What is it?

A 3mm thick, plain-finish, APP (atactic polypropylene) modified bitumen waterproofing membrane reinforced with a non-woven polyester core, applied by heat-fusing (torching) onto a primed concrete substrate.

Where is it used?

Concrete roof and floor slabs, shallow basement tankings, car park deck slabs, concrete retaining structures, tunnels and subways across building and civil-engineering projects.

Why use it?

The high-strength polyester reinforcement resists puncture and stress, the heavily modified bitumen withstands India’s high roof-deck temperatures (150 degrees C softening point), and the fully bonded torch application gives a monolithic, joint-sealed waterproof barrier.

How is it applied?

The primed surface is coated with Proofex Torchseal Primer, then the membrane is unrolled and heat-fused with a propane gas torch, overlapping side laps by at least 10cm and end laps by 15cm.

About Fosroc Proofex Torchseal 3PI

Fosroc Proofex Torchseal 3PI is a factory-manufactured, prefabricated waterproofing membrane that belongs to Fosroc’s well-established Proofex Torchseal range. It is a 3mm thick, plain-surface membrane built around a core of non-woven polyester fabric (160 GSM) that is fully saturated and coated on both faces with premium-grade, heavily modified bitumen using APP (atactic polypropylene) polymer chemistry. The polyester carrier is what gives the sheet its mechanical backbone: it allows the membrane to elongate and conform to contours while strongly resisting tearing and piercing during and after installation. On site the membrane is bonded by torch application, where the underside is melted with a propane flame and pressed onto a primed concrete substrate to form a continuous, fully adhered barrier with heat-welded laps. Because the entire surface is bonded, water cannot track laterally between the membrane and the structure the way it can under loose-laid or partially bonded systems, which is a major reason torch-on APP membranes remain a default specification for Indian basements, podiums and large concrete roofs. The 3PI grade is the plain (unfinished) variant, intended to be screeded over, protected with a screed or board, or backfilled, rather than left permanently UV-exposed. Space Arc Engineering supplies Proofex Torchseal 3PI as an authorised Fosroc distributor across Delhi NCR and Pan-India, alongside the matching Proofex Torchseal Primer and Fosroc’s wider waterproofing portfolio, so contractors can source a complete, compatible system from a single channel.

The technical insight

The defining characteristic of the 3PI is its APP (atactic polypropylene) modification combined with a 150 degrees C softening point (ASTM D36). APP chemistry is a “plastomeric” system: compared with SBS (elastomeric) membranes it trades some low-temperature elasticity for markedly better heat and UV stability, which suits Indian exposed concrete decks that can reach very high surface temperatures in summer. The trade-off shows in the cold-flexibility figure – the India TDS reports no cracking at 0 degrees C (ASTM D5147), which is adequate for the Indian plains but means SBS grades are generally preferred for sub-zero Himalayan or cold-store work. Mechanically, the 160 GSM non-woven polyester carrier delivers a tensile strength of 600 N/5cm longitudinal and 450 N/5cm transverse (ASTM D5147) with about 45% elongation, so the sheet stretches and recovers over minor substrate movement and shrinkage cracks rather than splitting. Tear strength is 300 N/5cm (L) and 200 N/5cm (T) per ASTM D4073, and water-tightness is rated to a 60m water column with no leakage (EN 1928-1 / DIN 52123), confirming suitability for hydrostatic-head situations such as shallow tankings. The penetration value of 15-25 dmm at 25 degrees C (ASTM D5) indicates a firm, dimensionally stable compound that holds its thickness under load.

Where it is used

  • Waterproofing of concrete roof and floor slabs on residential, commercial and institutional buildings
  • Shallow basement tanking where moderate hydrostatic head is present
  • Car park deck slabs and podium decks (beneath protection screed and finishes)
  • Concrete retaining structures and below-grade walls in contact with ground water
  • Tunnels, subways and other buried civil-engineering structures
  • Tanking in areas with aggressive ground-water conditions, exploiting the membrane’s chemical resistance

Key advantages

  • High-strength 160 GSM non-woven polyester reinforcement gives excellent resistance to puncture and stress during installation and service
  • Fully bonded torch application creates a continuous, monolithic barrier that prevents lateral water tracking
  • High 150 degrees C softening point (APP chemistry) suits hot Indian roof and deck temperatures and resists summer flow/sag
  • Heat-welded laps form homogeneous, watertight seams rather than relying on adhesives or tapes
  • Good elongation (about 45%) lets the membrane bridge minor shrinkage cracks and conform to contours and upstands
  • Verified water-tightness to a 60m water column makes it suitable for shallow tanking with hydrostatic head
  • Chemical resistance allows use in aggressive ground-water conditions
  • Factory-controlled 3mm thickness gives consistent, predictable coverage versus liquid-applied systems

