Fosroc Proofex Torchseal 3SI
3mm slate-finish, torch-applied polymer-modified bitumen membrane for exposed roofs, podiums, basements and retaining structures.
What is it?
A 3mm thick, mineral slate-surfaced, torch-applied waterproofing membrane built on a heavily polymer-modified bitumen compound reinforced with a non-woven polyester core. It is the slated (exposed-finish) member of Fosroc’s Proofex Torchseal family, configured for the Indian market.
Where is it used?
Concrete roof and floor slabs, shallow basement tanking, car park deck slabs, podiums, concrete retaining structures, and tunnels and subways across Delhi NCR and pan-India projects.
Why use it?
It delivers a fully bonded, seamless, high-strength waterproof barrier in a single torch-applied operation, with a self-protecting slate finish that resists UV and foot traffic on exposed roofs without a separate screed in many cases.
How is it applied?
The substrate is primed with Proofex Torchseal Primer; once tack-free, rolls are unrolled, aligned with 100mm side and 150mm end laps, and bonded by heating the underside with a propane gas torch until the bitumen melts and adheres to the deck.
About Fosroc Proofex Torchseal 3SI
Fosroc Proofex Torchseal 3SI is a prefabricated, torch-applied sheet waterproofing membrane manufactured from premium-grade, heavily polymer-modified bitumen reinforced with a non-woven polyester carrier. It belongs to Fosroc’s well-established Proofex Torchseal range, where the naming convention is logical: the “3” denotes a nominal 3mm thickness, the “S” denotes the mineral slate (slated) top surface, and the “I” denotes the India-market specification. That slate finish is what sets 3SI apart from the plain-surfaced and polyethylene-film variants in the same family — the granular mineral layer acts as a built-in protective wearing surface, giving the membrane resistance to ultraviolet degradation and light foot traffic when it is left exposed on a roof.\n\nThe heart of the product is its reinforced bitumen composition. The polymer modification raises the softening point and improves both high-temperature flow resistance and low-temperature flexibility compared with unmodified bitumen felts, while the non-woven polyester core (180 g/m2 in the standard Proofex Torchseal range) carries the tensile and tear loads. This combination is what allows the membrane to bridge minor substrate movement, resist puncture during back-filling, and conform readily to upstands, drains and contours. Because it bonds fully and continuously to the deck, water cannot track laterally beneath it — a decisive advantage over loose-laid systems when a leak does occur, since the source stays localised.\n\nFor an Indian context, 3SI is a workhorse for the harsh thermal and monsoon cycle the subcontinent imposes on flat roofs and below-grade structures. Exposed RCC roofs in Delhi NCR routinely swing from sub-10C winter nights to surface temperatures well above 60C in peak summer, and the polymer-modified compound is formulated precisely to stay flexible at the bottom of that range and stable at the top. As an authorised Fosroc distributor serving Delhi NCR and pan-India, Space Arc Engineering supplies Proofex Torchseal 3SI together with its companion primer and the wider Fosroc tanking and protection system, so specifiers can build a complete, warranty-backed waterproofing build-up from a single source.
The technical insight
The performance logic of Proofex Torchseal 3SI rests on a deliberate division of labour between the bitumen compound and the polyester core. Heavy polymer modification of the bitumen does two jobs at once: it pushes the softening point up to around 150C so the membrane does not flow or slump on a hot exposed roof, and it keeps the compound elastic at low temperature so it does not crack when the deck contracts on a cold night. The continuous non-woven polyester carrier then takes the mechanical loads — it gives the published longitudinal tensile capacity of roughly 600 N/5cm and an elongation in the order of 45%, meaning the sheet stretches with the structure rather than tearing across a moving crack. A practical consequence specifiers should appreciate is that, unlike liquid-applied coatings, a torch membrane delivers a guaranteed, factory-controlled film thickness everywhere — every square metre is a full 3mm because the sheet is calendered, not site-mixed. The trade-off is that the bond quality depends entirely on craftsmanship at the torch: incomplete heating leaves voids, and laps that are not fully fused are the single most common failure point, which is why side and end overlaps must show a continuous bleed of molten bitumen along their edge.
