What is it?

A low-viscosity silane/siloxane emulsion from Master Builders Solutions, used either as a two-coat surface water repellent or as an integral admixture dosed straight into the concrete mix.

Where is it used?

Exposed concrete and masonry surfaces — drives, forecourts, patios, boundary walls, brick and blockwork — and in the batching of precast concrete blocks, pavers, cast stone and roof tiles.

Why use it?

Cuts water absorption and efflorescence, improves frost and algae/moss resistance, and does it while leaving the original colour and texture of the treated surface visibly unchanged.

How is it applied?

Surface use: two coats by brush, roller, spray, flooding or dipping onto clean, absorbent new concrete or masonry, applied the same day. Integral use: dosed into the mixing water at 0.5-2.0 litres per 100 kg cement during batching.

About Master Builders Solutions MasterPel 793

MasterPel 793 is Master Builders Solutions’ dual-purpose silane/siloxane emulsion — one product, two jobs. Brushed, rolled or sprayed onto new concrete, masonry or blockwork it works as a penetrating water repellent; added straight into the mixing water at the batching plant, the same liquid becomes an integral waterproofer for cast stone, concrete blocks, pavers and precast units. It carries the EN 934-2: T9 classification for water-resisting concrete admixtures, keeps chloride content under 0.10% by mass, and is formulated low-odour and low-toxicity for easier site handling than older solvent-cut silane products.

What sets it apart from a conventional waterproofing coating is that it doesn’t form a film. The emulsion penetrates the pore structure of the substrate and reacts to line the capillaries with a hydrophobic layer, so water beads off and runs away instead of soaking in — but the surface keeps its original colour, texture and breathability, which matters on exposed-aggregate driveways, natural stone cladding or fair-faced block paving where a glossy or filmed finish would look wrong. In precast and paver manufacturing, the same mechanism shows up as reduced lime bloom (efflorescence) and steadier batch-to-batch colour. It isn’t currently carried on Master Builders Solutions’ India product listing — Space Arc sources it through the UK/global MasterPel range for projects that specifically call for it.

The technical insight

The “793” designation and EN 934-2: T9 rating place this in the water-resisting admixture category of the European concrete admixture standard — covering products that measurably cut capillary water absorption in hardened concrete without being classed as a full waterproofing membrane. Chemically it behaves like a classic silane/siloxane hydrophobing agent: a specific gravity close to that of water (0.99 g/cm³) and a neutral pH (7.0) point to a genuinely low-viscosity aqueous emulsion, which is what lets it penetrate rather than sit on the surface. Once inside the pore network, the silane component reacts with substrate moisture and mineral surfaces to bond a hydrophobic lining to the capillary walls. That’s why it resists water ingress from the outside while still letting water vapour generated inside the concrete diffuse back out — avoiding the blistering and delamination risk that can affect impermeable film coatings applied over damp substrates.

Where it is used

  • Water-repellent treatment for exposed driveways, forecourts and patios
  • Surface protection for decorative and architectural concrete, and natural stone cladding
  • Damp, staining and algae control on brick, blockwork and boundary masonry walls
  • Integral dosing for wet-cast and semi-dry cast concrete blocks and pavers
  • Efflorescence control in cast stone and other precast architectural elements
  • Colour-retention dosing for concrete roof tile manufacturing
  • Wind-driven-rain protection for exposed concrete walls and elevations
  • Water-repellent finish for garden paths, courtyards and paved walkways

Key advantages

  • Chloride content capped at ≤ 0.10% by mass — safe for use near reinforcement, meets EN 934-2: T9
  • Penetrates rather than films, so the treated surface keeps its original colour and texture
  • Significantly reduces both primary and secondary efflorescence
  • Improves frost and freeze-thaw resistance of treated concrete and masonry
  • Inhibits algae and moss growth by keeping the surface drier
  • Breathable — lets trapped moisture vapour escape instead of blistering like a film coating can
  • Manufacturer-documented service life in excess of 10 years
  • Low-odour, low-toxicity formulation for easier, safer site application

