Fosroc Nitocote HT120
A two-pack, solvent-free resin coating that protects concrete and steel against boiling water, heat shock and aggressive immersion service up to 120°C.
What is it?
Fosroc Nitocote HT120 is a two-pack, solvent-free, novel resin protective coating that cures to a smooth, tough, glossy film resistant to constant boiling-water conditions and service temperatures up to 120°C.
Where is it used?
High-temperature and hot-immersion environments — power station condensate and hot-water sumps, desalination and water-treatment plants, sewage works, marine splash zones, tunnels and basements where concrete or steel must withstand heat and aggressive water.
Why use it?
It is one of the few site-applied coatings that tolerates constant boiled-water exposure plus heat-shock and freeze-thaw cycling, can be applied directly to damp concrete and to steel without separate priming, and is solvent-free for safe use in confined, poorly ventilated areas.
How is it applied?
Supplied as a pre-measured two-pack kit; after surface preparation it is brush, roller or spray applied in two coats of 200 microns wet film thickness each, giving roughly 5 m² per litre per coat, with a 180-minute pot life at 23°C.
About Fosroc Nitocote HT120
Fosroc Nitocote HT120 occupies a specialised corner of the protective-coatings market: it is built specifically for surfaces that get hot and wet at the same time. Where a standard epoxy floor or wall coating would blister, chalk or delaminate under prolonged exposure to boiling water or steam condensate, HT120 is formulated as a two-pack, solvent-free novel resin system that remains stable in constant boiled-water service and at substrate temperatures up to 120°C. It is supplied as a pre-weighed kit ready for on-site mixing, and once mixed and applied it cures to a smooth, tough, glossy and easy-to-clean finish in a dark grey colour. For Indian contractors, consultants and plant engineers, that combination of heat tolerance and immersion resistance is exactly what is missing from the more common Nitocote epoxy range. A particularly useful trait is that HT120 can be applied to concrete that is damp and cannot be fully dried out — a frequent reality on power-plant, water-treatment and marine sites where the structure is rarely bone-dry. The cured film is corrosion, chemical and abrasion resistant, and it can be laid directly onto both steel and concrete substrates, which simplifies the system build-up and reduces the number of separate primer coats a procurement team has to specify and stock. Because it is solvent-free, it is also genuinely usable inside tanks, sumps, tunnels and other confined spaces where solvent-borne coatings raise serious health, ventilation and fire-risk issues. Space Arc Engineering, as an authorised Fosroc distributor and applicator across Delhi NCR and pan-India, positions HT120 as the go-to protective coating when the design brief includes the words ‘hot’, ‘immersed’, ‘boiling’ or ‘steam’ — a niche where ordinary anti-carbonation or general-purpose epoxy coatings simply are not rated to perform.
The technical insight
The defining technical property of Nitocote HT120 is its rated resistance to constant boiled-water conditions and service up to 120°C — most general-purpose epoxy coatings are only comfortable to around 50–60°C in wet service and will soften, hydrolyse or blister well below boiling point. HT120 is solvent-free, so there is effectively no solvent flash-off, no shrinkage from solvent loss, and minimal odour, which is why it is sanctioned for confined-space work. It is applied as a high-build, two-coat system at 200 microns wet film thickness (WFT) per coat, giving a practical coverage of roughly 5 m² per litre per coat before allowing for wastage and surface profile. The pot life is approximately 180 minutes at 23°C, which is generous for a reactive resin and gives applicators a realistic working window on larger areas, though like all epoxy-type systems the pot life shortens significantly at the higher ambient temperatures common on Indian sites — mixing should be sized to the crew’s application rate. Touch/over-coat drying is in the order of 6–8 hours at 23°C. Beyond raw heat tolerance, the cured film is engineered to survive heat-shock degeneration and freeze-thaw cycling (rapid temperature swings that crack lesser coatings), resists sea water and fungal growth, and tolerates abrasion — the property set you need where hot effluent, condensate or marine water is continuously moving against the surface. The ability to bond to damp and freshly-placed (green) concrete is a chemistry advantage that removes the long drying-out delays a conventional epoxy would force onto the programme.
