What is it?

A factory-extruded, solid EPDM rubber compression seal with a D-shaped profile, engineered specifically for vertical movement joints rather than adapted from a flat horizontal seal.

Where is it used?

Vertical expansion joints in building facades, high-rise wall joints, precast and cladding panel junctions, and separation gaps between adjoining structures.

Why use it?

The profile stays permanently compressed against both joint faces, so the joint remains weathertight while it opens, closes and shears — with no curing time and a 20–50 year EPDM service life.

How is it applied?

Joint faces are cleaned and primed, an adhesive-lubricant is applied, and the profile is compressed into the joint and worked bottom-to-top at even compression.

About D-Seal Vertical Compression Seal

Vertical movement joints are among the most punished details on an Indian building envelope. A facade joint on a tower in Gurugram or Noida sees direct sun through summer, driving rain through the monsoon, and daily thermal cycling that keeps the gap opening and closing year-round. Gun-applied sealants in these joints routinely fail within a few seasons — they debond at the arrises, sag under their own weight, or chalk under UV. The D-Seal Vertical Compression Seal takes a different route: a solid EPDM rubber profile, extruded in a D-shape, that is compressed into the joint and stays under pressure against both faces for its entire service life.

D-Seal is the expansion-joint brand of Dhawan Associates, an Indian manufacturer producing under ISO 9001:2015, ISO 14001:2015 and ISO 45001:2018 certified systems. What sets this product apart within their range is its dedication to vertical work. Seals designed for floors rely partly on gravity to sit in place; on a wall, gravity works against the seal along its full height. This profile is designed for exactly that condition, and because D-Seal extrudes in-house, the seal is matched to your measured joint width rather than forced from a stock size. Space Arc Engineering supplies and installs it as an authorised distributor and applicator.

The technical insight

A compression seal works on one simple rule: the profile must remain in compression even when the joint is at its widest. The seal is therefore selected oversized relative to the gap, so the elastic recovery of the EPDM pushes outward on both joint faces continuously — that sustained contact pressure is what keeps water out, not adhesion alone. The D-shaped section matters on vertical work. Its rounded bearing geometry converts insertion compression into steady lateral pressure at the arrises, while the friction generated by that pressure, working together with the adhesive-lubricant bond, prevents the profile from slipping or sagging down the joint over time. EPDM itself is the right chemistry for exposed facades: its saturated polymer backbone gives it inherent resistance to UV, ozone and oxidation, which is why the compound is rated for roughly −40 °C to +100 °C service and decades of exposure without cracking or softening.

Where it is used

  • Vertical expansion joints in external building facades
  • Wall movement joints on high-rise residential and commercial towers
  • Facade joints on office buildings, IT parks and retail developments
  • Vertical junctions between precast concrete and cladding panels
  • Separation gaps between adjoining structures and new extensions
  • Exterior wall joints on hospitals, campuses and institutional buildings
  • Re-sealing of failed sealant-filled vertical joints during facade rehabilitation

Key advantages

  • Purpose-designed for vertical joints — holds compression against gravity along the full joint height without sagging
  • Solid EPDM resists UV, ozone and rain, suiting it to harsh, fully exposed Indian facade conditions
  • Remains watertight while flexing with thermal and structural movement, without splitting or debonding
  • Seals the joint the moment it is installed — no cure time or weather window, unlike wet-applied sealants
  • Manufacturer-stated EPDM service life of 20 to 50 years with minimal maintenance
  • Damaged lengths can be cut out and replaced with matching profile without redoing the whole joint
  • Extruded to your measured joint width, so compression is engineered rather than approximated
  • Manufactured in India under ISO 9001:2015, ISO 14001:2015 and ISO 45001:2018 certified systems, with local technical support

Limitations & considerations

  • Dedicated to vertical joints only — for floor, trafficked or dual-orientation joints, use D-Seal SealMaster-H or an aluminium cover system instead
  • Performance depends on joint quality: faces must be sound, parallel and within tolerance, so spalled or irregular arrises need concrete repair first
  • It is a weather seal, not a fire barrier — joints requiring fire compartmentation need a separate fire-rated insert behind the seal
  • Movement capacity is profile-specific; the joint must be measured and the size confirmed with the manufacturer so the seal stays compressed at maximum opening
  • Installation quality is critical — over-compressed, stretched or slack sections will leak, so trained applicators are recommended
  • Profiles are matched or made to order rather than stocked in standard sizes, so allow procurement lead time

