What is it?

A ready-to-use, milky-white acrylic sealer Master Builders Solutions supplies for topically treating manufactured concrete elements: interlocking pavers, kerbstones, flags and similar vibro-compacted units.

Where is it used?

Used almost entirely inside the precast or paver yard, sprayed or rolled onto units off the mould, or onto cured stock before dispatch. Not a site-applied waterproofing coat for roofs, basements or bathrooms.

Why use it?

Indian paver yards lose margin to two recurring complaints: white efflorescence bloom on coloured or exposed-aggregate units after monsoon storage, and oxide pigments fading flat within a season under UV. MasterPel SP’s hydro-repellent film addresses both and lifts the finish.

How is it applied?

Sprayed, preferred for an even film, or rolled at a controlled dosage. Published guidance for the SP 4001 grade runs 80 to 200 g/m2 depending on gloss desired, applied right after de-moulding with no drying step, or on cured units before dispatch.

About Master Builders Solutions MasterPel SP

MasterPel SP sits inside the MasterPel range, split into two types buyers often confuse: integral water-repellent admixtures, MasterPel 793 and 708, dosed into the concrete mix, and SP-series topical sealers, including SP 4001, SP 5000 and SP 6000 among published grades, sprayed or rolled onto the finished unit after moulding. This entry covers the topical sealer as listed on Master Builders Solutions’ India catalogue, built for one job: elements made by vibro-compaction and immediate de-moulding, interlocking block pavers, kerbstones, edge restraints, flags and hardscape units, not general building waterproofing.

Chemically it’s a low-viscosity acrylic resin dispersion, milky white in the can, specific gravity 1.03 to 1.07 g/ml for the 4001 grade, drying to a breathable, hydrophobic film rather than a thick membrane. That matters: the film keeps liquid water and the dissolved calcium hydroxide behind efflorescence from wicking to the surface, without trapping vapour inside the unit the way a heavier wet-look sealer can, which is what makes cheaper sealers blister or turn milky under Delhi’s summer heat. Performance is referenced against European EN 1338, 1339 and 1340 paving-unit standards; buyers running to IS 15658 should ask for a site trial rather than assume a direct translation.

The technical insight

An acrylic water repellent, CSI class 07 19 13, works differently from a membrane. A membrane blocks water bodily; a repellent changes the surface energy of concrete pores so water beads and rolls off, while pores stay open enough for trapped vapour to escape, which is why the sealer goes straight from spray gun to curing chamber with no drying wait. The trade-off: it’s surface-only and won’t touch water already migrating through the concrete body, which is why MBS pairs it with an integral admixture, 793 or 708, for what it calls total protection, surface plus bulk, on mixes with chronic efflorescence.

Where it is used

  • Surface sealing of interlocking concrete pavers right off the mould, in-line with the curing cycle
  • Treatment of kerbstones, edge restraints and paving flags in precast yards
  • Colour-lock finishing for oxide-pigmented paver ranges in premium landscaping and plaza projects
  • Efflorescence control on exposed-aggregate and terrazzo-face precast pavers
  • Sealing of cured stockyard batches before palletising and dispatch
  • Finishing coat for garden edging, precast benches, planters and decorative hardscape units
  • Refresh-sealing of already-laid architectural paving on site, by roller

Key advantages

  • Applies right after de-moulding with no drying step, doesn’t slow the line
  • Non-chloride, non-corrosive, safe around wire-mesh or fibre-reinforced units
  • Sharpens pigment colour, consistent low-sheen finish batch to batch
  • A genuine efflorescence barrier, not a cosmetic fix, backed by EN 1338/1339/1340 data
  • Low-viscosity milky liquid sprays evenly with ordinary yard equipment
  • Pairs with MasterPel integral admixtures for surface-plus-bulk protection on chronic mixes
  • Workable storage window, 4 to 40 degrees C, for a tropical yard, with stock rotation

Limitations & considerations

  • It’s a topical, precast-yard sealer, not a substitute for a membrane on a podium deck, basement or wet area
  • Published dosage figures belong to specific grades, SP 4001, SP 5000; confirm the grade actually supplied before quoting numbers
  • Needs a genuinely even spray pattern; patchy application shows as visible gloss or colour variation, so it suits plant use far more than site touch-up
  • Shelf life is short, 6 to 12 months depending on grade and pack, and it must not freeze or sit in direct sun
  • No slip or skid-resistance data is published; specify a local trial for high-traffic pedestrian or vehicular pavement

Selection & best practice

Run a test panel before a full batch, confirm the sprayer gives even, streak-free coverage at the intended dosage, since gloss and colour depend on how evenly the film lands. Apply right after de-moulding wherever the line allows it, so units go straight to the curing chamber. Where efflorescence is a chronic, mix-level problem, dose an integral water-repellent admixture into the mix alongside the surface sealer rather than relying on MasterPel SP alone.

Frequently asked questions

Is MasterPel SP a waterproofing product for my terrace or basement?
No, it’s a surface sealer for factory-made concrete elements, applied in the precast yard. For roofs, basements or bathrooms you need a proper waterproofing membrane, not this.
Can I apply it after the pavers are already laid?
Factory application right after de-moulding is what it’s dosed for. Site roller application on laid pavers works as a refresh, but expect less even coverage than a plant spray pass.
Which grade should I order, 4001, 5000, or something else?
Depends on unit type and finish desired; grades differ in dosage and packaging. Share your spec with Space Arc’s technical team and we’ll confirm the grade and TDS before quoting.
Does it change the colour, or just seal it?
Both, to an extent; it brightens and stabilises existing pigment rather than adding new colour, and gloss intensifies with dosage. It won’t fix a pigment that’s already faded.
Will sealed pavers get slippery when wet?
The finish is matte to low-sheen, not high-gloss, but no slip or skid-resistance figures are published for this sealer. For high-footfall or vehicular pavement, get a local slip check done first.
How long before treated units can be stacked and moved?
Applied in-line after stripping, the TDS states no drying wait is needed before the curing chamber; units follow the normal cycle. Post-cure batches need your yard’s usual touch-dry practice.

How we position Master Builders Solutions MasterPel SP

MasterPel SP is the topical half of a two-part system; its companion is MasterPel 793 or 708, the integral water-repellent admixture dosed into the mix, and MBS recommends running both for chronic-efflorescence mixes. It’s also specified alongside MasterCast 402-series compaction admixtures where a producer is chasing EN 1338 splitting-tensile numbers on the same batch. Fosroc has no genuine like-for-like here, its India catalogue centres on site-applied waterproofing membranes and coatings, Nitoproof and Dekguard, rather than plant-line precast sealers. The real alternative a manufacturer weighs against MasterPel SP is an unbranded paver-shine acrylic sealer sold loose in the market, cheaper per litre, but without published dosage, efflorescence or EN-standard data to back a submittal.