Where it is used
- Internal lining of hot-water and condensate sumps, channels and tanks in thermal power stations
- Protection of concrete and steel in desalination and water-treatment plants exposed to hot or aggressive water
- Coating of sewage and effluent treatment structures subject to chemical attack and warm immersion
- Marine and coastal structures in splash and immersion zones requiring sea-water and fungal resistance
- Lining of basements, tunnels and confined plant rooms where solvent-free, low-odour coatings are mandatory
- Protection of plant areas subject to heat-shock and freeze-thaw cycling, including cold-store interfaces and process equipment surrounds
Key advantages
- Rated for constant boiled-water service and substrate temperatures up to 120°C, beyond the range of standard epoxy coatings
- Solvent-free, low-odour formulation safe for confined and poorly ventilated areas such as tanks and tunnels
- Can be applied to damp concrete that cannot be dried out, and to green (freshly placed) concrete, saving programme time
- Bonds directly to both steel and concrete, reducing the number of separate primer/coat layers to specify
- High-build two-coat system gives a smooth, glossy, easy-to-clean and hygienic surface
- Resistant to heat shock, freeze-thaw, sea water, fungal growth and abrasion in a single product
- Supplied as pre-measured two-pack kits, eliminating site batching errors
- 180-minute pot life at 23°C gives a workable application window on larger areas
Limitations & considerations
- Niche, heat-and-immersion product — over-specifying it for ordinary dry-service or anti-carbonation duties is unnecessary and costly versus standard Nitocote/Dekguard coatings
- Available only in dark grey, offering no decorative or colour-coding flexibility
- Pot life and drying are temperature-sensitive; high Indian ambient temperatures shorten the working window and require disciplined batch sizing
- Performance depends heavily on correct surface preparation (clean, sound, suitably profiled substrate) — poor prep undermines adhesion regardless of the coating’s quality
- As a reactive two-pack resin it must be mixed in full pre-weighed kits and used within pot life; part-mixing risks off-ratio, under-cured film
- Heat resistance up to 120°C does not make it a fire-rated or unlimited high-temperature coating — confirm the actual peak service temperature against the current TDS
- Shelf life is limited to about 12 months in unopened containers stored cool, so stock should be rotated
Selection & best practice
Always confirm the design service temperature, immersion medium and substrate condition against the current region-specific Fosroc TDS before specifying, because 120°C and ‘constant boiled water’ are the headline limits, not a margin. Prepare the substrate thoroughly — concrete should be sound, clean and free of laitance with an open profile, and steel should be cleaned to remove rust and contamination; even though HT120 tolerates damp concrete, free-standing water and oil/grease must be removed. Apply strictly as a two-coat, 200-micron WFT per coat system, checking wet film with a comb gauge as you go to hit the target dry build. Mix only complete pre-weighed kits and size each batch to what the crew can lay within the 180-minute pot life (less in hot weather); never extend mix with thinners. Respect the 6–8 hour over-coat window at 23°C and allow full cure before returning the structure to hot or immersion service. For confined spaces, still ensure basic ventilation and follow the SDS even though the product is solvent-free. Store kits in a dry, shaded place between 5°C and 30°C and use within the 12-month shelf life. For best results on critical hot-immersion assets, have an authorised applicator such as Space Arc Engineering carry out or supervise the works.

How we position Fosroc Nitocote HT120
Nitocote HT120 is a specialist within Fosroc’s protective-coatings range and should be chosen on the basis of heat and immersion, not used as a default. For ordinary dry-service epoxy protection of concrete and steel, Fosroc’s standard epoxy coatings such as Nitocote EP405 and EP410 (and coal-tar-modified Nitocote UP for buried/immersed waterproofing) are more economical and available in more colours; for anti-carbonation and weathering protection of façades and structures, the Dekguard series (e.g. Dekguard S/E2000) is the correct family, typically over a Nitoprime primer. HT120 earns its place only where the surface is genuinely hot and wet — boiling-water sumps, hot effluent, steam condensate, desalination process water — which most of those products are not rated to handle. Against competitor systems, credible alternatives a consultant might also evaluate include heat- and chemical-resistant linings from Sika (e.g. high-temperature epoxy/novolac tank linings), MBS (MB Solutions), Dr. Fixit (Pidilite) protective coatings, and STP Limited; many of these are strong in general waterproofing and chemical lining but the specific combination of constant boiled-water tolerance plus the ability to coat damp concrete is where HT120 differentiates. As an authorised Fosroc distributor and applicator, Space Arc Engineering’s recommendation is to specify HT120 only after confirming the actual peak service temperature and immersion medium, and to default to the broader Nitocote/Dekguard range for everything that does not truly need 120°C/boiling-water performance.
