Dr. Fixit Jointex
Single-component, moisture-curing polyurethane sealant that keeps concrete movement joints elastic and weathertight through ±25% cyclic movement — ASTM C920 compliant and classified F25LM under ISO 11600.
What is it?
A gun-applied, one-part polyurethane joint sealant from Pidilite’s Dr. Fixit range that cures with atmospheric moisture into a tough, permanently elastic rubber seal.
Where is it used?
Movement joints in precast concrete, floor joints, balcony parapets, retaining walls, bridge culverts, facade panels, and perimeter caulking around windows, door frames and skirting.
Why use it?
No mixing, no metering — cut the sausage, gun it, tool it. Accommodates ±25% joint movement, bonds to concrete, masonry, metal and glass, and stays non-sag on vertical runs.
How is it applied?
Into clean, dry joints 10–35 mm wide over a closed-cell backer rod, extruded from a 600 ml sausage gun and tooled immediately; skins in 40–45 minutes and cures at about 2 mm per day.
About Dr. Fixit Jointex
Dr. Fixit Jointex is Pidilite’s single-component polyurethane sealant for the joints a building actually works at — the movement joints that open and close with every thermal cycle. Supplied in 600 ml foil sausages in grey, white and beige, it guns out as a smooth, non-sag paste and cures with atmospheric humidity into a tough elastic rubber with around 500% elongation at break. It meets ASTM C920 and carries an F25LM classification under ISO 11600: a low-modulus sealant proven for ±25% joint movement on facades and floors alike.
The case for it in Indian conditions is straightforward. A Delhi slab or precast facade can swing between a 4°C winter night and a 45°C summer afternoon, and rigid fillers in those joints crack out within a season or two. Jointex stays rubbery across a −40°C to +70°C service range and will not stain the concrete on either side of the bead. Space Arc Engineering holds genuine Pidilite stock in Delhi NCR, dispatches pan-India, and quotes supply-and-apply with trained sealant crews where joint detailing is critical to a waterproofing warranty.
The technical insight
Jointex is an isocyanate-terminated polyurethane prepolymer. Once gunned into the joint, the free isocyanate groups react with water vapour from the air, chain-extending and cross-linking the paste into an elastic polyurethane rubber — no hardener, no mixing ratio to get wrong. Because moisture must diffuse inward, cure advances at roughly 2 mm per day from the surface, so a 12 mm deep bead needs close to a week to cure through. Its low modulus — about 0.4 N/mm² at 100% extension — matters more than raw strength: a soft sealant pulls gently on the bond line, so adhesion at the concrete arris survives thousands of movement cycles instead of peeling away. That is also why the 2:1 width-to-depth rule exists — a wide, shallow bead strains far less at its extremes than a deep, narrow plug.
Where it is used
- Movement joints in precast concrete panel construction
- Expansion and floor joints in commercial and residential slabs
- Balcony parapets and terrace upstand junctions
- Retaining walls and boundary structures
- Bridge culverts and minor infrastructure joints
- Facade and cladding panel joints
- Perimeter caulking to windows, door frames and skirting
Key advantages
- Single-component and ready to gun — no metering or mixing errors on site
- Accommodates ±25% cyclic joint movement without debonding (F25LM class)
- Bonds to concrete, brickwork, glass, aluminium, stainless steel, painted wood and plastics
- Non-sag consistency covers vertical and horizontal joints with one grade
- Does not stain cementitious substrates around the joint line
- Stays elastic across a −40°C to +70°C service range
- Low modulus (0.4 N/mm² at 100%) keeps stress off weak concrete arrises
- Can be overpainted with most paint systems once fully cured
Limitations & considerations
- Moisture cure advances only about 2 mm per day — deep joints need several days before water exposure or wash-down regimes
- Must not contact pitch or bitumen; never use bituminous board as a backing material
- Adhesion suffers on damp substrates — joints must be genuinely dry, a real constraint during monsoon-season work
- Application in peak heat or high humidity can cause surface bubbling; avoid midday summer application in full sun
- Rigid, non-flexible coatings applied over the sealed joint are liable to crack as it moves
- Shelf life is 9 months in unopened packaging — order against consumption, not for long storage
Selection & best practice
Size the joint before you order the sealant. Keep widths between 10 and 35 mm and hold a 2:1 width-to-depth ratio on anything wider than 10 mm — DIN 18540 sizing (15 mm design width for panels at 2 m centres, up to 35 mm at 8 m) is the reference the datasheet follows. Joint faces must be sound, dry and free of laitance, oil and dust: wire-brush or grind, then vacuum. Pack a closed-cell polyethylene backer rod tight into the joint base, or lay bond-breaker tape where a rod will not fit — the sealant must adhere on two faces only. Mask both edges, gun the sealant with slight excess, tool firmly against the arrises straightaway to eliminate air pockets, and strip the tape immediately after tooling. Estimate material with: metres per sausage = 600 ÷ (width × depth in mm) — roughly 7.5 m at 10 × 8 mm. Clean tools at once with Dr. Fixit Resin Cleaner.

Industry use cases
High-Rise Residential
Sealing precast facade panel joints, balcony parapets and terrace junctions where daily thermal cycling would crack rigid fillers; grey, white and beige options blend with most external finishes.
Commercial Buildings
Floor joints in office and retail slabs plus storefront and window perimeter caulking — non-sag on verticals and overpaintable where interior fit-outs demand a finished look.
Infrastructure
Bridge culverts, retaining walls and utility structures, where the −40°C to +70°C service range and 500% elongation absorb wide seasonal movement without the seal splitting.
Industrial & Warehousing
Movement joints in light-traffic floor zones. Under hard nylon forklift wheels we detail armoured joint nosings instead, keeping Jointex for perimeter, wall and dock-surround joints.
Renovation Contractors
Cut-out-and-reseal of failed mastic and cracked rigid fillers in occupied buildings — single-component packaging suits small crews working floor by floor with minimal setup.

How we position Dr. Fixit Jointex
Jointex covers the everyday movement-joint brief; where the spec differs, we steer you within the same family. Dr. Fixit Pidiseal PS 41G is the gun-grade polysulphide for vertical joints, Pidiseal PS 42P the pourable grade for long horizontal floor joints, and Dr. Fixit Crack X Shrinkfree the right call for static plaster cracks that need a filler, not a movement sealant. Consultants specifying other brands are covered too — Space Arc stocks Sika’s Sikaflex polyurethane range and Fosroc Thioflex 600 polysulphide, and our team matches sealant class to the joint schedule rather than forcing one product onto every detail.