Limitations & considerations

  • Requires a trained applicator and open-flame (propane torch) work – a fire-risk activity unsuitable near combustibles, on insulation, or in confined/occupied spaces without controls
  • APP membranes have limited low-temperature flexibility (rated to 0 degrees C, no cracking); SBS grades are preferable for very cold or high-altitude climates
  • The plain 3PI finish is not intended for permanent UV exposure – it must be screeded over, protected or backfilled, unlike mineral/aluminium-faced grades
  • Substrate must be float-finished, fully cured, dry and primed; cannot be torched onto damp or green concrete
  • Membrane laps and detailing at penetrations, drains and upstands are workmanship-sensitive and the most common leak points
  • Not self-adhesive or cold-applied, so it is unsuitable where naked flame is prohibited (e.g. near gas lines, certain refurbishment sites)
  • Single-ply 3mm build may be specified as a two-layer system for deep basements or critical structures requiring higher hydrostatic resistance

Selection & best practice

Always apply Proofex Torchseal Primer to a float-finished, dry, dust-free concrete surface and let it dry tack-free before torching; re-prime if more than 24 hours elapse before membrane application. Maintain side laps of at least 10cm and end laps of 15cm, staggering end joints, and check that molten bitumen beads out continuously along every lap to confirm a full weld. Pay particular attention to upstands, drain outlets, pipe penetrations and internal/external corners – reinforce these details before laying the main field membrane. Provide a protection screed or board before backfilling or trafficking, since the plain finish is vulnerable to mechanical damage and UV. Conduct a flood test on horizontal areas wherever possible, and observe strict hot-works fire precautions: keep extinguishers on hand, avoid torching near combustibles or insulation, and never apply over damp substrates as trapped moisture will cause blisters.

Frequently asked questions

Is Proofex Torchseal 3PI an APP or SBS membrane?
It is an APP (atactic polypropylene) modified bitumen membrane. APP chemistry gives high heat and UV stability with a 150 degrees C softening point, which makes it well suited to hot Indian roof and deck temperatures. For very cold climates requiring greater low-temperature elasticity, an SBS-modified grade is usually preferred.
What does the ‘3PI’ stand for and how is it different from 3P/4P or 3PV?
The ‘3’ denotes the 3mm thickness and ‘P’ the polyester reinforcement; 3PI is the plain-finish India grade. Proofex Torchseal 4P is the 4mm version, and other grades carry slate-mineral or aluminium facings for UV exposure. The 3PI plain finish is meant to be screeded over, protected or backfilled rather than left permanently exposed.
What primer and coverage are required?
Apply Proofex Torchseal Primer to the prepared concrete and allow it to dry tack-free before torching. Coverage is 0.2-0.8 litre/m2 depending on surface porosity, and surfaces must be re-primed if left more than 24 hours before the membrane is laid.
What overlaps should be maintained at the laps?
Maintain a minimum side overlap of 10cm and an end-joint overlap of 15cm. Each lap must be fully heat-welded so that molten bitumen beads out continuously along the seam, confirming a watertight homogeneous joint.
Can the membrane be left exposed to sunlight?
No. The 3PI is a plain-finish membrane and is not intended for permanent UV exposure. It should be covered with a protection screed or board, or backfilled, soon after installation to protect it from mechanical damage and weathering.
What is the roll size and shelf life?
Each roll is 10m long by 1m wide. Shelf life is 12 months when stored in a cool, dry place away from heat, kept horizontal and stacked no more than one pallet high in the original unopened packing.

How we position Fosroc Proofex Torchseal 3PI

Proofex Torchseal 3PI sits in Fosroc’s mid-range of prefabricated waterproofing as a dependable 3mm APP torch-on membrane for general building and civil work where heat stability matters more than extreme cold flexibility. Within the Fosroc family it pairs naturally with Proofex Torchseal Primer, can be stepped up to the 4mm Proofex Torchseal 4P for deeper basements or two-layer systems, or substituted with slate/aluminium-faced grades where a UV-exposed finish is needed; for liquid-applied or pre-applied alternatives Fosroc also offers Brushbond (acrylic/cementitious coatings) and Proofex Engage (pre-applied HDPE) systems. Against the wider market it competes with SBS and APP torch membranes such as Sika’s Sikaplan/Bitumen ranges, STP Limited’s torch-on membranes, and is an alternative specification to liquid waterproofing brands like Dr. Fixit (Pidilite) and MBS for owners who prefer a sheet over a coating. Choose 3PI when you want a factory-controlled thickness, fully bonded heat-welded barrier and proven hydrostatic performance; consider an SBS grade for cold climates, a faced grade for exposed roofs, or a liquid system where open-flame hot works are restricted. Space Arc Engineering, as an authorised Fosroc distributor serving Delhi NCR and Pan-India, can supply 3PI with its compatible primer and advise on the right grade for the exposure and head conditions of each project.
