STP PlastiSeal

A one-part white thixotropic crack sealer from STP Limited that cures yet stays flexible — so small and hairline masonry wall cracks are sealed against water and keep moving with the wall instead of reopening.

What is it?

A ready-to-use, single-component white thixotropic paste from STP Limited that fills small masonry cracks and cures into a flexible, waterproof seal.

Where is it used?

Internal and external masonry wall cracks — hairline and small cracks in plastered walls, render and brickwork, typically ahead of repainting or waterproof coating.

Why use it?

Rigid fillers crack again with thermal movement; PlastiSeal remains flexible after cure, needs no mixing, holds in vertical cracks without slumping, and resists water, oil, fuel and salts once fully cured.

How is it applied?

Clean to sound substrate, V-groove the crack where possible, pre-dampen, then press in with a spatula or putty knife and level flush. Thin with potable water for hairline cracks. Full cure in 7 days.

About STP PlastiSeal

Walk any plastered facade in Delhi NCR after two or three summers and you will find the same defect: fine cracks radiating across render and masonry, opened up by thermal cycling and minor settlement. Fill them with a hard cementitious putty and the crack usually telegraphs straight back through within a season, because the wall keeps moving and the repair does not. PlastiSeal, from STP Limited — one of India’s oldest construction chemicals houses, with over 85 years behind its waterproofing and repair range — is built specifically for this failure mode. It is a one-part, white thixotropic paste that cures into a seal which stays flexible, so the repaired crack can breathe with normal thermal and minor structural movement instead of fracturing again.

For contractors, the practical appeal is how little can go wrong on site. There is no mixing, no pot-life clock and no proportioning error: the paste goes straight from the 1 kg container into a pre-dampened, cleaned crack. Its thixotropic body means it stays put in vertical wall cracks rather than sagging out, and for hairline cracks too fine to groove, it can be thinned with potable water so it penetrates rather than bridges. Once fully cured — allow 7 days — the seal is waterproof and shows excellent resistance to water, gasoline, oil and salt exposure, which matters on exterior walls that see monsoon wetting and airborne contamination year after year.

The technical insight

The product works on two properties acting together. First, thixotropy: at rest the paste is stiff enough to hold its shape inside a vertical or overhead crack, but under the shear of a spatula it flows and packs tightly into the groove. Second, a flexible cure: rather than setting rigid like a cement-based filler, the paste dries down into an elastic seal that tolerates the micro-movement small masonry cracks undergo daily. Pre-dampening is not optional ritual — a dry, porous substrate sucks water out of the paste before it can wet the crack faces, weakening adhesion; a damp (not flooded) crack lets the material bond properly. In deeper cracks the material penetrates and shrinks as it dries, which is why the TDS specifies repeat applications until the fill sits flush. Chemical resistance — to water, gasoline, oil and 5% calcium chloride salts — is rated excellent only on fully cured samples, so the 7-day cure window should be respected before service exposure.

Where it is used

  • Hairline and small cracks in external plastered and rendered walls, treated before repainting
  • Internal masonry wall cracks, filled and levelled ahead of putty and paint cycles
  • V-grooved crack repair in brickwork and plaster where cracks are wide enough to open up
  • Crack sealing around window and door surrounds where plaster commonly fissures
  • Pre-treatment of wall cracks before applying exterior waterproof coatings
  • Recurring crack complaints on facades under society or facility maintenance contracts
  • Snag-list crack rectification during builder handover and defect-liability works
  • Sealing small cracks in parapet and compound walls exposed to monsoon wetting

Key advantages

  • Cures yet remains flexible, so the repair accommodates thermal and minor structural movement instead of re-cracking
  • Single-component and ready to use — no mixing, no proportioning errors, generous working time on site
  • Thixotropic paste holds its shape in vertical cracks without slumping or running
  • Thinnable with potable water to penetrate hairline cracks that cannot be V-grooved
  • Waterproof once cured — suits external walls exposed to rain
  • Excellent resistance to water, gasoline, oil and salts (5% calcium chloride) in the fully cured state
  • Tools and hands clean up with plain water before the material hardens
  • Compact 1 kg pack with 12-month shelf life — practical for maintenance teams and painters

Limitations & considerations

  • Not a structural repair material — load-bearing or structurally significant cracks need engineering assessment and injection or repair-mortar systems
  • Intended for small cracks only; wide cracks or those behaving like movement joints call for a gun-grade elastomeric sealant instead
  • In deeper cracks the paste penetrates and shrinks on drying, so multiple filling passes are needed to finish flush
  • Full cure takes 7 days — chemical and sustained water exposure should wait until then
  • The manufacturer does not publish a coverage rate, so estimate consumption from crack width, depth and length on a trial section
  • Adhesion depends entirely on preparation — paint, oil, dust and other bond breakers must be completely removed and the crack pre-dampened

