Sikaflex 221
One-Component Polyurethane Construction Sealant for Expansion Joints, Facades, and General Sealing
Authorized Project Distributor — Sika India | Space Arc Engineering, Ghaziabad
Product Overview
Sikaflex 221 is a versatile, one-component, moisture-curing polyurethane sealant from Sika designed for general construction sealing in both new construction and maintenance and repair applications. The polyurethane chemistry provides the essential combination of properties required for a high-performance construction joint sealant: high elastic elongation (typically 600 per cent at break), good recovery from joint movement (low compression set), excellent adhesion to a wide range of building substrates without primer in many cases, and strong resistance to weathering, UV radiation (with Sikaflex UV top-coat), rain, and temperature cycling. Sikaflex 221 cures by reaction with atmospheric moisture to form a soft, permanently flexible elastomeric bead that maintains a watertight seal across joint movement of up to plus or minus 25 per cent of joint width. The product is gunnable from standard cartridge or sausage pack dispensers and is self-levelling when applied in horizontal joints or can be tooled into horizontal, vertical, and overhead joints in the non-sag formulation. The cure profile is predictable: skin-over time of approximately 60 minutes at 23 degrees and 50 per cent RH, tack-free in 3 hours, and full cure in 3 to 7 days depending on joint depth and humidity. Sikaflex 221 is available in multiple standard colours (grey, white, beige, black, brown) to match common facade and concrete colours, reducing the visibility of sealed joints on finished buildings. Space Arc Engineering supplies Sikaflex 221 for facade sealing, curtain wall joints, window perimeter sealing, and expansion joint sealing on buildings and infrastructure throughout Delhi NCR and Uttar Pradesh.
Applications
- Building facade panel joints — vertical and horizontal joints between precast or cladding panels
- Window and door perimeter sealing — frame-to-wall interface on RCC and brick buildings
- Expansion joint sealing in concrete structures — movement accommodation up to 25 per cent of joint width
- Curtain wall sealant — structural and weather seal glazing joints
- HVAC penetration sealing through concrete walls and floors
- Sanitary sealing of joints in toilets, bathrooms, and wet areas (non-mould-resistant grade)
Key Advantages
- One-component — no mixing, no metering, ready to gun from cartridge
- High elongation at break (600 per cent) — accommodates large joint movement
- Adheres to concrete, masonry, aluminium, UPVC, glass, coated steel without primer in many applications
- Multiple colours available — grey, white, beige, black for architectural matching
- Paintable after full cure with water-based and solvent-based paints
- Excellent weather, rain, and temperature cycling resistance

Frequently Asked Questions
Does Sikaflex 221 require primer before application to concrete, aluminium, UPVC window frames, and glass substrates in Indian building conditions?
Primer requirements for Sikaflex 221 depend on the specific substrate and exposure conditions. On concrete and cement plaster that is clean, dry, and free of surface contamination, Sikaflex 221 adheres adequately without primer for most sheltered facade joints — however, for joints in permanently exposed or wet conditions (external window perimeter, horizontal facade joints exposed to rain ponding), applying Sika Primer 3N or Sika Primer 209 improves long-term adhesion durability and prevents adhesion failure at the sealant-substrate interface. On anodised aluminium and powder-coated aluminium curtain wall frames, Sika Primer 209 D is generally required to achieve durable adhesion, as the anodised or coated surface reduces mechanical bond opportunity. On clean UPVC window profiles, Sikaflex 221 adheres directly without primer in most cases. On glass, clean wipe with Sika Aktivator 205 (isopropanol-based surface activator) before sealant application to achieve durable adhesion. As a general rule on critical weather-exposed joints — particularly external window perimeter joints that are relied upon to prevent water ingress into the building envelope — always use the appropriate Sika primer for the substrate to ensure bond durability over 10 to 20 year service life.
What joint dimensions are correct for Sikaflex 221 in a precast concrete facade panel joint with an expected movement of plus or minus 3 mm?
For a precast concrete facade panel joint with expected movement of plus or minus 3 mm (total movement range of 6 mm), the correct Sikaflex 221 joint sizing follows the movement accommodation formula: since Sikaflex 221 accommodates plus or minus 25 per cent of joint width, the minimum joint width is total movement divided by 0.25 (for the movement factor) = 6 mm / 0.25 = 24 mm minimum joint width. In practice, always add a safety factor of 25 to 50 per cent for uncertainty in actual thermal movement, construction tolerance, and long-term creep, so specify a 30 to 35 mm wide joint. Joint depth (sealant depth) should be half the joint width for joints between 10 and 40 mm wide: so for a 30 mm wide joint, specify 15 mm sealant depth. To control sealant depth precisely, install polyethylene foam backing rod in the joint recess before sealant application to support the rear of the sealant bead and maintain a 2:1 width-to-depth ratio. On deeper recessed panel joints, fill the deeper recess section with PE foam rod and leave only the outer 15 mm for sealant — do not allow Sikaflex 221 to form a three-sided bond as this prevents joint movement and will cause cohesive failure within a short time. Apply masking tape to both panel faces adjacent to the joint before gunning the sealant, then tool the sealant with a dry plastic or stainless steel spatula to a smooth, concave profile and remove the masking tape immediately.
Can Sikaflex 221 be applied in monsoon conditions when the joint faces are damp or the ambient humidity is above 80 per cent in Delhi NCR?
Sikaflex 221 being a moisture-cure polyurethane sealant actually cures faster in high humidity conditions — at 80 per cent RH and 30 degrees C (typical Delhi monsoon), the skin-over time is approximately 30 to 40 minutes and full cure in 2 to 4 days, faster than the standard 23 degrees C, 50 per cent RH conditions. High humidity is not a problem for the curing mechanism of Sikaflex 221 — moisture is the curing agent, not an obstacle. However, the joint surfaces must not be wet with standing water or rain-saturated at the time of sealant application, as applying sealant to a wet substrate prevents adhesive contact and causes adhesion failure. In monsoon conditions in Delhi NCR, the practical procedure is: apply sealant in dry intervals between rain events, or after a rain has stopped and the joint surfaces have been wiped dry with a clean cloth. Do not apply Sikaflex 221 to surfaces with active water flow or ponding. After application, light drizzle falling on the freshly applied sealant within 60 minutes of application may mark the surface cosmetically but does not significantly affect adhesion or cure once the sealant has skinned over. Strong rain within the first 30 minutes of application on vertical joints can wash out the uncured sealant bead — allow at least 1 hour after application before the joint is exposed to direct heavy rain.
