What is it?

A single-component, water-based acrylic emulsion joint sealant supplied as a gun-grade, non-sag paste. It cures by evaporation to a flexible, paintable rubbery seal and is designed for low-movement joints rather than structural expansion joints.

Where is it used?

Internal and external perimeter and lap joints in brickwork, blockwork, stone, marble and concrete; sealing around window and door frames; lightweight cladding panel joints; and decorative crack/gap filling in masonry and rendered surfaces.

Why use it?

It is the economical, low-odour, easy-to-tool choice for non-structural joints where a paintable finish matters. Water-based clean-up, excellent adhesion to common construction substrates with minimal preparation, and over-paintability make it ideal for finishing and refurbishment work.

How is it applied?

Apply from a standard cartridge gun into a clean, dry, dust-free joint, tool off to a neat profile, and allow to skin and cure by water evaporation. Use a bond breaker or backer rod in deeper joints and over-paint once a firm skin has formed.

About Fosroc Nitoseal AC105

Fosroc Nitoseal AC105 is a one-part, ready-to-use acrylic emulsion (water-based) joint sealant from the Fosroc Nitoseal range. It is supplied as a gun-grade, non-sag paste in cartridge form and cures at ambient temperature by the evaporation of water, leaving a flexible, rubber-like seal that resists weathering and can be over-painted. Within the Fosroc sealant family it sits at the general-purpose, low-movement end of the spectrum — below the elastomeric polyurethane (Nitoseal PU), silyl-modified polymer (Nitoseal MS) and polysulphide (Thioflex) grades that are specified for high-movement structural and trafficked joints. As an acrylic, AC105 is intended for joints that experience only small thermal or settlement movement, where ease of application, a paintable finish and economy are the priorities. The official Fosroc product literature describes it as an internally and externally applied joint sealant with excellent adhesion to most common construction substrates, particularly concrete, mortar, blockwork, stone, wood and anodised bronze, and notes that it also bonds well to many painted surfaces — though Fosroc advises a site trial first to confirm compatibility with a specific coating. For Indian projects, Nitoseal AC105 is part of the Fosroc Chemicals India building-sealants portfolio and is well suited to the perimeter sealing, frame-surround and decorative jointing work that is common on residential, commercial and institutional buildings across Delhi NCR and the rest of the country. Space Arc Engineering, as an authorised Fosroc distributor and applicator, supplies AC105 alongside complementary Fosroc primers, backer rods and the higher-movement Nitoseal and Thioflex grades so that specifiers can match the right sealant chemistry to each joint.

The technical insight

The defining characteristic of an acrylic emulsion sealant like Nitoseal AC105 is its cure mechanism: it is a solvent-free, water-borne dispersion that hardens purely by losing water to the air, not by a chemical (moisture or two-part) reaction. This has three practical consequences that engineers must design around. First, cure depends on a drying environment — high humidity, cold weather, enclosed joints or rain before the surface has skinned will all slow or interrupt curing, and the sealant must not be applied when rain is imminent or when temperatures are near or below freezing. Second, acrylics shrink slightly as the water leaves, so the cured bead is thinner than the wet bead; this, combined with their relatively low elastic recovery, is why acrylic sealants are classed as low-movement products and should not be used on expansion joints or any joint subject to significant cyclic movement. Third, because the binder is acrylic rather than silicone or polyurethane, the cured surface accepts most emulsion and many solvent-based paints, which is the property that makes AC105 valuable for decorating and frame-finishing work where a silicone would reject paint. Adhesion is achieved largely through the acrylic wetting a sound, dust-free substrate, so most porous masonry needs no primer — but the joint must be genuinely clean and dry, and friable or laitance-covered surfaces will defeat the bond. Where deeper joints are sealed, a closed-cell backer rod or polyethylene bond-breaker tape is essential so the sealant adheres on two faces only and is not three-sided-bonded, which would tear it as the joint moves.

Where it is used

  • Perimeter sealing around window and door frames, internally and externally
  • Low-movement joints in brickwork, blockwork, stone and marble
  • Sealing joints between lightweight cladding panels
  • Sealing over and around frames, reveals and architraves
  • Filling and sealing fine cracks and gaps in masonry and rendered walls
  • Decorative and refurbishment jointing where a paintable finish is required
  • Concrete and mortar perimeter joints not subject to structural movement
  • Internal partition, skirting and trim junction sealing prior to painting

Key advantages

  • Single-component and ready to use straight from the cartridge — no mixing
  • Water-based and low odour, with easy water clean-up of uncured material
  • Over-paintable once skinned, accepting most emulsion and many solvent paints
  • Excellent adhesion to concrete, mortar, blockwork, stone, wood and anodised bronze
  • Gun-grade non-sag consistency that tools to a neat profile on vertical joints
  • Most porous masonry substrates can be sealed without a separate primer
  • Suitable for both internal and external low-movement joints
  • Economical choice for high-volume perimeter and decorative jointing
  • Backed in India by Fosroc technical support and Space Arc Engineering application expertise

