What is it?

A two-component, elastomeric polyurethane floor and deck coating from MC-Bauchemie’s MC-DUR range, engineered to stay flexible and bridge cracks that keep opening and closing under traffic and temperature swings.

Where is it used?

Multi-storey car-park decks, ramps and intermediate floors, weather-exposed parking areas, and industrial slabs where the concrete is known to crack under dynamic load.

Why use it?

Rigid epoxy paints split the moment a crack moves beneath them. MC-DUR Elastic flexes with the slab, so the waterproof and protective film stays continuous over cracks that would otherwise let water and chlorides reach the reinforcement.

How is it applied?

Applied by roller, squeegee or airless spray over a primed, sound concrete substrate, usually as an elastic interlayer within an EN 1504-2 OS car-park system, and finished with a broadcast wearing course and seal coat where traffic demands it.

About MC-Bauchemie MC-DUR Elastic

MC-DUR Elastic sits in MC-Bauchemie’s well-established MC-DUR family of resin floor coatings, but it does a job that the standard rigid epoxy grades cannot. Ordinary floor coatings are built for hardness and chemical resistance on stable slabs; the moment the concrete beneath them develops a working crack, a hard film simply tears along the crack line and the protection is lost at exactly the point where water wants to get in. MC-DUR Elastic is formulated the other way round. It is a flexible, two-component polyurethane that cures into a tough but extensible membrane, so when a crack opens and closes with traffic loading or the daily thermal cycle, the coating stretches and recovers instead of splitting.

That behaviour is why it is specified mainly for car-park decks and for industrial floors on slabs that are known to move. In an MC-Bauchemie surface-protection system it typically functions as the crack-bridging elastic layer, laid over a primer and beneath a broadcast quartz wearing course and seal coat, giving a build-up that carries rubber-tyred traffic while keeping the concrete sealed. For Space Arc’s clients across Delhi NCR and Pan-India, this is the coating to reach for when a car-park top deck, a ramp, or a cracked plant-room floor needs both a durable trafficable finish and a barrier that will not fail the first time the slab flexes.

The technical insight

The performance of MC-DUR Elastic comes down to a deliberate trade between stiffness and extensibility in the cured polyurethane. Rigid epoxy coatings have very little elongation before they fracture, so any crack in the substrate transfers straight through the film. MC-DUR Elastic instead cures to a highly extensible membrane that can accommodate several hundred percent elongation locally, which lets the coating span a moving crack rather than key rigidly into both sides of it. In standardised crack-bridging testing (the DIN EN 1062-7 / EN 1504-2 method used across MC-Bauchemie’s car-park range), elastic PU coatings of this type achieve dynamic crack-bridging classes down to sub-zero temperatures, meaning the film keeps bridging a cyclically moving crack even in cold weather when the polymer is at its stiffest. Because the layer is applied as part of an OS surface-protection system, its elasticity is protected by the wearing course above and anchored by the primer below, so the flexible membrane never has to also be the sacrificial traffic surface. The net effect is a monolithic, waterproof skin that follows the movement of the slab and keeps chloride-laden water off the reinforcement, which is the single biggest cause of deterioration in exposed parking structures.

Where it is used

  • Crack-bridging elastic interlayer in EN 1504-2 OS car-park deck systems
  • Waterproofing and protection of multi-storey car-park top decks and intermediate floors
  • Ramps and turning circles where dynamic loading concentrates crack movement
  • Weather-exposed parking areas subject to thermal and traffic cycling
  • Industrial floors on slabs with known or anticipated working cracks
  • Protection of concrete decks against water and chloride ingress
  • Refurbishment overlays on existing car-park structures showing hairline cracking
  • Trafficable elastic membrane beneath broadcast quartz wearing courses

Key advantages

  • Bridges live, cyclically moving cracks instead of tearing along them like rigid epoxy
  • Stays flexible at low temperatures, so crack-bridging holds through cold-weather stiffening
  • Forms a continuous, seamless waterproof membrane over the slab
  • Two-component polyurethane chemistry gives a tough, abrasion-tolerant film
  • Designed to integrate into proven MC-Bauchemie OS surface-protection build-ups
  • Protects embedded reinforcement by keeping chloride-laden water out
  • Applied by roller, squeegee or airless spray to suit deck size and geometry
  • Backed by MC-Bauchemie system testing to European EN 1504-2 standards

