What is it?

A one-component, low modulus silicone rubber joint sealant from Fosroc that cures by reaction with atmospheric moisture to form a permanently flexible, elastic, weatherproof seal.

Where is it used?

Weatherseal and movement joints on building facades, around door and window perimeters, and on concrete and masonry construction — typically external vertical and architectural joints rather than trafficked horizontal floors.

Why use it?

It accommodates high thermal, shrinkage and moisture movement while staying primerless on most substrates, offers excellent weathering / UV resistance and good chemical resistance, and is simple to gun and tool from the cartridge.

How is it applied?

Gun-applied as a non-sag paste into a clean, dry, dust-free joint over a closed-cell backer rod, then tooled to the correct profile so it bonds only to the two joint faces and cures from the surface inward.

About Fosroc Nitoseal 125

Fosroc Nitoseal 125 is a one-component, low modulus silicone rubber joint sealant that cures on exposure to atmospheric moisture to give a permanently elastic, rubber-like seal. It belongs to Fosroc’s broad Nitoseal joint-sealant family, which spans silicone, polyurethane (PU), polysulphide and silyl-modified polymer (MS) chemistries — and within that range, Nitoseal 125 is the moisture-curing silicone option chosen specifically for its weathering performance and movement capability on facades and masonry. Supplied ready to use in cartridge form, it is gunned straight into the prepared joint and tooled off neatly; no on-site mixing is required. Once cured it accommodates high thermal, shrinkage and moisture movement, which makes it well suited to the large day-night and seasonal temperature swings seen across Indian climates, from Delhi NCR summers to coastal humidity. Because silicone chemistry achieves primerless adhesion on most common building materials, it cuts site labour and reduces the risk of priming errors, though Fosroc still recommends a substrate-specific primer on porous or difficult surfaces and confirmation by an adhesion trial. For Space Arc Engineering’s clients — contractors, facade consultants, architects, structural engineers and procurement teams — Nitoseal 125 sits in the “architectural weatherseal silicone” slot: a single-component product for non-trafficked, movement-accommodating joints where long-term resistance to sunlight, rain, ozone and ageing matters more than abrasion or fuel resistance. It is part of Fosroc’s range manufactured and distributed in India by Fosroc Chemicals (India), and Space Arc Engineering supplies and applies it as an authorised Fosroc distributor and applicator across Delhi NCR and Pan-India.

The technical insight

“Low modulus” is the most important phrase on the data sheet, and it is a deliberate engineering choice. Modulus is the stress a sealant develops when it is stretched; a low modulus silicone like Nitoseal 125 deforms under relatively little force, so when a joint opens and closes it pulls only gently on the substrate and on its own adhesive bond. That is exactly what you want on weak or aged masonry, lightweight blockwork, render and porous concrete arrises, where a high-stress sealant could tear the substrate or peel itself off. Silicone chemistry then adds the second half of the value proposition: the siloxane (Si-O) backbone is inherently resistant to ultraviolet light, ozone and oxidation, which is why silicones survive decades of direct sun exposure where organic polyurethanes and acrylics slowly chalk, harden and craze. The trade-off engineers must respect is that a low modulus silicone is comparatively soft and not abrasion- or traffic-resistant — so it is a facade/weatherseal product, not a floor-joint or pavement product. Movement performance is governed by the Movement Accommodation Factor (MAF), the percentage of the original joint width the cured sealant can take in cyclic movement; the joint must be designed wide enough that the calculated movement never exceeds the rated MAF, and the cured bead is only ever expected to flex, not stretch beyond capacity. Moisture cure means the bead skins and hardens from the exposed surface inwards at a rate of a few millimetres per day, so deep beads keep curing for some time after the surface is touch-dry — a reason backer rod depth and bead geometry are controlled rather than left to chance.

Where it is used

  • Facade and curtain-wall weatherseal joints between cladding panels, precast units and infill masonry
  • Perimeter pointing and movement joints around door and window frames in concrete and masonry openings
  • Vertical and non-trafficked movement joints in concrete, brickwork and blockwork structures
  • Expansion and construction-joint weathersealing on building envelopes exposed to sun, rain and thermal cycling
  • Joints between dissimilar materials (e.g. concrete to metal frame) where differential thermal movement occurs
  • Stack-bond and panel joints on commercial, institutional and high-rise external walls

Key advantages

  • One component and ready to use — no site mixing, gunned and tooled straight from the cartridge
  • Primerless adhesion on most common building substrates, reducing labour and priming errors
  • Low modulus — imposes low stress on weak or porous substrates and on its own bond line
  • Cures to a highly flexible, elastic rubber seal that accommodates high thermal, shrinkage and moisture movement
  • Excellent weathering — strong UV, ozone and ageing resistance characteristic of silicone chemistry
  • Good slump / sag resistance, so it holds its profile in vertical and overhead joints
  • Good chemical resistance and durable performance on concrete and masonry
  • Available in a range of colours to match architectural finishes

