What is it?

A Portland cement-based, polymer-modified tile adhesive (IS 15477 Type-2 ‘T’, EN 12004 C1TE) that only needs water to mix – formulated with re-dispersible polymer and water-retention additives for a smoother, stronger bond than ordinary cement-sand mortar.

Where is it used?

Bathroom and kitchen walls and floors, balconies, terraces, staircases, and tile-on-tile relaying in residential and light-commercial projects across Delhi NCR and pan-India.

Why use it?

It stops tiles sliding down vertical surfaces while the bed sets, gives a longer working time than plain mortar so installers aren’t rushed, and self-cures without extra curing water – useful on India’s tight tiling schedules.

How is it applied?

Mixed with clean water to a lump-free paste, rested a few minutes, re-stirred, then combed onto the substrate with a notched trowel and the tile beaten and pressed into place within the open time.

About Sika SikaCeram®-125 Easy Fix IN

SikaCeram-125 Easy Fix IN is the everyday workhorse in Sika’s tile-fixing range. It is Portland cement powder pre-blended with re-dispersible polymer and water-retention additives, so a mason only adds clean water on site – no separate latex bottle to measure. That keeps quality consistent bag to bag, which matters when several tiling crews are working different flats in the same tower on the same day. It carries Type-2 ‘T’ certification under IS 15477:2019 and C1TE under EN 12004, meaning it has been tested to hold a tile against a vertical wall without letting it creep down before the bed sets – a failure every site supervisor has seen with plain cement-sand mortar on a hot afternoon.

We stock and specify SikaCeram-125 for routine ceramic and vitrified tiling: bathroom and kitchen walls, floors in bedrooms and living areas, staircases, and the increasingly common tile-on-tile relay jobs where a flat is redone without breaking the old floor. It is not what we reach for on 800mm slabs or exterior decks with real thermal movement – Sika’s own 255 Large Tile or 288 Flex S1 do that job better, and we say so rather than oversell 125 outside its range. Within its segment it is a dependable, IS-compliant adhesive that Space Arc applicators install to a predictable standard, priced for mid-segment residential and small-commercial budgets rather than only premium projects.

The technical insight

The re-dispersible polymer in the powder does the real work. Mixed with water, it forms a fine polymer film through the cured cement matrix, letting the adhesive flex a little more than plain OPC mortar so it absorbs minor shrinkage stress instead of cracking through to the tile – and it lifts tensile adhesion to a verified 1.0 N/mm2 dry and 0.8 N/mm2 wet, both comfortably inside the Type-2 band. The water-retention additive is the second lever: it slows how fast the combed adhesive loses moisture to a thirsty screed or a dry tile back, which is why open time holds past 30 minutes even in Delhi’s dry winter air. Lay a tile into a bed that has already skinned over and you get the drummy, hollow-sounding tile that eventually pops – the extended open time is a tolerance for real site pace, not a marketing number.

Where it is used

  • Ceramic and vitrified wall tiling in bathrooms and kitchens
  • Vitrified floor tiling in bedrooms, living areas and passages
  • Staircase treads and risers
  • Tile-on-tile relaying over sound, roughened existing tile
  • Balcony and utility tile fixing over a waterproofed, primed screed
  • Small commercial fit-outs – shops, clinics, offices
  • Society and apartment retrofit tiling on individual flats
  • Fixing over cured concrete, cement plaster and cement-lime screeds

Key advantages

  • IS 15477 Type-2 ‘T’ no-vertical-slip performance, tested under 0.25mm against a 0.5mm allowance
  • Open time beyond 30 minutes gives labour room before the bed skins over
  • Only water needed to mix – fewer dosing mistakes on site than latex-added systems
  • Self-curing formulation, no mandatory water-curing cycle eating into handover schedules
  • Around 180-minute pot life means less mixed material dries out and is wasted
  • Bonds to cement screed, plaster, old tile and calcium sulphate substrates – useful in renovation
  • Meets both IS 15477 and EN 12004 C1TE, satisfying Indian code compliance and international benchmarking
  • Backed by Sika’s manufacturing QA plus Space Arc’s on-ground application guidance