Limitations & considerations

  • Not suitable for expansion joints or any joint with significant cyclic movement — it is a low-movement sealant
  • Cures only by water evaporation, so it cures slowly in cold, humid or enclosed conditions
  • Should not be applied below the minimum application temperature, when rain is imminent, or to wet/frozen substrates
  • Not recommended for continuous water immersion or permanently wet joints — use an MS or PU grade instead
  • Limited resistance to chemicals, fuels and abrasion; not for trafficked or industrial floor joints
  • A site trial is advised before sealing over painted or coated surfaces to confirm adhesion
  • Slight shrinkage on cure means the bead must be correctly dimensioned and tooled
  • Not a structural, fire-rated or sanitary sealant — specify the correct Fosroc grade for those duties

Selection & best practice

Treat AC105 as a low-movement sealant and design joints accordingly. Confirm the substrate is sound, clean, dry and free of dust, laitance, oil and loose material before sealing; brush or vacuum out the joint and let damp masonry dry. For narrow decorative joints a simple sealant bead is sufficient, but for any joint with measurable depth fit a correctly sized closed-cell polyethylene backer rod (or polyethylene bond-breaker tape on shallow joints) so the sealant bonds to the two joint faces only and never to the joint base — three-sided adhesion will tear an acrylic as it moves. As a rule of thumb for this class of sealant, keep the bead width-to-depth ratio around 2:1 in normal joints (with a practical minimum sealing depth of about 6 mm), and avoid over-wide joints which exceed the product’s modest movement capability. Most porous masonry needs no primer, but check the current Fosroc datasheet for the specific substrate and carry out a site trial on painted or unusual surfaces. Apply with a standard cartridge gun, gun the bead into the back of the joint to avoid voids, and tool off promptly to compact the sealant against both faces and form a neat concave profile. Mask adjacent surfaces for a clean line, do not apply when rain or freezing temperatures are expected before the bead has skinned, and allow the surface to skin and firm up before over-painting. Always work to the current product datasheet for the destination country and confirm joint design with Space Arc Engineering or Fosroc technical services for any borderline application.

Frequently asked questions

What type of sealant is Fosroc Nitoseal AC105?
It is a one-part, water-based acrylic emulsion joint sealant supplied as a gun-grade, non-sag paste. It cures by evaporation of water to a flexible, paintable seal and is intended for low-movement internal and external joints rather than structural expansion joints.
Can Nitoseal AC105 be painted over?
Yes. One of the main reasons to choose an acrylic sealant like AC105 over a silicone is that it accepts most emulsion and many solvent-based paints once a firm skin has formed. Allow the bead to skin and firm up before over-painting, and test an unusual paint system first.
Is Nitoseal AC105 suitable for expansion joints?
No. AC105 is a low-movement acrylic sealant. Expansion joints and other joints with significant cyclic movement need an elastomeric grade such as Fosroc Nitoseal PU (polyurethane), Nitoseal MS (silyl-modified polymer) or Thioflex 600 (polysulphide). Use AC105 for perimeter, frame and decorative joints only.
Does Nitoseal AC105 need a primer?
On sound, clean, dry porous masonry a separate primer is generally not required, which is part of the product’s appeal. The joint must still be free of dust, laitance, oil and loose material. For painted, unusual or non-standard substrates, carry out a site trial and check the current Fosroc datasheet for the destination country.
What surfaces does Nitoseal AC105 bond to?
Fosroc lists excellent adhesion to most common construction substrates, particularly concrete, mortar, blockwork, stone, marble, wood and anodised bronze. It also bonds well to many painted surfaces, but Fosroc recommends a site trial first to confirm compatibility with a specific coating.
Can Nitoseal AC105 be used in wet or submerged areas?
No. As a water-based acrylic that cures by drying, it is not recommended for continuously wet or immersed joints and should not be applied when rain is imminent or to wet or frozen substrates. For immersed or permanently wet conditions, specify a Fosroc MS or PU grade such as Nitoseal MS600 instead.

How we position Fosroc Nitoseal AC105

Within the Fosroc sealant ladder, Nitoseal AC105 is the entry-level, low-movement, paintable option — the right choice for perimeter, frame-surround and decorative masonry joints where movement is minimal and a coatable finish matters. It is not a substitute for higher-performance grades: for medium- to high-movement expansion and construction joints, step up to a Fosroc Nitoseal PU polyurethane (e.g. PU40/PU280) or a Nitoseal MS silyl-modified polymer (e.g. MS600, which is also rated for immersed conditions); for civil and water-retaining structures, Thioflex 600 polysulphide and Colpor 200/200PF cover trafficked and pavement joints. Against the broader market, AC105 competes with general-purpose acrylic/decorator’s sealants and with the paintable hybrids from Sika (the Sikaflex and Sika acrylic ranges), BASF/MBCC MasterSeal, and Indian manufacturers such as STP and Pidilite — many of which offer comparable acrylic or MS-polymer products for low-movement jointing. The honest positioning is this: choose AC105 when you want an economical, low-odour, over-paintable seal for genuinely low-movement joints on common masonry; choose a Fosroc PU, MS or polysulphide grade (or a comparable Sika/MasterSeal/STP elastomeric) whenever the joint moves, is trafficked, is permanently wet, or carries a structural or fire-rated duty. Space Arc Engineering supplies the full Fosroc Nitoseal and Thioflex range and can help match the correct chemistry to each joint on the drawing.