Limitations & considerations

  • Low modulus silicone is soft — not suitable for trafficked floor, pavement or forklift joints (use a PU or MS floor sealant such as Nitoseal PU / MS300 instead)
  • Standard silicones are generally not overpaintable; coatings will not adhere over the cured bead
  • Not intended for continuous water or sewage immersion or chemically aggressive immersed joints (Fosroc offers dedicated immersion-grade sealants such as Nitoseal MS600 for that duty)
  • Should not be applied in close proximity to bituminous materials, which can migrate and stain or de-bond elastomeric sealants
  • Cure is moisture-driven and slows in cold or very dry conditions; deep beads continue curing below the skin for several days
  • Adhesion to some plastics, coated metals and very dense or contaminated substrates should be confirmed by a primer and trial
  • Application must be within the recommended ambient temperature band and onto clean, dry, frost-free joints to develop bond

Selection & best practice

Design the joint before specifying the sealant. Size the joint width so the calculated cyclic movement stays inside the product’s Movement Accommodation Factor — never let real movement reach the MAF limit. For elastomeric gun-grade silicones the usual target is a width-to-depth ratio of about 2:1, with a practical minimum depth of around 5 mm on non-porous substrates and 10 mm on porous masonry; on very narrow joints keep a sensible minimum depth and on wide joints control depth with backer rod. Always fit a closed-cell polyethylene backer rod (or bond-breaker tape where depth is shallow) so the sealant bonds to two faces only and is free to flex — three-sided adhesion will tear the bead. Prepare joint faces to be clean, dry, sound and free of dust, laitance, oil, curing compound and old sealant; prime porous or difficult substrates per Fosroc’s recommendation and prove adhesion with a site trial before full application. Apply within the recommended ambient temperature range, gun in firmly to avoid air entrapment, then tool the surface within the skinning time to compact the bead against the joint faces and set the correct concave profile. Keep the bead away from bituminous materials, protect fresh joints from rain and traffic until cured, and store cartridges cool, dry and out of direct sun within shelf life. Because curing is from the surface inward, allow extra cure time before exposing deep beads to movement or water.

Repair, refurbishment & re-sealing

Re-pointing and re-sealing aged facade and window-perimeter joints during building rehabilitation, where the low modulus and primerless adhesion suit weathered, weaker existing masonry.

Frequently asked questions

What type of sealant is Fosroc Nitoseal 125?
It is a one-component, low modulus silicone rubber joint sealant that cures by reaction with atmospheric moisture. Once cured it forms a permanently flexible, elastic, weather-resistant seal and is supplied gun-grade (non-sag) in cartridge form, ready to apply without mixing.
Does Nitoseal 125 need a primer?
On most common building substrates it achieves primerless adhesion, which is one of its main labour-saving advantages. However, on porous, weak, coated or difficult surfaces Fosroc recommends a substrate-specific primer, and best practice is always to prove adhesion with a small site trial before full application.
Can Nitoseal 125 be used on floor or pavement joints with traffic?
No. As a soft, low modulus silicone it is designed for non-trafficked facade, glazing-perimeter and masonry movement joints. For trafficked floor, saw-cut or pavement joints that face abrasion and wheel loads, use a polyurethane or MS-polymer floor sealant such as Fosroc Nitoseal PU40/PU280 or Nitoseal MS300 instead.
How wide and deep should the joint be?
Design the joint so cyclic movement never exceeds the sealant’s Movement Accommodation Factor. For gun-grade elastomeric silicones the usual target is roughly a 2:1 width-to-depth ratio, with a minimum bead depth of about 5 mm on non-porous and 10 mm on porous substrates, controlled with a closed-cell backer rod. Refer to the current Fosroc TDS and project specification for exact figures.
Why use a backer rod with Nitoseal 125?
A closed-cell polyethylene backer rod sets the correct bead depth and acts as a bond breaker, so the sealant adheres to only the two joint faces and is free to stretch and compress. Without it you risk three-sided adhesion, which restrains the bead and causes it to tear when the joint moves.
Is Nitoseal 125 suitable for Indian climate and is it available locally?
Yes. Its high movement accommodation and excellent UV/weathering resistance suit India’s wide temperature swings and strong sun and monsoon exposure. It is part of Fosroc’s range manufactured and distributed in India (Fosroc Chemicals India), and Space Arc Engineering supplies and applies it as an authorised Fosroc distributor and applicator across Delhi NCR and Pan-India.

How we position Fosroc Nitoseal 125

Within Fosroc’s joint-sealant range, Nitoseal 125 is the moisture-curing low modulus silicone for architectural weatherseal duty — pick it when long-term UV, ozone and ageing resistance on facades, glazing perimeters and masonry movement joints matters most. It sits alongside, rather than competing with, the rest of the Nitoseal family: Nitoseal PU (e.g. PU40/PU50/PU280) polyurethane grades for general and floor/control joints, the silyl-modified MS grades (Nitoseal MS60/MS300/MS600) where paintability, low odour or immersion performance is needed, and immersion-grade options for water-retaining structures. For pourable, heavy-duty expansion and pavement joints Fosroc offers Thioflex 600 (polysulphide) and the Colpor 200 series (pitch-modified PU), which are different tools for trafficked horizontal joints rather than vertical weatherseals. Against the wider market, credible silicone and hybrid alternatives an Indian specifier might evaluate include Sika’s Sikaflex / Sikasil weatherproofing silicones, the MBCC/Master Builders Solutions MasterSeal range, Pidilite/Dr. Fixit and Choksey sealants, and STP (Shalimar) products. The right choice always comes back to joint duty — traffic, immersion, movement, paintability and substrate — and Space Arc Engineering can help contractors and consultants match Nitoseal 125 or its siblings to the specification.
