-blasting (H.C.A. preparation, for which Fosroc specifies this primer exclusively) before heavy-duty Nitoflor TF or Nitomortar build-ups.

Chemical Plants & Bund Linings

Provides the high-adhesion base for Nitocote chemical-resistant coatings on bund walls, plinths and containment floors in process and chemical industries.

Confined-Space & Below-Grade Works

Non-flammable chemistry makes it usable in tanks, pits, basements and plant rooms with poor ventilation, where Fosroc names it the suitable primer over its solvented alternatives.

Frequently asked questions

Is Fosroc Nitocote Primer Sealer an epoxy or a polyurethane?
It is an epoxy. Fosroc’s technical data sheet describes it as a two-part, solvent-free, general-purpose aromatic-amine cured epoxy-based primer. Some retailer listings loosely call it ‘polyurethane-based’, but the authoritative Fosroc TDS is clear that it is epoxy chemistry.
What is the coverage of Nitocote Primer Sealer?
Approximately 5-7 m2/kg by brush, 7-9 m2/kg by roller and 10-12 m2/kg by spray. Actual coverage depends on substrate porosity and texture – rougher or more porous concrete consumes more, and very porous areas may need a second priming coat.
How long is the pot life and when can I apply the topcoat?
Pot life is about 1-2 hours at 25 C (longer when cooler, shorter when hot). Overcoat timing is system-specific: allow the primer to cure fully (6-8 hours at 25 C) under Nitoflor FC/SL, Antistatic and Nitocote EP systems, but overcoat while it is still tacky under Nitoflor TF5000/10000, Cicol ET slurry and Nitomortar HB/S.
Can it be used in food-processing or poorly ventilated areas?
Yes. It is solvent-free, non-taint and non-flammable (75 C flash point), so Fosroc clears it for food areas and for zones where only poor ventilation is possible – one of the main reasons it is chosen over solvented primers. Standard epoxy handling precautions (gloves, barrier cream) still apply.
What surface preparation does it need?
Sound, clean concrete that has been mechanically prepared – shot-blasting, grinding or scabbling to remove laitance and open the pores, then dust removed by vacuum. It is also the specific primer Fosroc sanctions where high-capacity abrasion (H.C.A.) preparation has been used. It will not bond to dust, oil, laitance or unsound concrete.
What pack sizes and shelf life does it have?
It is supplied in 1 kg and 5 kg pre-measured two-part packs, with a shelf life of 12 months when stored unopened below 25 C. The two components must be mixed in full – part packs must not be split or proportioned by eye.

How we position Fosroc Nitocote primer sealer

Within the Fosroc system, Nitocote Primer Sealer is a component product rather than a hero product – its value is realised only as the primer beneath a Nitoflor resin floor (FC, SL, TF5000/10000, Antistatic), a Cicol ET slurry, a Nitomortar HB/S build-up or a Nitocote EP/ET protective coating. Specifiers should therefore choose it as part of a whole system: it is the Fosroc-mandated primer for poorly ventilated and food areas and for H.C.A./shot-blasted substrates, while for damp or above-dew-point conditions Fosroc itself directs you to Nitoprime 32 instead, and other Nitoprime grades (30/31) suit different topcoat/concrete-density combinations per Fosroc’s selection table. Against the wider Indian market, the comparable epoxy floor-priming products are Sika’s Sikafloor primers (e.g. Sikafloor-156/-161), MBCC/Master Builders Solutions MasterTop primers, STP Zedex epoxy primers and Pidilite Dr. Fixit / Roff floor-system primers; each performs the same wet-out-and-seal function and the right choice usually follows whichever resin floor or coating system is already specified, since manufacturers warrant their primer and topcoat as a matched build-up. The honest guidance for our clients is to keep the primer and topcoat within one manufacturer’s system: if the finished floor is Fosroc Nitoflor or the coating is Nitocote, Nitocote Primer Sealer (or the Nitoprime grade the data sheet points to for your conditions) is the correct, warranty-aligned primer rather than a cross-brand substitute.
