What is it?

A clear, deep-penetrating monomeric silane (alkyl isobutyl trialkoxy silane) impregnation treatment with 95% active content that makes concrete water-repellent from within the pore structure rather than forming a surface film.

Where is it used?

Reinforced concrete exposed to wind-driven rain, de-icing salts or marine chlorides: bridge decks and substructures, flyovers, sea-facing facades, parapets, retaining walls, water tanks externally and car park structures across Delhi NCR and coastal India.

Why use it?

It markedly reduces water and chloride-ion absorption (the main drivers of reinforcement corrosion) while remaining vapour-permeable, non-staining and UV-stable, so the concrete dries out and the appearance is unchanged.

How is it applied?

Onto a clean, dry substrate by low-pressure airless spray, flood-applied bottom-to-top to saturation without misting; typically applied as a wet-on-wet treatment at roughly 175 ml/m2.

About Fosroc Nitocote SN525

Fosroc Nitocote SN525 is a penetrating hydrophobic impregnation for concrete, classified within Fosroc’s protective coatings range as a silane water repellent. Unlike paints or elastomeric coatings that sit on the surface, SN525 is a low-viscosity liquid that soaks into the capillary pore network of the concrete and chemically reacts there. The result is a hydrophobic (water-hating) lining bonded to the pore walls, several millimetres deep, that turns the concrete itself water-repellent without blocking the pores. Because the pores are lined rather than filled, water vapour can still pass through, so any moisture already inside the slab can dry outward instead of being trapped behind a sealed skin. For Indian contractors and consultants, SN525 is the product to specify when the brief is durability rather than decoration: protecting reinforced concrete against the chloride-driven and freeze-thaw deterioration that shortens the life of bridges, marine works and exposed facades. It is supplied ready to use in 25 litre and 200 litre containers and must not be diluted with water, solvent or thinner. The companion cleaner Nitoflor Sol is used to flush spray equipment. As an authorised Fosroc distributor and applicator serving Delhi NCR and pan-India, Space Arc Engineering supplies SN525 with method-statement support, substrate-suitability checks and trained applicator teams for large infrastructure and facade contracts.

The technical insight

The active chemistry is monomeric alkyl (isobutyl) trialkoxy silane at a minimum 95% purity, with a specific gravity of 0.87 and refractive index of about 1.4. The small monomeric silane molecule is what gives SN525 its key advantage over heavier silane-siloxane blends or siloxane cremes: it penetrates deeply into dense, low-porosity concrete before it reacts, so the protective zone is inside the cover concrete rather than only at the face. Once in the pores, the silane hydrolyses with moisture in the substrate and air and condenses onto the silica-rich pore walls, grafting a permanent hydrophobic alkyl-silicone layer. This is a chemical reaction, not a film, which is why the treatment is invisible, non-staining and unaffected by UV. The practical consequence for designers is that protection does not wear off the way a topcoat does, and the surface keeps its natural matt appearance with a water-beading effect. The same reactivity drives the main handling rule: SN525 hydrolyses on contact with atmospheric moisture, so material from an opened container must be used the same day, and the substrate must be genuinely dry. SN525 complies with the German ZTV-SIB 90 protocol and with EN 1504-2 as a surface protection product (principles of hydrophobic impregnation), the European reference standard for protecting and repairing concrete.

Where it is used

  • Hydrophobic impregnation of reinforced concrete bridge decks, piers, abutments and crash barriers exposed to de-icing salts or spray
  • Protection of sea-facing and coastal RCC structures, jetties, breakwaters and marine substructures against chloride ingress
  • Waterproofing-grade impregnation of building facades, parapets, copings, fins and balcony slabs subject to wind-driven rain
  • Anti-carbonation and anti-chloride treatment of flyovers, elevated metro viaducts and highway structures
  • External faces of water-retaining and water-excluding structures such as reservoirs, tanks and retaining walls
  • Multi-storey and basement car park decks where chloride from vehicles attacks the slab
  • Conservation and durability upgrading of exposed precast and architectural concrete where surface appearance must not change

Key advantages

  • Markedly reduces both liquid water and chloride-ion absorption, the primary causes of rebar corrosion
  • Deep penetration into porous and dense substrates places protection inside the cover concrete, not just at the surface
  • Fully breathable: permits water-vapour transmission so the structure dries outward and does not blister
  • Non-staining and invisible; does not discolour the substrate and is not affected by UV light
  • Increases freeze-thaw resistance and minimises efflorescence and salt scaling
  • Chemically resistant to de-icing compounds, atmospheric contaminants and alkaline environments
  • High 95% active monomeric silane content for performance on dense, low-permeability concrete
  • Protects hairline cracks up to 0.3 mm
  • Compliant with ZTV-SIB 90 and EN 1504-2, supporting durability specifications on government and infrastructure work

