About Sika MultiSeal T

Sika MultiSeal T is one of those products that earns its place on a site van precisely because it asks so little of the person using it. Strip away the jargon and it is a modified-bitumen sealing tape faced with a thin aluminium film, wound onto rolls in a spread of widths. There is no torch, no primer bucket, no pot life to race against. A worker cuts the length needed, lifts the release film and rolls the tape down onto the surface. The bond starts immediately and, on most substrates, keeps building over the following days as the bitumen wets into the surface. That combination of speed and simplicity is why it turns up so often on maintenance rounds and snag-list repairs where getting a leak stopped quickly matters more than a full membrane replacement.

For Indian sites, where a lot of roofing is profiled metal sheet, asbestos-cement or old bitumen felt, MultiSeal T fills a genuine gap. It bridges a split gutter, re-seals a lifted sheet lap, dresses around a chimney or rooflight, and tidies a flashing edge, all with the same roll. The silver aluminium top face is not cosmetic: it is the tape’s UV shield and its reflective skin, which is what lets it live outdoors in Delhi NCR heat without the bitumen bleeding or degrading in the way an unfaced tape would. The technical insight

The tape works because of what each of its two layers is asked to do. The core is a modified bituminous compound that stays permanently plastic and tacky, so it never fully cures to a brittle solid. That is deliberate: it lets the tape flow into the micro-texture of a substrate to form a seal, and it lets the seal follow the small thermal and structural movements that roofs and gutters make through a day-night cycle. Adhesion is not instantaneous-maximum; it climbs over time, and that climb is faster on porous surfaces and in warm weather because the bitumen keeps wetting into the substrate. Pressing the tape down hard with a roller matters, because the bond is a pressure-sensitive one and you are physically driving the compound into contact. The aluminium film laminated to the top face is the other half of the story. Bitumen on its own is vulnerable to ultraviolet light, so an exposed bituminous tape would chalk, crack and fail. The metal skin blocks that UV, adds dimensional stability under heat, and gives a paintable, weather-facing surface. The trade-off is inherent to the chemistry: because the compound stays soft and is pressure-bonded rather than mechanically anchored, it is a sealing tape for surface leaks and laps, not a product to hold back standing water or hydrostatic pressure.

Limitations & considerations

• Not for joints under water pressure or permanent water immersion – it is a surface sealing tape, not a tanking membrane
• Must not be used on natural stone, and its bitumen can discolour stone, plastics and coatings on contact
• Do not over-paint with solvent-based paints; the solvents attack the bituminous adhesive
• Not suitable for overhead application where service temperatures exceed +25 C, as the compound can sag
• On porous substrates, water can still track underneath and weaken adhesion over time
• Direct contact with other joint sealants and adhesives should be avoided unless compatibility is first tested

How we position Sika MultiSeal T

Space Arc positions Sika MultiSeal T as a cold, self-adhesive repair-and-detailing tape – the fast fix for roof leaks, gutter splits, sheet-metal laps and flashings where a torch is impractical and full membrane replacement is overkill. Within the Sika family it pairs naturally with Sika Aktivator-205 for priming difficult non-porous surfaces, and it belongs alongside proper waterproofing systems rather than replacing them: for pressurised or below-ground work, direct clients to Sika’s liquid-applied and sheet membranes instead. Where a gunnable sealant suits the joint geometry better than a preformed tape – for example bedding a wide or irregular flashing gap – Fosroc Nitoseal MB175, a bitumen-compatible rubber-bitumen mastic, does the same flashing, gutter and sheet-lap sealing job from a cartridge and is a sound complementary choice from our Fosroc range. For genuine tanking, our Fosroc Proofex Self Adhesive Geotext and torch-applied Proofex Torchseal membranes are the correct route, not a detailing tape.