Where it is used
- Exposed concrete roof and floor slabs requiring a UV-resistant, self-protected waterproofing finish
- Shallow basement tanking and below-grade concrete walls
- Car park and podium deck slabs ahead of screed, insulation or paving
- Concrete retaining structures and foundation rafts in damp or aggressive ground
- Tunnels, subways and other buried civil-works structures
- Terrace and chhajja waterproofing on residential and commercial buildings in Delhi NCR
Key advantages
- High-strength non-woven polyester reinforcement gives excellent resistance to puncture and stress during back-filling and follow-on trades
- Mineral slate finish provides built-in UV and weather protection, allowing exposed use on roofs without an immediate protective screed
- Fully and continuously bonded to the substrate, so water cannot migrate laterally beneath the membrane and leaks stay localised
- Factory-controlled 3mm thickness guarantees a consistent film across the whole area, unlike site-mixed liquid systems
- Polymer modification keeps the membrane flexible in cold weather and stable at high roof-surface temperatures, suiting India’s thermal cycle
- Readily formed to contours, upstands, drains and corners, producing a seamless monolithic barrier
- Fast, single-operation torch application with predictable coverage from standard 10m x 1m rolls
Limitations & considerations
- Requires open-flame torching, which demands a hot-works permit, fire watch and competent applicators — unsuitable near flammable insulation, finishes or in confined spaces without precautions
- Bond integrity is entirely workmanship-dependent; under-heated laps and voids are the most common cause of failure
- The substrate must be sound, dry, float-finished, frost-free and free of laitance and contamination before priming, which adds programme time
- Proofex Torchseal Primer must be applied and allowed to dry tack-free first, and surfaces re-primed if left more than 24 hours
- Not a structural crack-bridging system for large or live cracks; significant movement joints need dedicated detailing
- Detailing at penetrations, internal corners and outlets needs skilled hands; poor terminations undermine an otherwise sound field area
- Slate finish, while protective, can shed granules under heavy or repeated trafficking and is not a substitute for a wearing slab where vehicular loads apply
Selection & best practice
Prepare the concrete to a float finish, fully cured, dry and free of laitance, frost and oil, then apply Proofex Torchseal Primer at the recommended rate and let it dry until tack-free before any torching begins. Always work from the low point upward so laps shed water, maintain a minimum 100mm side lap and 150mm end lap, and stagger end joints between rolls. Heat the underside of the roll evenly until a small bead of molten bitumen bleeds out continuously along each lap edge — that visible bleed is the field check for a fused, watertight seam. Reinforce all internal corners, upstands and around outlets with cut pieces or a secondary layer, dress the membrane a minimum of 150mm up vertical faces, and seal terminations into a chase. Treat the work as a hot operation: keep an extinguisher and trained fire watch on station, re-prime any surface left exposed beyond 24 hours, and flood-test horizontal areas before covering. For trafficked decks or where mechanical protection is needed, overlay with a protection board or screed rather than relying on the slate finish alone.

How we position Fosroc Proofex Torchseal 3SI
Within Fosroc’s own range, Proofex Torchseal 3SI is the 3mm slate-finished, exposed-use option; step up to 4S/4SI for a thicker, more robust 4mm membrane on demanding decks and tanking, or choose 3PI/3PV where a polyethylene or film finish is preferred for buried or overlaid work. For complex detailing, outlets and small congested areas, pair it with a liquid-applied Fosroc system such as Brushbond (cementitious) rather than forcing membrane into awkward geometry. Against the wider Indian market, 3SI competes with torch-applied and self-adhesive membranes from STP Limited (the established Indian membrane specialist), Sika (SikaBit/SikaShield APP and SBS membranes), MBS and Dr. Fixit (Pidilite), whose ranges span both torch-on rolls and the liquid/cementitious coatings that dominate residential terrace repair. Honestly assessed, a torch membrane is the stronger choice for new-build flat roofs, basements and decks where a guaranteed thickness and puncture resistance matter; for occupied-building repairs, intricate plan shapes or where open-flame work is restricted, a liquid or self-adhesive alternative is often more practical. Space Arc’s value is matching the right system — membrane, liquid or hybrid — to the substrate, exposure and programme, backed by genuine Fosroc product and the current India datasheet.
