Master Builders Solutions MasterTop 1620
Two-component, solvent-free epoxy primer and sealer that soaks into concrete pores and locks down a dust-free, high-adhesion base for MasterTop epoxy and polyurethane floor systems.
What is it?
A low-viscosity, two-part epoxy primer and sealer from Master Builders Solutions, formulated at 100% volume solids with no solvent content.
Where is it used?
On concrete and cementitious substrates before MasterTop epoxy or polyurethane flooring goes down — warehouses, factories, commercial and residential floors.
Why use it?
It penetrates surface pores, binds dust, and cuts pinholing and outgassing, so the body coat bonds properly instead of failing at the substrate.
How is it applied?
Mixed 2:1 (Part A to Part B) and spread by brush, roller, or squeegee onto a sound, clean, prepared substrate at roughly 5-8 m²/kg.
About Master Builders Solutions MasterTop 1620
Ask any flooring applicator where resin floors actually fail, and the answer is rarely the topcoat — it is the interface with the concrete. MasterTop 1620 exists to control that interface. It is a two-component, solvent-free epoxy primer and sealer from Master Builders Solutions, kept deliberately low in viscosity so it wets into the capillary pores of concrete and cementitious screeds rather than sitting on top of them. Once cured, it leaves a sealed, dust-free base that the subsequent MasterTop build-up coats can grip.
Because the formulation carries 100% volume solids, everything you put on the floor stays on the floor — there is no solvent flashing off in an enclosed shed, and no film thinning as it cures. The simple 2:1 mixing ratio and a choice of brush, roller, or squeegee application make it a practical product for site crews handling anything from a small plant room to a full logistics warehouse. Space Arc Engineering stocks MasterTop 1620 in 1 kg and 5 kg packs and supports it with trained application teams across Delhi NCR and Pan-India.
The technical insight
Concrete is never as solid as it looks. Its surface is a network of open capillaries holding air and moisture vapour; lay an epoxy body coat straight onto it and rising air escapes through the wet film, leaving the pinholes and craters every flooring consultant has had to explain to a client. MasterTop 1620 works by getting there first. Its low viscosity lets it flow into those capillaries under gravity and capillary suction, displacing air while the resin is still mobile. As the two components cross-link, the cured epoxy plugs the pore structure and chemically keys into the substrate, converting a porous, dusty surface into a sealed, coherent one. The body coat then bonds resin-to-resin — a far stronger and more predictable joint than resin-to-raw-concrete — with service performance maintained up to 60°C.
Where it is used
- Priming concrete slabs and cementitious screeds ahead of MasterTop self-levelling epoxy floor toppings
- Primer coat beneath polyurethane flooring build-ups in industrial units
- Sealing porous or dusty substrates to stop pinholing and outgassing in the body coat
- Warehouse and logistics-park floors being upgraded to resin finishes
- Factory and process-area floors in new industrial construction
- Commercial floors — showrooms, retail back-of-house, office buildings — receiving decorative epoxy
- Residential and basement floors specified with thin-film epoxy coatings
- Refurbishment of old industrial floors after mechanical surface preparation
Key advantages
- Low viscosity gives deep penetration into concrete pores instead of forming a surface skin
- 100% volume solids — no solvent odour or flash-off, safer for enclosed and occupied buildings
- Negligible film shrinkage on cure because nothing evaporates out of the applied coat
- Markedly reduces pinholes, craters, and outgassing defects in the finish coat
- Builds a strong, reliable bond between substrate and the MasterTop flooring system above it
- Straightforward 2:1 mix ratio reduces batching errors on site
- Applies by brush, roller, or squeegee — no specialist spray equipment needed
- 1 kg and 5 kg packs suit both small repairs and staged large-area work
Limitations & considerations
- It is a primer, not a wearing surface — it must always be overcoated with the specified MasterTop finish
- Substrate must be sound, clean, and dry; damp or green concrete needs assessment and possibly a moisture-tolerant primer instead
- Like all two-pack epoxies, pot life shortens noticeably in high Indian summer ambient temperatures — mix only what the crew can place
- If the overcoat window on the current TDS is missed, the cured primer must be abraded or re-primed to restore intercoat adhesion
- Service temperature is limited to 60°C, so it is not suitable beneath systems exposed to sustained higher heat
- Strict 2:1 proportioning is essential — part-mixing packs by eye risks soft, uncured patches
Selection & best practice
Surface preparation decides the outcome. Mechanically prepare the slab — captive shot-blasting or diamond grinding — to remove laitance, curing compounds, and contamination, then vacuum thoroughly; the primer cannot bond to dust. Check that the substrate is sound and dry before starting. Mix Part A and Part B at exactly 2:1 using a slow-speed drill and paddle until uniform, scraping the container sides, and decant the mixed material promptly rather than leaving it to heat up in the pail. Spread by brush, roller, or squeegee at a consumption in the 5-8 m²/kg range — porous, absorbent slabs sit at the lower end, and very open substrates may need a second sealing coat to close all pinholes before the body coat goes down. Work within the pot life and overcoat window stated on the current TDS, and plan pours so wet edges are kept alive. Space Arc’s application crews can handle preparation, priming, and the full MasterTop system as a single-responsibility package.

Industry use cases
Warehousing & Logistics
Priming large slab areas in fulfilment centres and 3PL warehouses before self-levelling epoxy toppings, sealing dusty power-floated concrete so forklift-traffic floors bond as designed.
Manufacturing & Engineering
Base coat under resin floors in machine shops, assembly halls, and tool rooms where oil-resistant, dust-free flooring is specified over old or new concrete.
Pharma & Food Processing
First layer of seamless hygienic floor build-ups in production and packing areas, where its solvent-free formulation avoids odour and contamination concerns during application.
Commercial & Retail Fit-out
Priming screeds in showrooms, lobbies, and retail spaces receiving decorative epoxy finishes, where pinhole-free aesthetics are the acceptance criterion.
Industrial Refurbishment
Re-sealing aged, abraded factory floors during shutdown-window recoating projects, restoring a bondable surface without solvent fumes in a working plant.

How we position Master Builders Solutions MasterTop 1620
MasterTop 1620 is the anchor coat of the MasterTop flooring family — pair it with MasterTop self-levelling epoxy toppings for warehouses and plants, or step up to Ucrete polyurethane-concrete systems where heavy thermal and chemical abuse rules out standard epoxies. Where the slab itself needs repair before flooring work, MasterEmaco repair mortars restore a sound substrate worth priming. Space Arc also stocks comparable primers and flooring systems from Sika (Sikafloor range) and Fosroc, so if your specification is written around another brand, we can supply and apply to that spec instead — talk to us about which system genuinely fits your service conditions and budget.
