What is it?

A 4mm thick, plain (sand/film) finish prefabricated waterproofing membrane made from premium APP polymer-modified bitumen reinforced with a 180 g/m2 non-woven polyester core, installed by torch (heat) fusion.

Where is it used?

Below-grade basement tanking, RCC roof and floor slabs, podium and car-park decks, retaining walls, tunnels, subways and water-retaining structures across building and infrastructure projects.

Why use it?

It delivers a uniform, factory-controlled membrane thickness with high puncture and tensile strength, instant waterproofing on cooling, and proven resistance to aggressive ground water that liquid coatings cannot always match.

How is it applied?

Float-finished concrete is cleaned, primed with Proofex Torchseal Primer until tack-free, then the membrane is torch-bonded with a propane gas burner, lapping side joints by 100 mm and end joints by 150 mm, and finally protected with screed or a protection board.

About Fosroc Proofex Torchseal 4PI

Fosroc Proofex Torchseal 4PI is a heavy-duty, torch-applied (heat-fusion) waterproofing membrane engineered for structures where water tightness is non-negotiable. It belongs to Fosroc’s well-established Proofex Torchseal range, and the “4PI” designation describes its construction: a 4 mm nominal thickness, “P” for the non-woven polyester reinforcement, and the “I” for the India/regional plain-finish standard variant. The sheet is manufactured by hot-extruding a premium-grade, heavily polymer-modified (APP — atactic polypropylene) bitumen compound around a 180 g/m2 non-woven polyester carrier, with a sacrificial thermofusible film on the underside that melts during torching to create the bond.\n\nIn the Indian construction context, Proofex Torchseal 4PI is the membrane of choice for contractors who want the reliability of a factory-made sheet rather than the variability of site-mixed liquid systems. Because the thickness is fixed at the factory, every square metre of the roof slab, basement raft or retaining wall receives the same protective barrier — there are no thin spots, pinholes or holidays that can occur with brush or spray application by an inexperienced gang. The APP modification gives the bitumen excellent heat stability (softening point of 150 degrees C) so the membrane resists flow and sag on hot Indian rooftops, while the polyester core keeps it dimensionally stable and highly resistant to puncture from foot traffic, reinforcement, backfill and aggregate.\n\nThe membrane is supplied in handy 1 m wide by 10 m long rolls. It is partnered with Proofex Torchseal Primer, a bitumen primer that promotes adhesion to the concrete substrate. Typical projects include deep basement tankings in Delhi NCR, Gurugram and Noida high-rises, podium and car-park decks, water tanks and STP structures, tunnels, subways and bridge decks. Its proven chemical resistance makes it especially suitable for tanking in locations where aggressive or saline ground water prevails — a common challenge in many Indian sub-soil conditions. Space Arc Engineering supplies Proofex Torchseal 4PI as an authorised Fosroc distributor, with technical guidance on detailing, laps, upstands and compatible primers, protection and drainage layers.

The technical insight

The performance of Proofex Torchseal 4PI rests on two engineered components working together. First, the APP (atactic polypropylene) modifier raises the bitumen’s softening point to roughly 150 degrees C and widens its service temperature window, so the sheet stays plastic and torchable yet does not slump or run on exposed roofs in peak summer. APP-modified (plastomeric) bitumen is generally favoured over SBS (elastomeric) in hot climates precisely for this thermal stability, which is why it is well-suited to Indian roof and deck conditions. Second, the 180 g/m2 non-woven polyester reinforcement acts as the membrane’s skeleton: it carries the tensile load, resists tearing and puncture, and accommodates structural movement and shrinkage cracking in the substrate. The plain (film/sand) finish means the membrane is intended to be covered — by screed, protection board or backfill — rather than left permanently UV-exposed, because while polymer-modified bitumen resists UV reasonably well it is not specified for indefinite bare exposure. The torch-fusion method itself is the key advantage: heat re-melts the compound and the underside film so the membrane welds continuously to the primed substrate and to itself at the 100 mm side and 150 mm end laps, producing a fully bonded, fully supported, monolithic barrier with no curing time and instant water tightness on cooling.

Where it is used

  • Deep basement tanking and raft slabs in high-rise and commercial buildings
  • RCC roof and floor slab waterproofing on residential and institutional projects
  • Podium decks, terrace gardens and car-park / parking decks
  • Concrete retaining structures and below-grade walls subject to ground water
  • Tunnels, subways, cut-and-cover sections and underpasses
  • Water-retaining structures, STPs, reservoirs and tank foundations
  • Bridge decks and civil infrastructure requiring durable buried waterproofing

Key advantages

  • Factory-controlled 4 mm uniform thickness eliminates thin spots, pinholes and holidays common with liquid-applied systems
  • High-strength 180 g/m2 polyester reinforcement gives excellent puncture, tear and stress resistance under backfill and traffic
  • APP-modified bitumen with a 150 degrees C softening point resists flow and sag in hot Indian rooftop conditions
  • Instantly waterproof on cooling with no curing time, allowing fast follow-on trades
  • Fully bonded torch-fusion application welds laps continuously, limiting lateral water tracking
  • Proven chemical resistance suits tanking in aggressive or saline ground water
  • Low water absorption (<0.15%) and very low water vapour transmission for reliable long-term barrier performance