Selection & best practice

Preparation decides the outcome. Cut back to a clean, sound substrate and strip out anything that can act as a bond breaker — old paint, oil, dust, laitance — finishing with a vacuum or pressure wash so no residue remains in the crack. Wherever the crack width allows, open it into a V-groove; this gives the paste a proper key. Pre-dampen the groove so it is damp but not flooded, then work PlastiSeal straight from the container into the crack with a spatula or putty knife and strike it flush with the wall. On deeper cracks, expect the fill to sink as it penetrates and shrinks — come back and refill until it stays level. For hairline cracks that cannot be grooved, thin the paste with potable, soft water and let it wick in. Clean tools with water before the material hardens, wear goggles, gloves and a mask during application, and allow the full 7-day cure before exposing the repair to water or chemicals. Store unopened packs in a cool, dry, shaded place away from heat.

Industry use cases

Residential Repainting

Painting contractors fill hairline facade and internal wall cracks with PlastiSeal before primer and topcoat, so the finished paint film is not split open by cracks re-telegraphing through.

Housing Societies & Facility Management

Maintenance teams handling recurring monsoon-season crack and damp complaints use the 1 kg pack for spot repairs across blocks without mobilising mixing equipment.

Commercial & Institutional Buildings

Offices, schools and hospitals schedule crack rectification during paint-cycle shutdowns; the no-mix, water-cleanup format suits quick occupied-building work.

Builder Handover & Defect Liability

Developers closing snag lists use a flexible sealer for plaster cracks so the same defect does not reappear within the liability period.

Waterproofing Contractors

Applicators treat wall cracks as preparatory work before exterior waterproof coatings, closing water entry paths that a coating alone would bridge unreliably.

Frequently asked questions

Can PlastiSeal be used on structural or load-bearing cracks?
No. It is designed for small, non-structural cracks in masonry walls. Cracks in structural members, or cracks that are wide and growing, need engineering assessment and a structural solution such as epoxy injection — not a surface crack sealer.
Does it need mixing or a hardener?
No. PlastiSeal is a one-part paste used straight from the container. There is no hardener, no pot-life countdown and no proportioning risk, which is why it suits small maintenance crews as much as large sites.
How do I treat hairline cracks that are too fine to open into a V-groove?
Thin the paste with potable, soft water and apply it over the pre-dampened crack so it penetrates by capillary action rather than sitting on the surface. On groovable cracks, always prefer the V-groove — it gives a stronger key.
Why must the crack be pre-dampened first?
Dry masonry is highly absorbent and pulls water out of the paste before it can grip the crack faces, leaving a weak, chalky bond. A damp — not flooded — crack lets PlastiSeal wet the substrate and adhere properly.
How long before the repair can face rain or be painted over?
Full cure is 7 days, and the stated water and chemical resistance applies to fully cured material. For overcoating with a specific paint or coating system, confirm compatibility with the coating supplier before proceeding.
What pack size is available and how long does it keep?
PlastiSeal comes in a 1 kg pack with a 12-month shelf life in the original unopened container, stored cool, dry and away from heat. Space Arc supplies it across Delhi NCR and Pan-India along with the wider STP range.

How we position STP PlastiSeal

PlastiSeal is the flexible half of a two-product family: its sibling PlastiSeal P is a cementitious slope leveller and crack filler, the better pick when you need a rigid, mortar-compatible fill or slope correction rather than a movement-tolerant seal. Both sit within STP Limited’s broader repair and waterproofing portfolio — including the RestoFix repair and rehabilitation range — which Space Arc stocks alongside it. Where a crack turns out to be wider or behaves like a movement joint, step up to a gun-grade elastomeric sealant such as Fosroc Nitoseal MS600 from our Fosroc line; and for genuinely structural cracks, ask our team about Fosroc injection and concrete repair systems instead of over-specifying a surface sealer. As an authorised distributor and applicator, Space Arc can help match the crack type to the right chemistry before material lands on site.

Preferred brand · Fosroc equivalent

Fosroc Nitoseal MS600 — Specify Nitoseal MS600 when the crack is wide or cycles like a movement joint — a gun-grade MS polymer sealant absorbs repeated movement that a fill-and-level crack paste is not designed to take.