Limitations & considerations

  • Intended for new or freshly, abrasively cleaned surfaces only — applied over existing stains, grease or algae, it locks them in permanently
  • Once applied, the surface cannot be over-coated later without abrasive cleaning first
  • Reduces surface porosity, so correct falls and drainage are essential on horizontal paving to avoid water ponding
  • A pore-lining repellent, not a barrier membrane — not a substitute for tanking/membrane systems on basements or water-retaining structures
  • Not currently listed on Master Builders Solutions’ India product range; Space Arc sources it through the UK/global MasterPel line, so lead times should be confirmed before specifying
  • Can dull glass or glazed surfaces on contact, and the wet product should be kept away from live plants and aquatic life

Selection & best practice

Agitate the container before use to stop the emulsion separating, and apply only to a dry, clean, absorbent surface — new castings, or older surfaces only after abrasive cleaning back to bare, stain-free material. Lay two coats on the same day, with the second coat going on as soon as the first has surface-dried, and keep the area free of foot traffic, rain and contamination for 24-36 hours after the final coat. Don’t apply below 5°C. On horizontal paving, confirm falls and drainage are correct before treatment, since the repellent cuts absorption and any standing water will pond rather than soak away. For integral dosing, run a trial batch at your specific mix design to fix the optimum dosage before committing to full-scale production.

Frequently asked questions

Does MasterPel 793 leave a visible film or coating on the surface?
No. It’s a penetrating silane/siloxane emulsion that reacts inside the surface pores to line them, so it doesn’t build a film, doesn’t change colour or sheen, and still lets moisture vapour escape from within the concrete or masonry.
Can it be applied over old, already-stained concrete or masonry?
The manufacturer recommends it only for new or freshly, abrasively cleaned surfaces. Since it’s a repellent and not a cleaner, any grease, algae or efflorescence already present gets sealed in underneath and becomes effectively permanent.
Is it safe to dose into reinforced concrete?
Yes. Chloride content is capped at ≤ 0.10% by mass and its corrosion behaviour meets BS EN 934-1:2008 Annex A.1, so dosed within the recommended range it doesn’t compromise embedded steel.
How is this different from a barrier coating like a cementitious or bituminous waterproofing system?
Those sit on top of the concrete as a membrane; MasterPel 793 penetrates into the pore structure and works from within. It’s suited to cutting water uptake without changing the visual finish, not as a standalone tanking system for basements or water-retaining structures.
What coverage should I budget for a driveway or paver job?
The manufacturer’s own data sheet quotes roughly 3.5 sq. m per litre per coat on sprayed concrete block or paving, with two coats applied on the same day. Porous or heavily textured surfaces, such as natural stone or exposed aggregate, can drink more, so it’s worth trial-coating a small patch first.
Is MasterPel 793 readily available in India, or does it need to be sourced specially?
It isn’t currently listed on Master Builders Solutions’ India catalogue — it belongs to the UK/global MasterPel range — so Space Arc sources it through MBS’s international supply chain. Confirm current lead times with us before locking a project date; MasterPel 100 and 240, which are on the India range, are worth asking about as in-market alternatives with a similar repellent mechanism.

How we position Master Builders Solutions MasterPel 793

Within the MasterPel family, 793 sits alongside MasterPel 100, 240, 240MA, 235, 210E and 200HD — Master Builders Solutions’ other water-repellent and efflorescence-control admixtures — though those variants are the ones actively carried on the India range, while 793 is the UK/global-range product Space Arc sources for its dual surface-and-integral use case and its EN 934-2: T9 classification. For projects that need a general-purpose, chloride-free integral waterproofing admixture for structural RCC — basements, raft foundations, water-retaining tanks — rather than a silane-based repellent for exposed masonry, stone or precast, Fosroc’s Conplast WP400 (a hydrophobic, pore-blocking admixture to BS 5075) is the more commonly specified choice in the Indian market. MasterPel 793 remains the better fit when the priority is preserving the as-cast appearance of exposed concrete, stone or block paving while cutting water uptake, staining and efflorescence.
