Dr. Fixit Tileseal
One-part acetoxy-cure silicone for sanitary perimeters and tile movement joints — ISO 11600 Class 25 elasticity with anti-fungal protection, gunned straight from a 300 ml cartridge in white or grey.
What is it?
A single-component, acetoxy-cure silicone sealant with anti-fungal additives, made by Pidilite under the Dr. Fixit brand for sanitary fixtures and tiled movement joints.
Where is it used?
Perimeter joints around basins, WCs, bathtubs and shower trays; tiled floor-to-wall corners; kitchen backsplash junctions; expansion joints in large tiled floor areas.
Why use it?
Rigid cement grout cracks wherever two planes move against each other; Tileseal stays permanently elastic (±25% movement, ISO 11600 Class 25) and resists black mould in wet areas.
How is it applied?
Gunned from a 300 ml cartridge into clean, dry joints using a caulking gun, tooled to a smooth concave profile, then left to moisture-cure for 24–48 hours.
About Dr. Fixit Tileseal
Walk into any bathroom that is a few monsoons old and the failure points are predictable: a hairline crack where the floor tile meets the wall, blackened grout around the wash basin, and water finding its way behind the shower tray. These are movement joints — junctions where two planes expand, contract and settle at different rates — and cementitious grout was never designed to bridge them. Dr. Fixit Tileseal from Pidilite addresses exactly this detail. It is a ready-to-use acetoxy silicone that cures with atmospheric moisture into a permanently flexible rubber seal, accommodating up to 25% of the joint width in extension or compression (Class 25 to ISO 11600) while an anti-fungal additive keeps the joint line from turning black in humid Indian bathrooms.
Space Arc Engineering supplies Dr. Fixit Tileseal to contractors, builders and facility teams across Delhi NCR and pan-India, alongside the rest of the Dr. Fixit sealant and waterproofing range. Because we work as both distributor and applicator, our team can advise on joint sizing, substrate compatibility and colour selection before material leaves the warehouse — useful when a housing handover or hotel refurbishment has hundreds of wet-area joints to seal on a deadline.
The technical insight
Tileseal is built on a polysiloxane backbone carrying acetoxy end groups. Once gunned, ambient humidity hydrolyses these groups, releasing acetic acid — the familiar vinegar smell of a fresh silicone joint — and crosslinking the polymer into an elastic silicone rubber. Curing proceeds from the exposed surface inward, which is why a skin forms quickly but full cure takes 24–48 hours at 23 °C and 50% RH. The silicon-oxygen backbone is what gives the cured seal its unusually wide service window of −50 °C to +200 °C and its indifference to water: unlike organic sealants, it does not stiffen, soften or hydrolyse under daily wetting. A cured Shore A hardness of 20–25 keeps the modulus low enough for the joint, not the tile edge, to absorb movement, while the fungicide loaded into the matrix suppresses the mould growth that discolours ordinary sanitary joints.
Where it is used
- Perimeter sealing around wash basins, WCs, bathtubs and shower trays
- Floor-to-wall corner joints in tiled bathrooms and wet areas
- Kitchen countertop-to-backsplash junctions
- Expansion and movement joints in large tiled floor areas
- Sealing around chrome-plated fittings and pipe penetrations through tile
- Glass shower enclosure and partition junctions with tiled surfaces
- Re-sealing failed, blackened sanitary joints during washroom refurbishment
Key advantages
- Accommodates ±25% joint movement (ISO 11600 Class 25), so joints survive thermal and structural cycling
- Anti-fungal formulation resists the black mould that disfigures ordinary sanitary joints
- Bonds without primer to ceramic, porcelain, glass, enamel and chrome
- Single component and ready to gun — no mixing, minimal wastage on site
- Wide service temperature range of −50 °C to +200 °C after cure
- Permanently elastic; will not crack or powder like rigid cementitious grout
- Available in white and grey to match common tile and sanitaryware
- Forms a waterproof seal suited to daily wetting in bathrooms and kitchens
Limitations & considerations
- Acetoxy cure releases acetic acid — keep it off mirror backing, copper, brass and other acid-sensitive metals
- Not recommended on marble, granite or other natural stone; plasticiser migration can stain edges — use a neutral-cure stone-grade silicone instead
- Cured silicone cannot be overpainted; choose the joint colour at application
- Adhesion to porous cementitious substrates is limited without a primer — verify on concrete or plastered joints before full application
- Distinct vinegar odour during the first 24 hours; ventilate enclosed bathrooms while curing
- Not intended for permanently submerged joints such as swimming pools or water tanks
Selection & best practice
Joint preparation decides how long the seal lasts. Surfaces must be dry and completely free of dust, laitance, old sealant and — critically in re-seal work — soap scum, which defeats adhesion. Wipe non-porous surfaces with a suitable solvent and let it flash off. For movement joints, insert a closed-cell backer rod or bond-breaker tape so the sealant adheres to two faces only; three-sided adhesion is the most common cause of early tearing. Mask both edges with tape for a clean line, cut the nozzle at roughly 45 degrees to match the joint width, and gun in one continuous pass, pushing the bead ahead of the nozzle to avoid trapping air. Tool promptly to a smooth concave profile with a soapy-water-wetted spatula and strip the masking tape before a skin forms. Keep the area ventilated and protect the joint from water until full cure — 24 to 48 hours at 23 °C and 50% RH.

Industry use cases
Residential & Group Housing
Sealing basin, WC and bathtub perimeters plus floor-wall corners across hundreds of bathroom and kitchen fit-outs, giving developers clean, crack-free joints at handover instead of snag-list callbacks.
Hotels & Hospitality
Mould-resistant white joints in guest bathrooms where housekeeping standards are unforgiving; quick strip-and-reseal during rolling room refurbishments with rooms back in service after cure.
Hospitals & Healthcare
Fungus-resistant, wipeable sealing around scrub sinks, washroom fixtures and tiled wet areas where hygiene audits penalise blackened or cracked joint lines.
Malls & Commercial Interiors
Movement joints in large tiled concourses, food courts and washroom blocks, absorbing thermal and footfall-induced movement that would fracture rigid grout.
Facility Maintenance Contractors
Planned re-sealing programmes: cutting out failed, discoloured sanitary joints and re-gunning them cartridge by cartridge under annual maintenance contracts.

How we position Dr. Fixit Tileseal
Within the Dr. Fixit family, Tileseal is the sanitary and tile-joint specialist. Pair it with the Dr. Fixit Bathseal range so the sealed joint sits over a properly waterproofed bathroom substrate, and step up to Dr. Fixit PU Sealant where wider floor or facade joints demand an overpaintable, high-movement sealant. For general glazing and frame work, Dr. Fixit Silicone Sealant covers glass-to-aluminium duties. Where a project specification calls for neutral-cure or natural-stone-safe grades, Space Arc also stocks Sika Sanisil and the Fosroc Nitoseal series — share your joint schedule and we will match the grade to each junction.
