Sika Sikagard-720 EpoCem
A three-part epoxy-modified cementitious mortar that levels, protects and seals concrete you simply cannot wait weeks to dry out.
What is it?
A three-component (epoxy resin, hardener, cement filler) fine-textured pore filler and levelling mortar that doubles as a temporary moisture barrier and chemical-resistant coat for concrete.
Where is it used?
Effluent and sewage treatment tanks, car-park decks, bridge soffits, water-retaining structures, industrial floors and any green or damp concrete that needs early protection.
Why use it?
It bonds to concrete that is only days old or still damp, closing the long drying wait that holds up conventional epoxy systems, while adding chemical and carbonation resistance.
How is it applied?
Mix the pre-batched A+B+C set, then trowel, roller or wet-spray onto a saturated-surface-dry substrate at 0.5-3 mm; lay 2.0 mm minimum when used as a temporary moisture barrier.
About Sika Sikagard-720 EpoCem
Sikagard-720 EpoCem sits in an unusual and useful spot in the repair toolbox. It is a genuine cement mortar, so it is happy on damp concrete and cures with, rather than against, moisture; but it is also epoxy-modified, which lifts its chemical resistance and abrasion performance well above an ordinary polymer-modified cementitious render. That dual nature is exactly why site teams reach for it: a newly cast tank, a freshly repaired soffit or a slab that will not stop weeping can be levelled, sealed and put back into a protective role days sooner than a pure resin system would allow. It is supplied as a three-part, pre-proportioned set, mixed on site and applied by trowel, roller or wet spray at thicknesses from half a millimetre for pore filling up to three millimetres for levelling.
For engineers and applicators working across Delhi NCR and the rest of India, the practical appeal is the compressed programme it unlocks. Green concrete over 24 hours old and aged concrete carrying rising damp both accept it, and it can be left as a durable finish or used as a temporary moisture barrier beneath Sikafloor and Sikagard resin toppings so those overlays can go down before the substrate has fully dried. It complies with EN 1504-3 as a Class R4 structural repair product and is recognised under EN 1504-2 as a surface protection coating, which gives specifiers a clear standards basis when it appears on a repair schedule. Space Arc Engineering supplies it as an authorised Sika distributor and applicator with technical back-up on dosage, thickness and system build-up.
The technical insight
The trick is the hybrid binder. A conventional epoxy coating needs a dry, low-moisture substrate because water at the interface disrupts the resin’s cure and destroys adhesion. Sikagard-720 EpoCem sidesteps this by carrying its own Portland cement phase: the cement hydrates using the very moisture that would poison a plain epoxy, forming a mineral skeleton keyed into the concrete, while the epoxy resin fills and densifies the matrix to cut permeability and raise chemical resistance. The result is a coat that develops a tensile bond typically exceeding 2 MPa (with failure in the parent concrete rather than at the bond line), reaches over 45 N/mm2 compressive and over 5 N/mm2 flexural strength, and stays serviceable on surfaces that are saturated-surface-dry. Used as a temporary moisture barrier at 2.0 mm, that dense low-permeability layer holds back residual construction moisture and osmotic pressure long enough for a moisture-sensitive resin topping to be applied and cured over young concrete.
Where it is used
- Protective and levelling coat on green concrete more than 24 hours old
- Repairing and refinishing honeycombed or minor-defect concrete surfaces
- Chemical-resistant lining to effluent, sewage and water treatment tanks
- Temporary moisture barrier beneath Sikafloor and Sikagard resin floor and wall systems
- Pore filling and levelling on car-park decks before waterproofing membranes
- Protection of bridge and marine concrete against chloride and carbonation ingress
- Lining and repair of water-retaining structures and reservoirs
- Levelling render on damp aged concrete affected by rising moisture
Key advantages
- Bonds to green and damp concrete, cutting the drying wait before protection can start
- Combines cementitious moisture tolerance with epoxy-grade chemical and abrasion resistance
- EN 1504-3 Class R4 structural-repair classification for schedule compliance
- Works as a temporary moisture barrier so resin toppings can go down over young slabs
- Applied by trowel, roller or wet spray to suit surface size and access
- Fine texture levels pores and minor defects in a single thin-layer pass
- Tensile bond typically fails in the concrete, not at the interface
- Supplied as pre-batched three-part sets to remove site batching errors
Limitations & considerations
- Pot life is short and temperature-driven, roughly 40 minutes at 20C and only about 20 minutes at 30C, which is demanding in Indian summer conditions
- Its moisture-barrier effect is temporary, not a permanent replacement for a designed waterproofing system
- The substrate must be sound and saturated-surface-dry, with standing water removed before application
- As a three-component mix it needs careful proportioning and forced-action mechanical mixing on site
- Maximum single-pass thickness is limited (about 3 mm for levelling), so deep repairs need a separate mortar first
- Being cement-based, it needs protection from rapid drying and adequate curing in hot, windy weather
Selection & best practice
Prepare the concrete to a sound, clean, laitance-free profile and bring it to a saturated-surface-dry condition, removing any free standing water. Mix only complete pre-batched sets using a slow-speed forced-action mixer, adding the cement component to the combined resin and hardener and blending to a uniform lump-free consistency; never split a set by eye. Apply within the pot life, working in areas you can finish before the mix stiffens, and scale batch size to the ambient temperature since pot life falls sharply above 30C. Lay 0.5-3 mm for pore filling and levelling, and a minimum of 2.0 mm where it acts as a temporary moisture barrier. Protect the fresh coat from direct sun, wind and rapid moisture loss, and cure it as a cementitious mortar. Where it is a barrier under a resin system, confirm the overcoating window and substrate condition against the current Sika data sheet before the topping goes on.

Industry use cases
Water & Wastewater
Lining new effluent and sewage tanks with chemical protection days after casting, without waiting for full concrete drying.
Infrastructure & Bridges
Levelling and protecting bridge soffits and decks against chloride and carbonation while the structure is still young.
Car Parks
Pore filling and levelling damp deck slabs to accept a deck waterproofing or resin system on a compressed programme.
Industrial Flooring

How we position Sika Sikagard-720 EpoCem
Sikagard-720 EpoCem is the go-to when concrete is too young or too damp for a conventional epoxy and you still need protection now. Within the Sika family it pairs naturally with Sikafloor and Sikagard resin toppings that sit on top of it once it has done its moisture-barrier job, and with SikaTop and Sika MonoTop repair mortars where deeper structural reinstatement is needed before levelling. For deep concrete reprofiling ahead of this thin coat, a Sika Repair-grade mortar should go down first. Across our other brands, comparable epoxy-cement and moisture-tolerant coating roles are served by Dr. Fixit and MC-Bauchemie repair-protection ranges, which are worth comparing on availability and price for larger tank and deck programmes.