Limitations & considerations

  • Requires skilled applicators and open-flame (LPG torch) work, demanding fire-safety precautions and trained labour
  • Hot-works / naked-flame application is unsuitable near combustible materials, in confined unventilated spaces or close to sensitive finishes
  • Plain finish is not designed for permanent UV exposure and must be protected by screed, board or backfill
  • Substrate must be float-finished, dry, frost-free and free of laitance; new concrete needs adequate curing before application
  • Damp or green substrates and trapped moisture can cause blistering or debonding during torching
  • Performance depends heavily on workmanship at laps, upstands, corners and penetrations
  • Not a self-adhesive or cold-applied alternative — needs full torching equipment and gas supply on site

Selection & best practice

Prime only the area that can be membraned the same day, and re-prime any surface left exposed for more than 24 hours. Always start torching from the lowest point and work up-slope, keeping the gas flame moving side-to-side so the underside film melts and a small bead of molten bitumen bleeds out ahead of the roll — this bead, troweled into the joint, confirms a fused 100 mm side / 150 mm end lap. Reinforce all internal and external corners, upstands and pipe penetrations with an additional membrane fillet, and dress upstands at least 150 mm above finished level. Never leave the plain-finish membrane exposed: protect it promptly with a sand-cement screed, protection board or drainage layer, and flood-test horizontal areas before covering. Observe strict hot-works fire safety and keep a charged extinguisher on hand throughout.

Frequently asked questions

What does the ‘4PI’ in Proofex Torchseal 4PI mean?
It describes the membrane: ‘4’ is the 4 mm nominal thickness, ‘P’ is the non-woven polyester reinforcement, and ‘I’ denotes the India/regional plain-finish standard variant. In short, it is Fosroc’s 4 mm polyester-reinforced, plain-finish torch-on membrane.
Is Proofex Torchseal 4PI APP or SBS modified?
It is an APP (atactic polypropylene) polymer-modified bitumen membrane. APP-modified sheets offer high heat stability with a softening point around 150 degrees C, which makes them well-suited to hot Indian roof and deck conditions where flow resistance matters.
Which primer should be used, and is it mandatory?
Yes, priming is required. The float-finished, dry concrete substrate must be coated with Proofex Torchseal Primer and allowed to dry until tack-free before torching. Any surface left exposed for more than 24 hours should be re-primed.
Can the membrane be left exposed to sunlight?
No. Proofex Torchseal 4PI is a plain-finish membrane intended to be covered. Protect it promptly with a sand-cement screed, protection board, drainage layer or backfill. For permanently exposed roofs, a mineral/slate-faced membrane or a separate protective topping is recommended.
What lap and overlap should be maintained?
Maintain roughly 100 mm side laps and 150 mm end laps, fully torch-fused so a small bead of molten bitumen bleeds out and is troweled into the joint. Reinforce corners, upstands and penetrations with additional membrane fillets.
How does it compare with a liquid-applied waterproofing coating?
A torch-on sheet like 4PI gives a guaranteed factory thickness and high reinforced strength, ideal for buried and high-load areas, whereas liquid membranes (such as Fosroc Brushbond or Nitoproof) are seamless and easier on complex detailing. Many projects use sheet membranes for tanking/decks and liquid coatings for wet areas and intricate geometries.

How we position Fosroc Proofex Torchseal 4PI

Within Fosroc’s own range, Proofex Torchseal 4PI sits between the thinner 3PI (3 mm, lighter-duty roofs and damp-proofing) and mineral/aluminium-faced or double-reinforced Torchseal variants used where the membrane stays exposed. For projects preferring loose-laid or post-applied bonded systems, Fosroc’s Proofex Engage HDPE pre-applied membrane is the natural alternative for blinding-level raft waterproofing, while Fosroc Brushbond and Nitoproof liquid membranes suit seamless wet-area and detailing work. Against competitors, 4PI competes directly with torch-applied APP membranes from STP (Insuboard/torch-on lines), Sika (SikaBit / Sika torch-on bituminous membranes) and various MBS (Mineral & Bituminous Systems) sheets, and with the liquid systems many specifiers know from Dr. Fixit (Pidilite). Honestly, the right choice depends on the situation: torch-on sheets like 4PI excel for large basements, podiums, tunnels and decks where uniform thickness, puncture resistance and aggressive-ground-water performance matter, but they require skilled hot-works application; liquid coatings or self-adhesive sheets are often more practical for complex geometries, occupied buildings, or sites where open-flame work is restricted. Space Arc Engineering, as an authorised Fosroc distributor in Delhi NCR and Pan-India, can advise on whether 4PI or an alternative Fosroc system best fits a given specification, substrate and site condition.