Limitations & considerations

  • Standard grade, not the S1 flex class – not the right pick for large-format tiles, natural stone, or areas with real movement
  • Minimum bed thickness of about 3mm corrects only minor unevenness, not a badly out-of-level screed
  • Not itself a waterproofing product – wet areas still need a proper membrane under the screed
  • Sensitive to extreme heat and wind; tiling in direct Delhi summer sun can shorten usable open time
  • 12-month shelf life from production; bags must stay sealed and dry through monsoon-season storage
  • Grey powder only, so it’s not the choice where a lighter adhesive-bed colour is needed under thin tiles

Selection & best practice

Screed the substrate flat and let it cure before tiling – this adhesive fills gaps, it doesn’t level a slope. Mix only what can be laid within the pot life, let it slake a few minutes, then re-stir without adding extra water even if it looks stiff. Comb it on with a notch sized to the tile format, and back-butter large or heavy tiles for full contact. Press and beat tiles in within the open time, and in hot, windy weather work in smaller sections with the combed bed shaded so it doesn’t skin over. Leave grouting until the adhesive can bear light foot traffic, typically about 24 hours, and keep the floor free of heavy loads for a few days more.

Frequently asked questions

Can this be used for large-format tiles like 600x600mm or bigger?
It handles many 600mm floor tiles on a flat, well-prepared screed, but for large-format or heavy tiles, or areas with real movement, Sika’s 255 Large Tile or 288 Flex S1 are the better-engineered choice – we usually recommend stepping up rather than pushing 125 past its range.
Is this adhesive waterproof, so I can use it directly on my balcony?
No – it’s a bonding adhesive, not a waterproofing membrane. On balconies and wet areas the screed needs to be waterproofed and primed first; the adhesive then bonds the tile to that prepared surface.
How much area does one 20kg bag cover?
Roughly 6-6.5 sqm with a standard 3mm notch, or closer to 4-4.5 sqm with a bigger notch for larger tiles – actual coverage depends on substrate flatness and trowel technique.
How much water do I mix into a bag?
About 4-5 litres of clean water per 20kg bag (roughly double for a 40kg bag), mixed to a smooth, lump-free, trowel-able paste.
Can it go straight over my existing old floor tiles without breaking them?
Yes, tile-on-tile is a listed use, provided the old tiles are sound, clean and mechanically roughened or primed first; any loose or hollow-sounding tiles should be removed rather than tiled over.
How is it different from Sika’s other tile adhesives like 50 Tilofix or 212 Non-Slip?
125 Easy Fix is the everyday, general-purpose Type-2 option – a step up in bonding additives from entry-level products, but below the specialised 212, 255 and 288 grades built for heavy non-slip demand, large formats or moving substrates; we help match the right grade to the tile and site before quoting.

How we position Sika SikaCeram®-125 Easy Fix IN

SikaCeram-125 Easy Fix IN is the adhesive we default to for standard ceramic and vitrified tiling across Delhi NCR flats and small commercial jobs, part of a full Sika tiling system worth knowing end to end: SikaCeram-50 Tilofix as the entry option, 125 Easy Fix as the everyday Type-2 workhorse, 155 Wet Room for consistently damp areas, 212 Non-Slip and 255 Large Tile for heavier or bigger-format work, 288 Flex S1 for movement-prone substrates, and 428 Super Bond T where a polyurethane adhesive is genuinely needed. Pair it with SikaCeram grout and, on wet-area substrates, a proper Sika waterproofing membrane rather than relying on the adhesive for that job. Packaged tile adhesives in India are dominated by Sika, Weber, MYK Laticrete and Pidilite’s Roff range; Fosroc’s portfolio is centred on waterproofing, concrete repair, grouts and flooring rather than tile fixing, so we don’t position a Fosroc product as a direct alternative here – if a project genuinely needs a different brand’s adhesive, we’ll say so rather than force a comparison that doesn’t hold up on site.
