UltraTech Tilefixo Ultima
A deformable, weather-resistant tile adhesive engineered for external cladding and vibration-prone substrates that rigid adhesives can’t handle.
What is it?
A single-component, cement-based, polymer-modified tile adhesive from UltraTech’s TileFixo range, formulated with added flexibility so the bond layer absorbs thermal movement instead of cracking under it.
Where is it used?
External wall cladding, façades, balconies, terraces and parapets, plus any cement-based substrate (RCC, block work, plaster, screed) that sees vibration or minor structural flex.
Why use it?
Ordinary rigid adhesives are built for static interior surfaces; on a sun-and-monsoon-exposed façade that rigidity is what causes hollow tiles and de-bonding. Ultima’s deformability lets the bond flex fractionally with the substrate instead of fighting it.
How is it applied?
Mixed with clean water to a lump-free gel paste, rested to mature, then combed onto the prepared substrate with a notched trowel; tiles are pressed in within the open time and back-buttered for larger formats or stone on vertical faces.
About UltraTech Tilefixo Ultima
UltraTech Tilefixo Ultima is the deformable specialist inside UltraTech’s TileFixo tile-fixing range, positioned alongside Sumo CT (basic indoor fixing), Aqua Marine VT (anti-damp, wet-area fixing) and Royal NT (high-strength, large-format fixing). Where those tiers chase dimensional stability on static interior surfaces, Ultima is built for substrates that move — UltraTech markets it specifically for external wall cladding and vibration-prone areas, backed by four stated properties: no hollowness, extended open time, weather resistance, and a gel-type consistency that holds tile on vertical faces without slump. One step further up the same sub-range, Tilefixo Ultima Plus is the “highly deformable” grade for more demanding movement joints, while Ultima White covers light-coloured stone and mosaic cladding where a grey bed line would telegraph through.
For Space Arc’s Delhi NCR projects — apartment façades in vitrified or ceramic cladding, builder-floor exteriors, terrace parapets and boundary walls that swing from summer heat straight into monsoon — that deformability isn’t cosmetic. A rigid bond on an exterior face under real thermal stress is a de-bonding risk, and a tile that lets go several storeys up is a safety issue, not just a callback. We route Tilefixo Ultima specifically to the external, movement-exposed scope of a project, keeping interior floors and wet areas on the more familiar Sumo CT, Aqua Marine VT or Royal NT tiers of the same certified system.
The technical insight
The real difference between a standard and a “deformable” tile adhesive is the polymer redispersible-powder loading in the dry mix. Ordinary Type 1/2 cementitious adhesives under IS 15477 are formulated for tensile bond strength on largely static, indoor substrates. Deformable-grade mortars like Ultima carry a higher polymer dosage, which raises the mortar’s transverse deformation capacity — its ability to flex a millimetre or two under stress without the film cracking or losing grip on the tile back or the substrate. Under EN 12004/ISO 13007 and IS 15477 nomenclature, that added flex is what earns a product an “S” deformability suffix (S1 = deformable, S2 = highly deformable) on top of its base bond-strength class — precisely what UltraTech is describing in plain English when it calls Ultima “deformable” and Ultima Plus “highly deformable.” UltraTech hasn’t published a standalone numeric TDS for Ultima on its public site at the time of writing, so treat the figures on your actual bag/batch datasheet — sourced directly from UltraTech per order — as the governing spec, not any generic figure quoted online.
Where it is used
- External wall cladding with ceramic or vitrified tiles on RCC and block-work façades
- Elevation features and architectural cladding bands exposed to daily thermal cycling
- Balcony walls and terrace parapets with direct sun and monsoon exposure
- Substrates near expansion joints, staircases or structures prone to minor deflection/vibration
- Natural stone and mosaic cladding on vertical exterior faces (back-buttered)
- Re-cladding and renovation over sound existing exterior tile or aged plaster
- Signage panels and decorative cladding bonded onto masonry façades
Key advantages
- Deformability absorbs thermal movement, cutting hollow-tile and de-bonding risk on façades
- Gel-type consistency grips vertical substrates without slump during application
- Extended open time gives site crews a longer working window in Delhi’s summer heat
- No-hollowness formulation improves tap-test pass rates and reduces rework/callbacks
- Weather-resistant film is built to take monsoon-to-summer exposure cycles
- Factory-proportioned single-component mix removes site-batching guesswork
- Part of a matched TileFixo system — a compatible flexible grout keeps the whole assembly consistent
Limitations & considerations
- Deformability handles minor substrate flex — it doesn’t replace properly detailed structural movement/expansion joints
- UltraTech hasn’t published a standalone numeric TDS for this SKU on its public site — get the current batch datasheet before large orders
- Performance still depends on correct water dosage and substrate prep; over-watering or skipping primer on dense/painted surfaces causes failures regardless of adhesive grade
- Priced at a premium versus basic Sumo CT — not the economical choice for simple dry interior floor fixing
- Not rated for direct fixing onto metal, glass, plastic or PU-membrane substrates
Selection & best practice
Specify Ultima as the façade-tiling default whenever a wall takes direct sun, driving monsoon rain, or ties into a structure with expected movement — parapets, cantilevered sunshades, tiled beams. Prepare the substrate as for any cementitious adhesive: dust-, oil- and laitance-free, primed if dense or painted. Mix only what can be applied within the open time — Delhi’s summer heat shortens that window noticeably versus a cool monsoon morning, so batch smaller June-September. Comb in one direction and back-butter tiles above roughly 300-600 mm format, or any natural stone, before pressing and beating in. Always detail and honour movement/expansion joints in the layout — Ultima’s flex supplements good joint design, it doesn’t replace it. Finish with a matching flexible grout (TileFixo Style Epoxy Grout) rather than a rigid cement grout, or the assembly is only as flexible as its weakest component.

Industry use cases
Residential High-Rise Façades
Vitrified cladding tile on apartment tower elevations in Gurugram/Noida, specified for deformability to protect against panel-edge de-bonding at height.
Builder-Floor & Independent House Exteriors
Ceramic or stone-look cladding on boundary walls, porches and elevation bands where tile de-bonding at the entrance face isn’t acceptable.
Terraces & Exposed Parapets
Parapet walls and chajja undersides with full monsoon-to-summer exposure and no overhead protection.
Renovation / Re-cladding
Re-tiling over sound existing exterior tile or aged plaster where some substrate movement is already present.

How we position UltraTech Tilefixo Ultima
Within UltraTech’s own TileFixo family, Tilefixo Ultima is the deformable specialist — flanked by Sumo CT/Sumo CT Plus for basic indoor fixing, Aqua Marine VT/VT Plus for anti-damp wet-area work, and Royal NT/Royal NT White/Royal NT Plus for high-strength large-format and stone fixing, with Ultima Plus (highly deformable) and Ultima White (light shade) as its own siblings. Space Arc typically specifies the family together on one façade job — Ultima or Ultima Plus for the exterior cladding, Royal NT for interior large-format floors, TileFixo Style Epoxy Grout to finish both. Outside the UltraTech stable, the credible competing deformable/flexible-adhesive options in Delhi NCR are Saint-Gobain Weber (Weber.tec range), Pidilite’s Roff, and MYK Laticrete — worth a coverage-and-pricing comparison on large façade packages. Fosroc doesn’t manufacture a tile-fixing adhesive in its current India range, so there’s no genuine like-for-like Fosroc alternative here; on the same façade project, Fosroc’s relevant scope would be render, waterproofing or joint-sealant work rather than tile fixing.