Selection & best practice

Start with a proper joint survey: measure the gap at the top, middle and bottom of every run, because vertical joints rarely hold a constant width, and record the widest reading for profile selection. Check that both faces are sound and parallel; repair spalled or honeycombed arrises with a polymer-modified repair mortar and let it gain strength before sealing. On installation day, the joint must be clean and dry — remove dust, laitance and any old sealant residue, then prime the arrises. Coat the seal and contact faces with the adhesive-lubricant, compress the profile and insert it working from the bottom of the joint upward, keeping compression even throughout. Never stretch the seal to make it reach — a stretched profile thins, then retracts later and opens a leak path. Keep splices to a minimum, strike off surplus adhesive, and walk the full run to inspect for continuous, uniform contact before handing over.

Industry use cases

High-Rise Residential

Tower facades in Delhi NCR see severe thermal cycling across their height. The seal keeps vertical facade joints weathertight through monsoon after monsoon, protecting interior finishes and avoiding the recurring re-sealing cost that societies and developers face with gunned sealants.

Commercial & IT Parks

Long facade runs on office campuses concentrate movement at vertical joints. A compression seal installs without cure-time scaffolding delays and gives facility teams a joint they can inspect visually during routine facade cleaning rather than test and redo every few years.

Precast Construction

Precast and cladding panel systems live or die by their panel-to-panel joints. A factory-extruded profile sized to the design gap gives consistent compression across hundreds of identical joints — far more repeatable than site-mixed or gunned alternatives.

Healthcare & Institutional

Hospitals and campuses cannot tolerate water ingress through wall joints into occupied wards and labs. The seal’s long service life and section-replaceable design suit institutions that plan maintenance in decades, not seasons.

Facade Rehabilitation

Where existing sealant joints have failed, the old material is cut out, arrises are repaired, and the compression seal goes in as a longer-lasting replacement — a common Space Arc repair scope on older commercial buildings.

Frequently asked questions

What joint widths can the Vertical Compression Seal handle?
Profiles are matched or custom-extruded to your joint, so there is no fixed catalogue limit. Share your measured joint width — taken at several heights — and expected movement, and Space Arc will confirm the correct profile size with D-Seal.
Why use a compression seal instead of a polysulphide or PU sealant?
Gunned sealants rely on adhesion and cure on site; on exposed vertical joints they commonly debond, sag or UV-degrade within a few years. A compression seal relies on permanent elastic pressure against both faces, installs with no cure time, and lasts decades.
Can I use this seal on floor or horizontal joints too?
No — it is deliberately a vertical-only profile. For horizontal or dual-orientation square joints, use D-Seal SealMaster-H or SealMaster-HV, and for trafficked floor joints consider D-Seal’s aluminium cover systems, all of which Space Arc supplies.
How long does the seal last, and what maintenance is needed?
The EPDM compound is manufacturer-rated for 20 to 50 years of service. Maintenance is a periodic visual check during facade cleaning — look for dirt build-up, slippage or cracks. No protective coating is required over the seal.
What happens if a section gets damaged?
Damaged lengths can be cut out and replaced with matching profile without disturbing the rest of the run. This section-replaceable detail is a real cost advantage over sealant joints, which usually need the full joint raked out and redone.
Does Space Arc install the seal or only supply it?
Both. Space Arc Engineering is an authorised D-Seal distributor and applicator, so we can supply the profile to your contractor or carry out the full scope — joint survey, arris repair, priming and installation — across Delhi NCR and Pan-India.

How we position D-Seal Vertical Compression Seal

The Vertical Compression Seal is the specialist choice when the joint runs up a wall or facade — but it sits within a wider D-Seal family worth knowing. For square joints that turn between horizontal and vertical planes, SealMaster-H seals both orientations, while SealMaster-HV (JD Series) handles wall-to-wall gaps up to 120 mm. EnduroSeal offers quick-fix EPDM strips in 25 m rolls for surface-mounted repairs, the Corner Joint System resolves wall corners with an integrated water barrier, and Aerostar and ClampJoint aluminium covers suit joints needing mechanical protection or a finished appearance. For narrow facade joints where a gun-applied sealant genuinely is the better detail, Space Arc also supplies Fosroc and Sika joint sealant ranges with backer rods. Send us your joint schedule and we will match each condition to the right system.