Limitations & considerations

  • Not a standalone wearing surface — needs a broadcast quartz layer and seal coat for direct traffic
  • Substrate must be sound, dry and correctly primed or the elastic film will debond
  • Being a flexible film, it is softer and less scratch-resistant than a rigid industrial epoxy
  • Application temperature and moisture limits must be respected; do not apply to wet or rain-threatened decks
  • Correct dry-film thickness across the whole area is essential to achieve rated crack-bridging
  • Full performance depends on installing it as part of the specified MC-Bauchemie system, not as a single coat

Selection & best practice

Treat MC-DUR Elastic as one layer in a system, not a paint. Start by getting the concrete right: the deck must be sound, laitance removed by shot-blasting or grinding, tensile-strength adequate, and moisture within the primer’s limits. Prime with the matching MC-Bauchemie primer and, on rough or porous decks, apply a scratch/levelling coat so the elastic layer sits on a uniform surface. Mix each component in the correct ratio to a homogeneous colour using slow-speed paddle mixing, and apply within the pot life at the specified wet-film rate so the cured dry-film thickness reaches the crack-bridging design value — under-thickness is the most common cause of premature crack-through. Where the deck carries traffic, broadcast oven-dried quartz into the fresh elastic layer and lock it in with a seal coat to protect the membrane. Observe minimum and maximum recoat windows between coats, keep the deck free of rain, dew and condensation until cured, and never apply below the stated minimum surface and air temperature. Always work to the current product Technical Data Sheet for the exact grade supplied, as consumption, pot life and recoat times vary with temperature.

Frequently asked questions

Is MC-DUR Elastic a floor coating or a facade coating?
It is a floor and deck coating. It belongs to MC-Bauchemie’s MC-DUR range of resin floor coatings and is used mainly on car-park decks and cracked industrial slabs, not on building facades. If you need an anti-carbonation facade coating, that is a different product family.
Why choose it over a normal epoxy floor coating?
A rigid epoxy cracks along with the slab beneath it. MC-DUR Elastic stays flexible and bridges cracks that keep opening and closing under traffic and temperature change, so the waterproof film stays intact where an epoxy would split.
Can it be walked and driven on directly?
On its own it is a flexible membrane, not a wearing surface. For trafficked decks it is installed as the elastic layer within a system, with a broadcast quartz wearing course and seal coat on top to take the abrasion and tyre loading.
How much crack movement can it accommodate?
As part of an EN 1504-2 / DIN EN 1062-7 OS system it provides dynamic crack-bridging, including at low temperatures. The exact crack-bridging class depends on the specified build-up and thickness, so we confirm it against the project TDS and system spec.
What preparation does the concrete need?
The deck must be sound and clean, with laitance removed by shot-blasting or grinding, adequate pull-off strength, and moisture within limits. It is then primed, and rough decks get a levelling coat before the elastic layer is applied.
Does Space Arc supply and apply it?
Yes. Space Arc Engineering is an authorised MC-Bauchemie distributor and applicator covering Delhi NCR and Pan-India, so we can supply the material, specify the full car-park system and carry out the application.

How we position MC-Bauchemie MC-DUR Elastic

MC-DUR Elastic is the crack-bridging, movement-tolerant member of MC-Bauchemie’s MC-DUR floor-coating family. Where the slab is stable and the priority is hardness and chemical resistance, the rigid MC-DUR epoxy grades are the better fit; MC-DUR Elastic is what you reach for once the concrete is known to move. On a full car-park deck it rarely works alone — it is paired with the matching MC-Bauchemie primer and a broadcast quartz wearing course plus seal coat to form a complete EN 1504-2 OS system. Across Space Arc’s other brands, buyers comparing options for elastic deck and floor protection will also look at Fosroc’s Nitoflor and deck-coating range and at Sika’s Sikafloor elastic PU systems; for rigid, chemical-resistant industrial floors on stable slabs, Fosroc Nitoflor FC140 and similar epoxy coatings are the honest alternative. Our role is to match the right system to how much the slab actually moves, rather than defaulting to a single product.
