Dr. Fixit Bathseal
Pidilite’s purpose-built bathroom waterproofing system — a flexible, tile-ready membrane with full junction detailing, supplied and applied by Space Arc.
What is it?
A dedicated bathroom waterproofing range from Pidilite’s Dr. Fixit stable, headlined by Bathseal Select — a single-component, water-based acrylic liquid-applied membrane — and backed by a kit of self-adhesive tape, grout and glass-fibre mesh for junction detailing.
Where is it used?
Bathroom and toilet floors, wet walls and shower zones, sunken slabs, prefabricated bathroom pods, drywall bathrooms and other internal wet areas before tiling.
Why use it?
Over 250% elongation and 3 mm crack bridging in a seamless film that bonds to concrete, drywall, PVC, ABS and metal drains — the exact interfaces where bathrooms actually leak.
How is it applied?
One self-priming coat diluted 50% with water, then two brush or roller coats at 1.1–1.2 litre/m² combined; recoat in 4–6 hours and protect with the tile assembly.
About Dr. Fixit Bathseal
Bathroom seepage is the single most common leakage complaint in Indian buildings, and it rarely starts in the slab itself. Water finds the interfaces — floor traps, pipe sleeves, the concrete-to-PVC junction, tile joints and the floor–wall angle — where rigid coatings crack and ordinary mortars debond. Dr. Fixit Bathseal is Pidilite’s answer to precisely this failure pattern. Introduced as India’s first multi-product bathroom waterproofing kit, the system treats the bathroom as an assembly rather than a single surface: a flexible waterproof coating for floors and wet walls, self-adhesive Bathseal Tape around pipe penetrations, a ready-to-use grout for tile joints and open-woven glass-fibre mesh reinforcing the junctions between coats.
The current flagship of the range, Dr. Fixit Bathseal Select, is a ready-to-use, low-VOC acrylic membrane applied straight from the pail — no site mixing, no pot-life pressure. Its distinct glossy green finish doubles as a built-in quality check, making thin patches and missed corners visible before tiling hides the membrane forever. The product complies with Singapore and Australian wet-area waterproofing standards and carries a stated service expectancy of ten years. Space Arc Engineering stocks the range in 4, 10 and 20 litre packs in Delhi NCR with pan-India dispatch, and our trained applicator crews execute everything from single-bathroom renovations to tower-scale wet-area packages.
The technical insight
Most bathroom waterproofing fails at dissimilar-material junctions. Concrete, PVC waste pipes, ABS drain assemblies and metal traps all expand, contract and deflect at different rates, so a rigid cementitious coating spanning that interface eventually develops a hairline path for water. Bathseal Select works because its acrylic polymer cures into a single seamless elastomeric film that adheres to all of these substrates at once and then stretches with them — elongation above 250% absorbs differential movement, while its crack-bridging capacity keeps the film intact over screed shrinkage cracks up to 3 mm. The membrane is built up wet-on-dry: a diluted self-priming coat keys into the substrate pores, then two undiluted cross-applied coats develop a continuous 500–600 micron dry film. Buried under the tile bed, the film is shielded from abrasion and UV, so the flexible chemistry is never asked to do a wearing course’s job.
Where it is used
- New bathroom and toilet floors before the tile bed, including sunken-slab zones over concealed plumbing
- Wet walls and shower areas coated up to full splash height
- Renovation re-tiling over existing sound tiled finishes, without demolition
- Prefabricated bathroom pods and drywall-partition bathrooms
- Pipe penetrations, floor traps and drain outlets, detailed with Bathseal Tape and mesh
- Kitchen, utility and internal wash areas before finishing
- Hotel, hospital and hostel wet-area refurbishment programmes
- Concealed plumbing chases and niches sealed before plaster and finishes
Key advantages
- Single-component and ready to use from the pail — no mixing ratios for site crews to get wrong
- Elongation above 250% with crack bridging up to 3 mm, so hairline screed cracks stay sealed
- Bonds to concrete, drywall, tiled surfaces, metal drains and PVC/ABS pipe assemblies — the classic leak points
- Glossy green finish makes thin or missed patches obvious during inspection, before tiling conceals the membrane
- Water-based, low-VOC and non-toxic, so occupied homes and hospitals stay usable during work
- Recoatable in 4–6 hours — a bathroom is typically membrane-complete within a day
- Complies with Singapore and Australian wet-area waterproofing standards
- Available as a complete Bathseal Kit with tape, grout and glass-fibre mesh for junction detailing
Limitations & considerations
- Formulated for internal wet areas — not intended for UV-exposed terraces or permanently ponded external decks, where Dr. Fixit Newcoat is the right choice
- The membrane is not a wearing surface; it must be protected by tiles, screed or another finish
- Cracks wider than 3 mm, hollow plaster and unsound screeds need repair before coating — it is a membrane, not a repair mortar
- Being water-based, each coat needs 4–6 hours to dry; cold, humid or poorly ventilated bathrooms extend this
- Coverage of 1.1–1.2 litre/m² varies with substrate texture and porosity, so quantity estimates need a site allowance
- Movement and perimeter joints around fixtures still require a proper sealant — no coating absorbs designed joint movement
Selection & best practice
Start with the substrate, not the pail. Remove laitance, loose plaster and hollow tiles; repair cracks and level depressions so the film builds evenly. Pre-form a cove or fillet at the floor–wall junction and detail every floor trap, pipe sleeve and drain collar first — this is where Bathseal Tape and the glass-fibre mesh earn their keep, sandwiched into the coating at junctions. Apply the self-priming coat of Bathseal Select diluted 50% with water at 8–10 m²/litre and let it dry for 4–6 hours. Follow with two undiluted coats at a combined 1.1–1.2 litre/m², rolling the second coat perpendicular to the first, again allowing 4–6 hours between coats, to reach a 500–600 micron dry film. Carry the membrane up wet walls to splash height and at least 300 mm elsewhere. Once fully dry, flood-test the floor before handing over to the tiling gang, and lay the tile bed without puncturing the film.

Industry use cases
Residential Developers
One repeatable wet-area specification across towers — sunken slabs, standard bathrooms and pod layouts — with a visible green-film QC step that site engineers can verify before tiling.
Hotels & Hospitality
Floor-by-floor guest bathroom refurbishment with a low-odour, water-based system; 4–6 hour recoat keeps room turnaround inside tight renovation windows.
Healthcare & Institutions
Non-toxic, low-VOC chemistry suits hospitals, hostels and schools where wings remain occupied while wet areas are re-waterproofed.
Renovation Contractors
Tile-over-tile bathroom rework in occupied Delhi NCR apartments — the membrane bonds to existing sound tiles, avoiding demolition, debris and society complaints.
Prefab & Modular Builders
Adhesion to drywall, ABS and PVC drain assemblies makes it a natural fit for bathroom pods and dry-construction bathrooms where cementitious coatings struggle.

How we position Dr. Fixit Bathseal
Dr. Fixit Bathseal is Pidilite’s specialist play for bathrooms — choose it when junction detailing, dissimilar substrates or renovation-over-tile drive the specification. Within the same family, Dr. Fixit Pidifin 2K and Fastflex cover general internal wet areas at a lower price point, Dr. Fixit Newcoat takes over on UV-exposed terraces, and Pidiproof LW+ adds integral protection at the concreting stage. Complete the assembly with Roff tile adhesives and grouts, also from Pidilite, so the whole build-up carries one warranty conversation. Where a consultant has specified another house, Space Arc also supplies Fosroc Brushbond and Sika’s cementitious wet-area coatings as directly comparable systems — call us and we will match the product to the specification rather than the other way around.
