MC-Bauchemie MC FloorCoat PU
A two-component, pigmented polyurethane sealer coat that keeps colour and gloss on car park decks, warehouse aisles and exterior industrial floors where ordinary epoxy chalks and yellows in sunlight.
What is it?
A two-component, solvent-based, pigmented polyurethane resin coating from MC-Bauchemie, applied as a hard-wearing decorative sealer over primed mineral substrates.
Where is it used?
Car parks, garages, warehouses, department stores, pharmaceutical and clean-room floors, production areas and exposed exterior decks that see daylight and UV.
Why use it?
It holds its colour and gloss under sunlight far longer than epoxy, resists diluted acids, alkalis and salts, and takes trolley and foot traffic without powdering.
How is it applied?
Prime the concrete with an epoxy primer, mix base and hardener 4:1, then apply crosswise by roller, brush or airless spray in two coats at roughly 0.100-0.150 kg/m2 each.
About MC-Bauchemie MC FloorCoat PU
MC FloorCoat PU is the pigmented topcoat in MC-Bauchemie’s industrial flooring range, made specifically for surfaces that are exposed to daylight, weather and wear at the same time. It is a two-component, solvent-based polyurethane resin: a base (component A) blended with a hardener (component B) in a fixed ratio, which cures into a tough, colour-fast film over a primed mineral substrate. Where a standard epoxy floor tends to chalk, fade and yellow within weeks of UV exposure, this polyurethane is formulated with premium-grade pigments to hold its appearance and decorative value on open car-park decks, ramps and exterior slabs.
Beyond looks, the coating is built for the day-to-day punishment of a working floor. It offers good abrasion resistance against light and heavy foot traffic and trolley movement, and stands up to diluted acids, bases and saline solutions as set out in the MC-Bauchemie chemical resistance chart. It can be finished plain for a clean, easy-to-wash surface or turned into an anti-skid coating by broadcasting MC Anti-Slip 50. For Indian projects, Space Arc Engineering supplies MC FloorCoat PU as an authorised distributor and can support specification, substrate assessment and application across Delhi NCR and pan-India.
The technical insight
The performance difference between MC FloorCoat PU and a conventional epoxy topcoat comes down to the resin backbone. Epoxy binders contain aromatic groups that absorb ultraviolet light and break down under it, which is why unprotected epoxy floors chalk, lose gloss and shift colour once daylight reaches them. Polyurethane chemistry is inherently more UV-tolerant, and MC-Bauchemie loads this coating with premium, weather-stable pigments so the finished film keeps its shade and sheen in exterior and daylit interior settings. Some colour change under intense chemical or UV exposure can still occur over time, but MC-Bauchemie notes this is cosmetic and does not affect the coating’s protective properties or usability. The cured film is a solvent-based system at roughly 70% solids and around 1.300 g/cm3 density, laying down at about 100 microns per coat at 150 g/m2. That build gives the abrasion resistance measured in the Taber test (approx. 0.040 g loss over 1000 cycles) and the chemical barrier that shrugs off diluted acids, alkalis and salt solutions, while the two coats applied crosswise close pinholes and even out colour.
Where it is used
- Multi-storey and open-deck car parks, ramps and parking bays exposed to daylight
- Warehouse and distribution-centre aisles carrying constant trolley and pallet traffic
- Department stores, showrooms and retail floors needing a decorative, colour-stable finish
- Pharmaceutical, electronic clean-room and production-area floors that must stay wipe-clean
- Exterior industrial slabs and roof/deck surfaces subject to weather and UV
- Garage and service-bay floors exposed to diluted fuels, oils and cleaning chemicals
- Anti-skid ramp and walkway surfaces produced with MC Anti-Slip 50 broadcast
- Colour-coded traffic lanes, walkways and demarcation zones over epoxy base coats
Key advantages
- UV-stable polyurethane that keeps colour and gloss where ordinary epoxy chalks and yellows
- Premium-grade pigments give high decorative value and weather resistance for exterior use
- Good abrasion resistance against light and heavy foot traffic and trolley movement
- Good resistance to diluted acids, bases and saline solutions per the MC chemical resistance chart
- Long, workable pot life of around 120 minutes at 20 degrees C, easing large-area application
- Suitable for both interior and exterior floors, including daylit and open-deck areas
- Available as a combined anti-skid finish using MC Anti-Slip 50 for ramps and wet zones
- Applied by roller, brush or airless spray, so it suits both small repairs and large decks
Limitations & considerations
- Solvent-based and pigmented; it is a sealer coat, not a standalone build system, and needs an epoxy primer or base coat beneath it
- Requires a sound, prepared mineral substrate and an epoxy primer such as MC-DUR 1200 VK M or MC-DUR 1101 M
- Application is limited to a substrate and air temperature window of above 10 to below 30 degrees C, below 85% relative humidity and at least 3 K above dew point
- Intense chemical or UV exposure can cause cosmetic colour change over time, though protective performance is unaffected
- Full chemical resistance takes 7 days to develop at 20 degrees C, so early aggressive exposure should be avoided
- Being solvent-based, it needs adequate ventilation during application and the safety guidance for reactive resins to be followed
Selection & best practice
Prepare the concrete to a sound, clean, open profile and prime it with an epoxy primer such as MC-DUR 1200 VK M or MC-DUR 1101 M before coating. Pre-stir component A with a slow mechanical mixer for at least 10 seconds, add the full hardener (component B), and mix for about a minute to a homogeneous blend; thinning is optional and should not exceed 5%. Apply MC FloorCoat PU crosswise over the cured primer, strip- and lap-free, using rollers, brushes or airless spray, and plan on two coats for even, full coloration. Work only within the stated conditions: substrate, material and air temperature above 10 and below 30 degrees C, relative humidity under 85%, and at least 3 K above the dew point, which is important during Indian monsoon and winter mornings. Respect the 120-minute pot life at 20 degrees C and reduce batch sizes in hotter weather, since heat shortens working time. For anti-skid areas, add approximately 3% by weight of MC Anti-Slip 50 and back-roll with a short-piled lambskin roller. Allow foot traffic after about 16 hours and hold heavier or chemical exposure until the 7-day full-cure point.

How we position MC-Bauchemie MC FloorCoat PU
MC FloorCoat PU sits at the UV-stable, decorative end of MC-Bauchemie’s industrial flooring line-up. It is applied over an MC-DUR epoxy primer (MC-DUR 1200 VK M or MC-DUR 1101 M) and pairs with MC Anti-Slip 50 where anti-skid ramps or walkways are needed; for heavy-duty build-up floors rather than a sealer coat, the MC-DUR self-levelling and screed systems are the better fit within the same brand family. Space Arc carries equivalent UV-stable PU topcoats across our other brands too, so specifiers who prefer a Fosroc, Sika or Dr. Fixit floor system can be matched to a comparable product. Where a clear rather than pigmented finish over epoxy is wanted, our Fosroc water-based PU seal coat is a direct alternative.