Limitations & considerations

  • A penetrating impregnation, not a crack-bridging membrane: it only spans hairline cracks up to 0.3 mm and will not waterproof structural cracks, movement joints or honeycombed concrete
  • Must be applied to clean, dry, absorbent concrete; will not work on non-absorbent surfaces such as glass, plastic, metal or previously painted or sealed surfaces
  • Hydrolyses with atmospheric moisture, so opened containers must be used the same day and rain or damp substrates ruin the treatment
  • Not to be diluted with water, solvent or thinner, and brush application is not permitted; it must be flood-sprayed at low pressure for correct uptake
  • Application is restricted to 5 C and rising up to a concrete surface temperature of 45 C
  • Flammable (flash point 63 C); requires ignition control, ventilation and PPE
  • Provides no decorative finish or colour and does not deliver carbonation resistance in the way a film-forming anti-carbonation coating such as Dekguard does
  • Adjacent glass, asphalt, bitumen, plastics and painted surfaces must be masked and protected before spraying

Selection & best practice

Carry out a trial patch and a simple water-absorption check on the actual substrate first, since uptake varies with concrete density. Prepare the surface by removing laitance, curing compounds, oil, moss and algae by mechanical means, and allow concrete to dry fully (at least a few days after rain). Mask all glass, asphalt, bitumen, plastics and painted surfaces. Apply SN525 undiluted by low-pressure airless spray, flooding the surface to saturation without misting and working from the bottom upwards so runs are re-absorbed; you should see a continuous wet film. Apply at roughly 175 ml/m2, adjusting up for very dense or pre-cracked concrete, and do not over-spread to chase coverage figures. Decant only what can be used the same day, keep containers sealed, and stop work if rain is expected or if temperatures fall below 5 C or the surface exceeds 45 C. Clean equipment immediately with Nitoflor Sol. On chloride-critical structures, pair SN525 impregnation with sound concrete repair (Renderoc) and, where carbonation or aesthetics also matter, a film-forming anti-carbonation coating such as Dekguard, applied per the project’s EN 1504 durability strategy.

Frequently asked questions

Is Nitocote SN525 a waterproofing coating or a sealer?
Neither in the conventional sense. It is a penetrating hydrophobic impregnation. It soaks into the concrete pores and makes the substrate itself water-repellent, rather than forming a surface film or membrane. It will hugely reduce water and chloride absorption and protect hairline cracks up to 0.3 mm, but it is not a crack-bridging waterproof membrane and will not seal structural cracks or joints. For those you need a separate membrane system.
How much area does one litre of SN525 cover?
Consumption is about 175 ml per square metre, which works out to roughly 5.7 m2 per litre on typical concrete. Dense, low-porosity concrete uses less; open or pre-cracked concrete uses more. Always confirm by a site trial, because the figure is a guide, not a fixed spread rate, and under-application reduces the protection achieved.
Why must it be sprayed and not brushed?
SN525 relies on flooding the surface so the low-viscosity silane is absorbed deep into the pores before it reacts. Low-pressure flood spraying lays down a continuous wet film and lets the concrete drink it in. Brushing cannot deliver the same uptake and is specifically not permitted. The product must also be applied undiluted, with no water, solvent or thinner added.
Will SN525 change the colour or appearance of the concrete?
No. It is non-staining, invisible once absorbed and unaffected by UV, so the concrete keeps its natural matt appearance. Treated surfaces typically show a water-beading effect when wet. This makes it well suited to architectural and heritage concrete where any change in appearance would be unacceptable. Adjacent glass, plastics, asphalt and painted surfaces should still be masked before spraying.
What standards does Nitocote SN525 comply with?
It complies with the German ZTV-SIB 90 protocol for hydrophobic impregnation and with EN 1504-2, the European standard for surface protection systems for concrete. That makes it straightforward to reference in durability specifications and EN 1504 based repair and protection strategies on infrastructure and government projects.
What is the shelf life and how should it be stored?
Twelve months in the original, unopened 25 litre or 200 litre container when kept cool, dry and well ventilated and protected from moisture. Importantly, once a container is opened the silane begins to hydrolyse with atmospheric moisture, so material from an opened container should be used the same day rather than resealed for later use.

How we position Fosroc Nitocote SN525

Within the Fosroc range, Nitocote SN525 is the deep-penetrating, high-active monomeric silane option, sitting alongside its siblings in the Nitocote SN family: SN511 (a solvent-free isobutyltriethoxysilane, also deeply penetrating), SN502 (a surface-acting silane-siloxane blend better suited to atmospheric coastal exposure) and SN508 Creme (a thixotropic silane creme ideal for windy or hot conditions and overhead work). Choose SN525 when you need maximum penetration into dense concrete and the highest silane content; choose the creme or blend when application conditions or porosity favour a surface-held product. SN525 is an impregnation, not a topcoat, so on chloride- and carbonation-critical structures it is commonly specified together with Fosroc Renderoc repair mortars for patch repair and a film-forming anti-carbonation coating such as Fosroc Dekguard where a coloured, carbonation-resistant finish is also required. Credible competitor products an Indian specifier may evaluate include Sika Sikagard-705 L and the Sikagard silane range, MBS/MBCC (formerly BASF Master Builders) MasterProtect H silane impregnations, Dr. Fixit’s penetrating silane water repellents, and STP Limited’s silane-based impregnation treatments. SN525 differentiates on its 95% monomeric silane content, deep penetration into dense concrete and documented ZTV-SIB 90 and EN 1504-2 compliance. Space Arc Engineering, as an authorised Fosroc distributor and applicator in Delhi NCR and pan-India, supplies SN525 with substrate assessment, method statements and trained spray crews so the specified durability performance is actually achieved on site.
